Malcolm and Mary Ann were wonderful to work with. They were extremely organized and had great attention to detail. We greatly appreciated their follow through to ensure that our home was well built and finished in the choice of products we wanted. We feel that our home was a very good buy for the money.

Very seamless transaction and pleased with the quality of the work and follow-up on wrapping up items prior to and shortly after closing.

Our sales person and final construction manager were very good. Otherwise I feel the level of effort and comunication was poor. The site, and every other home sites on the street were all trash dumps. With a dumpster less than two feet away the workers would just throw garbage, bottels, construction materials on the ground. No one seemed to care that the construction site looked liked a dump. The inside was the same with food, wrapers , bottles left over the house. On one visit to the house we had to duck flying birds trying to eat the leftovers. While I feel the structure is sound the finish work was terrible. It seemed the workers really did not care about the quality of their work or take any pride in the fiished product. The warranty department so far is follow the same road. Calls are not retuned even after many attempts. I think Pulti could be a much better builder if they hired people who took more pride in their work. ... More

Getting things fixed after the sale closed has been difficult. Their first answer appears to be “No”.

We love our villa in Avanti, Madison, our sales consultant was great, and so was Andrew, the contract manager, we are finally home! I would steer away from Pulte Mortgage though, had the worst experience with them, and had to look for another lender in a rush to get the purchase going, it all worked out at the end!

We were shocked with the lack of integrity from the team at Sapphire Point. Andrew in sales gave us frequent updates and responded quickly to most of our communications. The rest of Pulte team either ignored us or didn’t care to make sure we were taken care of. The construction team just couldn’t figure it out. There was initial miscommunication and harsh words used by their construction manager Morrison, although he was nicer in person. David is his supervisor and was always very nice in person but would promise things that would amount to just sweet words. Quality of workmanship and materials: - There seems to be a higher priority of pushing houses to closing than doing a good job with completed homes. - What could’ve been completed in one week by construction is now taking months while working with warranty. - Our kitchen sink was leaking on day one - There was a portapotty in our front lawn for a few days after closing - Numerous walls and door frames not plumb. - Numerous damaged and stained driveway pavers - Scuffs and scratches throughout our flooring - Floorboard was left removed from wall and repair pre closing was incomplete - Our master shower pan is still dirty from construction Trustworthiness: - I think that the individuals responsible for building our home intended to do a good job but they just didn’t follow through. - There were lots of promises to make corrections leading up to closing and after closing but it took numerous days just to get our simple sink leak fixed. - Once another individual became involved, all previous individuals disappeared and did nothing to make sure we were taken care of. Value for the price - The overall value for our home is hard to justify. No independent contractor could get away with the poor quality we got for our new floors, but I don’t see Pulte caring too much to fix the whole floor. - You do get to pick out many parts of your home but many of these things are similar or standard with Lennar, MI homes and Neal Homes. We built a home locally with lennar and it was a superior product. Responsiveness - We had to visit the front office a few times and also emailed management more than a few times before anyone got our issues considered for repair. - We are 3 months post close and are still waiting on a number of items from our inspection report to be resolved. It was originally supposed to all have been completed prior to closing. - It took almost 4 weeks after closing before we got a wonderful spreadsheet from Andrew in warranty with dates for our items to be completed. ... We have been in our new home approximately 2 months. So far we are quite pleased with our experience. We purchased the home as a spec that was about 1/2 finished at the time of purchase. We were pleased with the quality of materials and craftmanship that we saw at time of purchased and as the process continued. One are we were disappointed in was the builders decision to fence behind our home and all of the homes along our street after our purchase was made. We made the purchase based on the development plan we were given which showed no fence behind any of the homes on our street. To Pulte's credit they did give us a aluminum fence which ultimately did not impede the wooded view we paid a premium for. However the vinyl fence behind all of the homes to our left was a disappointment due to the way it degraded the view of the wooded common area behind all of these homes. The only other issues we have encountered have been with a toilet in our master bathroom. The float has gone out twice now in two months. However Pulte and their sub have been quick to fix the problem. The second issue had to do with a sub splashing concrete all over the side of our home as they were pouring the foundation on the home next door. Again Pulte was quick to have the left side of our home repainted to repair the damage. All in all I have been pleased with my experience with Pulte and would recommend them and the Marwood community to other prospective purchasers ... More

The construction team and especially the manager was incredible. Fantastic work and great communication. They are also very responsive to feedback and questions which was amazing for us as we were living in a different state during the build.

The quality of the product is fair to marginal. The house was put together quickly and quality seems to be second. Speed is the priority for Pulte. We had many issues such as leaky clink, dryer that did not work, refrigerator handles that were not put on right, garbage disposal not working and many more such as crooked walls. Quality should be the main focus not how quickly the house can be put up.

