Still having issues needing follow up. However, overall experiences where fair. Exp. Rusty on refrigerator door, two different vanity doors, window screen not sized properly, etc.

We had a great experience with the sales team. Buying was an easy process. There were a lot of delays and hiccups during the build but we expected that and completely understood. Unfortunately, the communication from our field manager was very poor. He rarely gave us updates, was difficult to get a hold of, and sometimes wouldn’t respond to our calls, texts, or emails for weeks. We finally closed 6 months after our expected closing date. overall fair experience. unfortunately the finishes are sub par. no cabinet pulls on cabinets, no shower door on stand up shower, no backsplash, no screen on slider so i had to screen in porch to prevent bugs infestation. lots of bugs and spiders here. no mail box so who knows where mail is. response to issues is rapid and the crew is exceptional. after spending $400,000, i still need to finish my own home with necessary fixes.

The reason for the frustration and disappointment is because the final product was not worth the price charged. If the cost of the house was $100K less this experience would have been great, as we would have had lower expectations. For the price paid our expectations of quality of workmanship and quality of materials was much higher than what was delivered. The Pulte staff were pleasant, easy to work with and overall good with communication. The finish job on our walls is very disappointing. I have never seen such a sloppy finish. Because of that I would not recommend a pulte home.

My sales person was great. Same as the upgrade center contact. The builder manager seems to be either overwhelmed or in an another planet (not responsive at all unless you press to talk to his boss). The warranty contact for now has been up to the task

The Team tries hard to deliver a product that is not near the quality you would expect for the price. There are a number of factors to include, covid, shortage of workers and supplies but the prices have soared beyond NYC level prices. Location is great, neighbors are great so its a decision you have to make

Waking true the home was ok , they tell me that everything that wasen done right they will come to fix it that was a month ago still waiting. The warranty Manager tell that he will contact us after 30 day is been 36 days still waiting. My advice don't close on the house in to you are not sure everything is done right.

We closed on a Pulte home in June of '24 and most of the home needed a greater attention to detail than what the home received. over two-thirds of the floor tile has too much grout, not enough grout, not leveled, damaged or has sharp corners. After the Warranty Manager confirmed the condition of tile three weeks, we have yet to be contacted about the status of our claim. Lots of damage and lingering stain to most of our floor trim boards throughout the home. It seems that the only issues that Pulte addresses are issues that they deem appropraite. The irrigation system or unevenly laid sod isn't warrantied after you close. (Sort of like a "tail light warranty when purchasing used cars.) Look at all the yards in this new neighborhood (Marwood) that are completely burned because everyone is afraid to water their lawn again because of irrigation water leaks that aren't warrantied. I have a neighbor whose first water bill was $1000. A couple other issues so I won't make this mistake again.

List of defective items was ignored after walkthrough. Scheduled repairs are finally being made on their 8 hour windows convenience only. Nothing was done while house was empty and easily accessible, regardless of the promises made.

I love the location and the house. But I have had issues. At the walk-through, I fully expected to find many cosmetic issues but I found disappointing, larger issues. The carpeting was stained by some contractor that the whole thing had to be replaced, the pavers by the pool company is is a substandard installation with cracked tiles and molded tiles, and the house was just dirty, although the so called cleaning crew had cleaned. I wish the quality of homes Pulte built was better. It isn't terrible but it could definitely be better. They have had issues with subcontractors, getting people to do the work in a timely manner, contractors messing up previously completed work that needs to be redone, etc. We experienced many delays and believe much of it could have been mitigated if we had better CMs. They padded the timeframe they told us to complete our home when we signed yet they still weren't able to meet those timeframes. The quality of construction much lower then expected. Pulte uses the cheap materials, the worst appliances such as refrigerator, dish washer, dryer. Subcontractors don't know how to connect it the right way. Most walls are not level, tapers do inside corners of the wall as round, joint tape is visible, painters pint with dirty rollers that all walls have dust under the pain, base bords painted over the dirt from the not swiped floors. Subcontractors lack of concern and responsibility

Made settlement 12/19/19. Walked into a filthy bug infested house and had to use master key because ours wasn’t delivered yet. Subcontractors rarely show or call for scheduled appointments. They don’t take responsibility for their work but quick to blame others. i.e.leaking window still not fixed. Warranty manager NIC is a saint without him nothing would get done post settlement. Our sales person and final construction manager were very good. Otherwise I feel the level of effort and comunication was poor. The site, and every other home sites on the street were all trash dumps. With a dumpster less than two feet away the workers would just throw garbage, bottels, construction materials on the ground. No one seemed to care that the construction site looked liked a dump. The inside was the same with food, wrapers , bottles left over the house. The quality of the home is disappointing. Would have expected a much better final product for the price we paid. Several issues were supposed to be addressed during the building process, but left not taken care of. Items that were marked by the Pulte quality control Team were ignored. We started building our house at the peak of housing market. The delivery was as scheduled, and we were lucky to have a good deal on mortgage rates (despite the increase). However, the build quality is poor and we have a long list of items to be fixed. I understand the delays due to supply chain issues, but there's no excuse for the lack of quality.
