From building the house to the moving day Pulte disappointed in every step. First house was delayed by 6 months from original closing month. Second during construction we requested many corrections - all were ignored Third when we moved in house looked like it was 20 years old not a brand new building. So many incomplete areas, dirty, not professional done touch up. The quality of all materials and the work is very cheap and bad done. I put a deposit down on my Spec home in December of 2021. The house had a completion time frame date of March-May 2022. During the time of the construction, I had several managers overlooking the project. The first one I never heard from, the second one I did speak with a few times. He told me what the delays were once May came and went. Around August, I was told the house was waiting on 2 things to make it complete. Loan department is horrible! Had to go with my own lender because pulte never responded! Almost lost all of my deposit thank god i didnt, and they didnt want to give me closing incentives because i didnt use their lender! How if they never reponded at all.

Major issues within the first 2 months.

Had two mayor issues within the 1st month. 1. Howling through the windows. If there is any wind outside, you hear a howling sound coming from the windows. Improper installation or manufacturing problems. Unknown. But windows will probably need to be replaced which is a mayor inconvenience. 2. AC has not worked properly since I moved in about month and half ago. AC tech's have been by the house twice and problem still present. Did not expect mayor issues like this from a new house. Maybe minor issues yes but not like this. Somewhat disappointed.

You will have to be on top of management to ensure any issues in the new home are solved. Months later, I am still waiting for items identified before closing to be even addressed.

Home mostly good with lingering issues

Quality seems ok but issues take weeks to resolve. During the build hard to get a response as well. Home was overpriced based on the quality but we knew that would be the case for the area but still would prefer standard items just be included in the price vs charging triple for options

This is the second new home I’ve built, the first being with Toll Brothers. Unfortunately my experience with Pulte has been the polar opposite of Toll, and not in a good way. Countless delays, sloppiness in workmanship, post closing issues including paint, electrical and landscaping to name a few. Overall I love the house and community, however, the level of detail throughout the home has left A LOT to be desired considering the price we paid. My expectation was higher.

The way lingering home completion issues and repairs are handled after closing.

The overall quality of the home seems to be decent; however, there is a punch list of lingering repairs and missing items that has remained open for over 2 months. Contractors continue to show up at the home to take care of the issues but Im unsure how long it will take to complete all of them. This is all being done post closing at the builders request. After the 30 day walk through I communicated additional issues that have been noticed but I have not heard anything from the warranty team. Some amazing people working for Pulte, including our construction manager Dimitri and Zorinel our sales consultant. Both were and continue to be responsive and made the experience straight forward. Some aspects out of their control but they genuinely are great to work with. Original estimate for move in was Oct-Dec, moved in officially in April. Both sales and construction people had very likeable personalities. However, sales person was not clear (misleading) on some items, both financial and scheduling. It appears they said what you wanted to hear. Construction manager was not forthright on issues and scheduling. Attention was not paid to details. Very disappointed with the amount of issues that the home had since moving in, and the amount of time it is taking to get these issues addressed and resolved. My closing date was 11/15/19, and as of now (1/08/20)I still have approximately 20 items on my list that I continue emailing to your team on a weekly basis. Quite a few of these issues were pointed out prior to moving in, and did not get addressed at the time. Anderson has been proactive with trying to help to get issues resolved, however most of them should of been resolved prior to closing.

There were many things that could have been done better in the home. It was not cleaned before we moved in. The cabinets don't work in the kitchen. The pendent light fixtures are not wired correctly. We had to purchase new outlet covers because they were broken.

The folks at the Mortgage application and Title company, both which are with Pulte Company names are functional robots. They are friendly and got the job done but beyond that...you should have the privilege of seeing for yourselves.

House lacks attention to details. Many things in the house have poor craftsman ship. Seems like Pulte developers were more interested in making sure they finished the houses before schedule to get a return on their investment. Rather than take some extra time to make sure everything was up to par for the homebuyer. Paint drips and poor quality paint job all over the house. Nails sticking out of the carpet in every room. If you are using your own title company the experience will be very taxing. The closing coordinator for Pulte was a nightmare. I received 5 different closing dates which made me jump through hoops on my end and not one phone call or email was returned by the senior closing coordinator. It was stressful. I was also promised a faucet upgrade and was told it was ordered and that never happened.

Original closing date missed by 3 months, house still not finished when closed (window screens missing, trim paint not finished). Warranty is very slow to fix issues...waiting 2 months for homescreens. Had to pull credit 2 times because original closing date severely missed.

Workmanship Issues Found all over the House and Garage

I was extremely disappointed in the workmanship of the house, I question why there is clearly NOT a final checklist that someone reviews before a part of the house is ready. The garage floor is scratched all over and has holes in the cement, holes in the wall, the wrong paint on parts of the wall, glue all over the frosted windows, screws not screwed into the wall in the closet, chipped shower glass door, they never created the shower niche in the shower, and when i moved in the rug all over the stairs was dirty. The experience with our salesperson, David was fantastic. Everything else was average or even subpar. At the closing, we only received one working key for our new home. The other 2 keys were uncut. We were told the proper keys would be sent in the mail instantly and over a month later they were not sent out. After contacting them again, they mailed us 2 keys but they did not fit the lock so we ended up buying a new door lock and installing it ourselves. The house still has many unfinished issues and we were rushed to close. All along the way we were assured that the issues were to be addressed. Not until after our physical move in have the remaining issues been tended to, thanks to Toney in Customer Care. Construction and the pre closing department need to finish before giving the sign off for closing. Nick, our construction manager, was aware of unfinished issues.
