The craftsmanship on the home was excellent. The landscaping was very good. But...the trash was everywhere and blew into our yard daily from new construction across the street for weeks! Food rappers, coffee cups, junk. Very unsanitary. Disgusting. Sloppy workers

We had a great experience from beginning to end. Sales representative was very knowledgeable & informative, not just during the initial sales but throughout the construction period. The site manager was also well informed and responsive. We are now working with the warranty representative & he too is very responsive and very helpful. I feel Pulte really cares about the customers and they built us a really beautiful home. We retired and this is our forever home and we look forward to many happy years in it.

Poor post move in follow up and completion of issues

The construction process was smooth. The house is well-built but the finishes are very poorly made (i.e., cheap), despite their high cost.

I would highly recommend the build/sales team at this Pulte location for their response time to our questions and keeping us up to date. Looking forward to moving in to enjoy the home.

We first began our purchase with Ryan. He was great to work with and very personable and knowledgeable. We then transitioned to Dave, who was also great to work with through to the finish line. Dave kept us up to speed on the progress of our new home. We also had a great experience with our construction foreman, Shawn. He was terrific through the entire build process. Shawn ensured that everything was done according to our contract and went above and beyond our expectations. We were not physically able to do our in person walk through during construction, so Shawn conducted a video call with us and went through the entire exterior and interior inspection and answered all our questions satisfactorily, and then some. He would also check in periodically with any questions he may have had and to ensure the construction work was being done to our satisfaction. Once our new home was completed, Shawn again conducted a tour of both the outside and inside or our home explaining where everything was (in wall pest system, mechanical, plumbing, etc.) and ensured we understood how everything worked and what would require periodic maintenance. It is not an understatement to say Shawn is the best!!! Thank you Shawn. As for the closing process. We had a wonderful experience with Alyssa. She was professional, personable and easy to work with. She ensured we knew exactly what was needed from us and what to expect for the closing. As for Angela, the same cannot be said for her. She was rude, offered very little when answering our questions and acted as though we were an inconvenience. She should not be working with the public in any type of customer service environment. Andrew in sales was great to work with up front. Our Construction Mgr Sean was awesome- did a great job and great communication. House was ready at closing and so far (6 weeks in) minimal issues

Great overall home buying experience!

After previously living in a Pulte home, I was excited to go through the new build process with them. Unfortunately in their attainable communities they seem to have cut corners and costs at any opportunity. Already looking forward to moving out.

The quality of the build exceeded our expectations! Our project manager was responsive and quick to fix anything we mentioned. Overall very satisfied with our experience and would recommend to others

It was my first experience with Pulte. I would highly recommend it, and if I ever looked to buy another home, I would definitely look into a polo. Thank you for my wonderful new retirement home.

The whole buying experience was great! First, the office staff when we were scheduled for our first viewing of the house with Andrew, he stayed past his time to make sure we saw all the facilities and had as much time in the house as we wanted, he was friendly, informative, and did not rush us at all. Second, the financing and underwriting was amazing about answering all my questions and getting back to me numerous times. Josh and Kathy were always willing to spend a few extra minutes and walk me through the process with detailed explanations of what was happening and what we still needed to do. Third, Dan and Orlando were amazing with the walkthrough! They answered so many questions and really took their time is explaining everything! I asked a lot of questions and greatly appreciate all detail they added and how comfortable they make me and my wife feel about our new home and the process for making sure that if something were to have issues, that it would be fixed, then explained all the processes for that part of it. And all very thoroughly without rushing at all. My real estate agent, George, even told us that it was the best walk through he had ever seen. Afterwards we raved about it even more and told us some of his horror stories, so thank you Dave and Orlando! Fourth, our closing agent was great! I do not remember her name, but she was a dream! She did not rush us at all, answered all my questions thoroughly, and did not have any bad attitude because we asked so many questions. She had patience to spare. Thank you Pulte for everything! You offered us a great deal, you helped us go through the process of our VA loan, all your staff was so helpful, and we know we have a fantastic home that is strong and stable, to go along with a great community. The quality of the home is excellent! We used Pulte Mortgage for our financing. It felt like they were splitting hairs with the overly thorough nature of some of their requests—but we got there in the end. We have been in our home for one month and are very happy with the house and the community!

The construction manager would say he was going to do something, but then would never follow up. The next in line manager was very helpful, very responsive. Still some issues with window and lanai sliding door after closing 2 months ago. Should be resolved this month although very unhappy with the way they left the garage floor. Paint, stains …total mess doesn’t look like new construction.

Moved in about 2 months ago, still missing a shelf for my kitchen. Once you close, any outstanding issues take forever to get resolved. Had awful experience working with Zach from the sales team, doesn't know much and lies to get anything sold, and Ed who is quick to respond but doesn't ever get anything done. Wasn't a good experience, if I could redo it, I would have never bought this house.

