Almost two months later and still with issues

Throughout the process, we would visit the home and point out issues to our construction manager. He kept telling us it would get done. On our final walkthrough, multiple issues were not complete and we were told many would be done shortly after closing and to just trust them and their warranty as they stand behind it. The issues are slowly getting completed but only because I am staying on top of everyone and having to call multiple people at Pulte to get a response. I would of preferred Pulte to not rush building this townhome. I have had many issues with the craftmanship. I think if Pulte would of taken their time building this townhome, there would of been less issues to address in the home. I think Pulte buids a solid townhome but needs to slow down with construction so it is done right. The response time repair things in the townhome is good but too many problems to address. Electrics and AC don’t work

The build process was good, on time. Sales was great. Many electronics never worked. Google doorbell and nest devices are inoperable. Won’t replace, service company Phoenix Systems in charge of install are ridiculous. It’s not difficult to give me the correct code to make the devices work. They want additional money. We’ll replace all of this unusable junk using Best Buy geek squad. Nobody seems to care, thanks for nothing. The loan process was horrible. Agent disclosed qualified for $175,000. We paid cash. Utterly useless employee made the wrong choice because he didn’t do ...

No problems, they covered everything

The builder was wonderful, no issues at all. Submitting to get things fixed on the other hand is not so great. Lani door does not latch properly, worker showed up it’s no tools looked at it and said he could not fix it. Unacceptable

HOA HORRIBLE

This community's HOA is absolutely horrible in response time for architectural submittals. 45 days and beyond is unacceptable as most vendor quotes are good from 15 to 30 days! As a former HOA president and one who reviewed arbs in a community of 280 homes (and this is a NEW Developoment with no where near that amount yet) my turn around was 48 HOURS! Something needs to be done to get a grip on this timeframe!! UNACCEPTABLE!

From reserving a lot to build to closing on the new Pulte home; the communication, professionalism, and friendliness were outstanding. I was very concerned about building a home from out-of-state. The entire Pulte Team (including Pulte Insurance and Pulte Mortgage) responded to all of my many inquiries almost instantly. Every Pulte team member made me feel comfortable with the long distance build. I was sent pictures almost every week of the amazing progress being made. I had a great experience purchasing my new home. Carolina Lemos from sales was helpful, professional, and made the process easy to understand. Gustavo Oliveira, the construction manager, was excellent. He was responsive, detail oriented, and made sure everything was finished to a high standard. Their support made the whole experience smooth and enjoyable. I am very happy with my new home.

The quality of the workmanship and the materials used are very poor. After 3 months of owning the house, I am still waiting to fix 5 issues. They don’t care, they don’t return your calls or messages.

If you are buying a house from Pulte finance it thru another mortgage company. We have always gone with rocket mortgage but decided to give them a try worst decision I ever made. They never communicated with each other and they had 5 months to get their crap together on the day of the signing of the house. They told us they had an issue with our paper work and we were told that it was a possibility that we were not going to get the house. Last minute change in closing costs to offering incentives to investors at 5.75 but making the investors that trusted the brand to pay for points at 6.5-6.75 rate is insane. Lost my trust in pulte . Never felt stressed in buying a home with any other builder like how I felt on this home. Prices do go up and down but if an incentive of interest rate1% less than what you offer to new investors to investors who have not closed, ethically what you did by not matching the rates is absolutely wrong

We were blessed with a great team from Pulte. Starting from 1) the sales office, super helpful and down-to-earth Jennifer, to 2) the construction manager, Garrett, and his team of builders who put together a well-built house with minimal adjustments and finally to 3) the follow up agent after closing, Samuel, who is attentive with any needs and warrantees. Overall, this was a pleasant experience, just anxious about dealing with the HOA, our first time in Florida.

During the final inspections of the house, be careful not to be touched by Isaac De Pulte in Tohoqua. He is an irresponsible person who promises to fix every detail in your house and does nothing. Be careful, Pulte. He should see these reviews and take action first. He is the customer.

Bathrooms had lot issues

We bought the big house (4360 soft ) in isles of lake Nona( more than $1 million .but after moving in we found lot of issues regarding bathrooms They missed towel rod, shower curtain rods, tissue holder, soap holder in all the bathrooms , lock handle inside one of the bathrooms to lock it inside , master bathroom door won’t close properly

Great experience with the Sales Associate, James, throughout the entire sales process. Construction Manager, Darren, provided weekly updates regarding the progress of our house being built. Warranty Rep, Sam, has been very responsive. Experience with the Title Company during closing was a seamless electronic process. Pulte builds a quality home and satisfied with the entire process. However, not satisfied that cabinets and irrigation systems are not covered after closing.