Pulte was very easy to work with and very responsive to any issues identified during the construction process. The project manager for our build was outstanding. The communication through out the entire process was very good and very detailed.

overall fair experience. unfortunately the finishes are sub par. no cabinet pulls on cabinets, no shower door on stand up shower, no backsplash, no screen on slider so i had to screen in porch to prevent bugs infestation. lots of bugs and spiders here. no mail box so who knows where mail is. response to issues is rapid and the crew is exceptional. after spending $400,000, i still need to finish my own home with necessary fixes.

List of defective items was ignored after walkthrough. Scheduled repairs are finally being made on their 8 hour windows convenience only. Nothing was done while house was empty and easily accessible, regardless of the promises made.

Our job superintendent was super caring and communicative. We did have some bumps to be expected with a new build-cracked tub-which got replaced after closing. Refrigerator doors had rust on them not noticed until after the closing-weather stripping in entry door needed adjustment as bugs were coming in. Our sales person left Pulte during our build so Tucker took her role on. I know he was busy but really went above and beyond to make sure our concerns were all addressed. We were told by sales agent we wouldn’t have a problem getting a pool installed-the homes are so close together-our neighbors are concerned for damage to their property-potentially holding up the process. There is NO view in the yard so I’m hoping we are able to get the pool we want. ... More

We loved our sales person and our contractor before we bought was awesome. After we bought, it has been so hard to get anyone to respond: we had issues with broken glass doors, cabinets not installed well. Two months in no one has showed up to fix them. Multiple shelves with damage in the kitchen (the guy who installed them should be fired). Now we have backup of sewage and after frantically calling, very rude plumbing contractor (pulte’s) came. We can’t use our toilets or take showers much less wash clothes or dishes. We spent a fortune for this house and I can tell you builders with half this price have way better quality, workmanship and follow up. ... More

Our construction manager Tucker was the best! He kept us informed from start to finish . Zach our salesperson was extremely helpful through the process working diligently with OUR lender. I would rte both of them 10 out of 10. As for the Pulte mortgage people I would rate them minus zero.

I love the location and the house. But I have had issues. At the walk-through, I fully expected to find many cosmetic issues but I found disappointing, larger issues. The carpeting was stained by some contractor that the whole thing had to be replaced, the pavers by the pool company is is a substandard installation with cracked tiles and molded tiles, and the house was just dirty, although the so called cleaning crew had cleaned. The kitchen is damaged and they tried to do it make shift repair, and the whole island just looks shabby. For the money I paid, I was disappointing. Further, the attention and customer service I have received post closing is poor with unreturned emails and ticket responses. While I love the house and for the most part the house is in good shape the lack of customer service, slow response and presentation of the house at the walkthrough had left a bad taste. To the PM’s accolades, he knocked out all the important non-cosmetic items and some cosmetic items off the list. The major outstanding item is the pool lanai and the poor workmanship by the pool installer which we had to use through the builder since it was the only pool builder they contract with. That is still a major problem we are left to battle out on our own with no backing from Pulte. ... More

The Project Manager was great, so was the sales person and the HOA.

We built great relationships while building our home with Pulte. The sales experience was great. We were able to secure a great deal on our homesite and build. The building project manager was very communicative, professional, and understood and tended to our concerns. He really went above and beyond. The only negative part of our entire experience is that for what we paid for the home—the workmanship and details on certain things is almost unacceptable. Some door jams unlevel. Walls bowed. Ceilings lines unlevel. These are things that you don’t necessarily catch unless you look for them specifically. That said, we understand the problems facing the current construction market. Sloppy work and workers can’t be easily avoided simply by firing the workers since there aren’t more workers to take their place. And all in all—we are very happy with our new home. The location and neighborhood and neighbors are all wonderful. And the home is sure to be worth twice as much within a few short years. ... More

I want to say that everyone we dealt with at Pulte during this process was polite, professional and truly wanted to do the best job they could. The final product is everything we had hoped for and more and our punch list is a few simply cosmetic issues. No serious problems or malfunctions of any kind. Malcom did a great job and his follow up was excellent.

We experiences delay after delay in the construction of our new home and did not close until more than nine months after the promised date. Error after error was made, and our house sat for weeks at a time with no work being done, while houses around us (most significantly including Pulte spec homes - built for their own account) started months after ours and closed months before. Even at the end point we were rushed to close with major items not yet completed. Now, more than 30 days after closing, we still have a very long punch list of items to be completed. Several are significant, including improperly installed gutter/siding where water pours directly onto a window and behind the siding. And a grading issue in the back yard that has our outdoor patio/lanai halfway flooding in a heavy rain. Quality of the structure elements seems OK, but major system and finishing details have been very poorly executed. If you are looking for a high-quality "semi-custom" build experience with great customer focus and service, I cannot recommend Pulte. ... More

Great experience with our sales person, Vanessa. Always there for us, even after closing and made the process smooth. Our superintendent Morrison was all promises and no results. Warranty is touch and go with our warranty rep having communication issue but when we involve his boss, repairs start to happen! Our home had 49 items for warranty and even the warranty rep said he was shocked it closed in the condition it did when he came over. This is my 19th house and I’d have to say, it’s probably the worst quality of all of them.