We recently completed the process of building our new home with Pulte, and overall, the experience was quite positive, though not without its hiccups. Having previously built a home with Meritage Homes, we noticed a discernible improvement in craftsmanship with Pulte, which was a pleasant surprise. The responsiveness and service provided by our agent at the model house were highlights of our experience. They handled our requests and questions with remarkable speed and professionalism, which made a significant difference in the process. However, not everything was smooth. We encountered some issues as our construction manager quit unexpectedly, and disappointingly, Pulte did not inform us of this change in a timely manner. Moreover, there were a few items that we felt should have been addressed prior to closing but were overlooked. In conclusion, while the process of building a home is inherently filled with challenges, Pulte managed to deliver a quality home with superior craftsmanship compared to our previous experience. The irrigation system or unevenly laid sod isn't warrantied after you close. (Sort of like a "tail light warranty when purchasing used cars.) Look at all the yards in this new neighborhood (Marwood) that are completely burned because everyone is afraid to water their lawn again because of irrigation water leaks that aren't warrantied. I have a neighbor whose first water bill was $1000. A couple other issues so I won't make this mistake again.

We feel very fortunate to have been able to build a home in Magnolia Ranch. The value of what we received with all the extras included is unmatched to other neighborhoods around here. Specifically the hurricane impact windows, the tile roof, the paved driveway and patio, screened patio all included as the standard! We were very pleased with the care that went into our home. Our project manager Dan was great! Maguire was lovely to work with during the buying progress. AJ continues to be helpful with the warranty process.

Daniel was a great general contractor and we were very impressed with his attention to detail and general concern that he was delivering a product that was 100% solid and flawless. He is a true asset to the Pulte Corporation and I would highly recommend to other future Pulte homeowners.

Tom, our construction contact during the last days of construction and after closing, was so friendly. He also was very helpful and wanted to resolve our issues. At one point I called the Pulte office to request his email so I could request help with an unlevel refrigerator. He was at our door before I could compose the email. Closing on and occupying a newly built home is sometimes confusing and nerve-wracking, but Pulte, and Tom in particular, really took the stress level down. I have to say they made the process very comfortable and easy.

As far as purchasing the home from Pulte. We our very disappointed with Pulte. We purchased the upgraded gourmet kitchen. We only received one the four upgrades that we were told we were purchasing. The microwave is the cheapest counter top microwave that they make and you called it a built in microwave when you cut the wall out and placed it in it. (In which they did a horrid job in doing). The only kitchen upgrade we received was the cook top the rest was all lies!!!!! We have had many requests for repairs that needed done actually before we should have ever closed, and as of now two never showed up for their appointment and we had to reschedule (two days completely wasted do to disrespect on their part) and we still have a request out that we put in over a week ago about our gutters and have not heard from anyone. We have a repair finally on the calendar for next week to fix our front door which was noted on the pre-drywall inspection and was never fixed..We also have a few more that we still need to request, just need to find the time to waist waiting and hoping that they show up. We would never recommend a house to be built by Pulte! ... More

I love the home but a lot of additional expense because Pulte refused to do change orders that would have been so simple to do and I raised them day one, more than 45 days before the build began on my home, so there is no way they should not have accommodated my requests! You need to ask questions up front because they will do nothing once you sign the contract. My first time experiencing this and it is my 4th new construction home. My lower rating overall is 100 percent tied to the corporate office and their policies.

This is my 3rd Pulte Home, I should have learned my lesson. When we went to the design center to pick materials we we upsold on Quartz Countertops. We picked a design pattern that we liked, and went about our business. The contract clearly said QUARTZ , but when we moved into the home, and within one week the QUARTZ countertop chipped, and stained, we knew something was wrong. we contacted warranty, and during our research we found that they installed a product called Silestone from Consantino. In their own literature they do not use the word Quartz, because it is not quartz. When I had the warranty supervisor come in, she appologized for the Silestone rep not being in attendance (he knew I would ask him to explain how they were trying to pass this crap off as quartz) she said we got what we were contracted to receive (she explained that there are no 100% quartz products in the market and that this product had up to 40% Silica (quartz) in it. THAT IS NOT QUARTZ. we found out later that another neighbor had the same problem, there counter was defective and they replaced it. BAIT AND SWITCH, BUYER BEWARE. now we have to buy all new counters to get what we paid for ... More

After the purchase, things got better. Shane and Ed have been very responsive to any issues I’ve had with the house. The house floor plan is a sweet spot in the housing market. The workmanship is not something I’d brag about. But I realize that the nature of the trades in 2024.
