I wish the quality of homes Pulte built was better. It isn't terrible but it could definitely be better. They have had issues with subcontractors, getting people to do the work in a timely manner, contractors messing up previously completed work that needs to be redone, etc. We experienced many delays and believe much of it could have been mitigated if we had better CMs. They padded the timeframe they told us to complete our home when we signed yet they still weren't able to meet those timeframes. We would have gone 4 mo past the longest timeframe they had given us if we hadn't gotten a new CM and we pushed hard to get our home completed sooner. They also wouldn't let us upgrade to impact windows yet a few months later they are now giving them away for FREE. It's absolutely ridiculous and we should have gotten impact windows. ... More

This new house in Marwood is the second one I bought from Pulte Homes. All the stuff here is very personal. Especially sales and property manager. They did great job.

Pulte built us an absolutely wonderful dream home. Our construction manager was the best individual you could ever have for building your home. They took care in every process of the build and communicated very well throughout the process. We love Pulte and they have the best floor plan layouts. Our home was built well ahead of schedule, and they even put the highest SEER rating HVAC units and we can't say enough wonderful things about the home.

Firstly the locale, solid durability and the value are top on my list! Please know that I looked at every builder around here! Located close to St. Petersburg, Florida, where new homes directly in St. Petersburg are in the 6 to 7 hundred thousand dollar range, Pulte delivers a modern, functional and sturdy home for hundreds of thousands of dollars less than those home builders in St. Petersburg! Why should I spend every cent I have on a place to live comfortably? Second, the site manager, Zach and his boss (I forgot his name) are thorough when they are creating my 'punch list' to be rectified before I closed! Lastly, the one thing I was confused with was the discount pricing at point of sale. Leslie is knowledgeable and has a ton of experience; but I still was and am a bit confused as to the pricing. It seemed difficult to wrap my brain around one price with a line drawn through it, then it's a lesser price (which is great) but then there are incentives which a buyer can apply in differing ways. I would say that I'm pretty good at math, being a former IV additives technician, but even I was confused. Otherwise, I love this house. I am older and I feel as though I can live here near my children and when it comes time, I can have in home help or move! The amenities are superior. Most of my issues would have been fine had the Construction Manager not overpromised everything. He set expectations that we were hoping for and the result was much much lower. The so-called "perfectionist" produced a home that clearly shows a lack of quality workmanship. Simple things like tile grout not wiped away and all over tub and shower, paint on LVP flooring, irrigation not properly installed and have yet to send out the vender (after 6 weeks), and a yard that was not properly graded for drainage shows the lack of detail the team had. Throughout the process, every issue we found was followed by a "remember this for my review- give me all 10s" by the Construction Manager. It sort of felt like extortion and we gave him all 10s so we would be taken care of- insane! If we rated him lower, there was a risk he would drag his feet even more out of spite and we would not have issues resolved after closing. I've fixed most issues from the final walkthrough myself and spent the money not to deal with Pulte (even though the job was done poorly to begin with). There was no review of work done and our "blue tape" walkthrough clearly didn't mean anything (they clearly just took down most of the tape). To top it all off, we were told by the construction manager that they would follow up on us after close to address anything else we may have found living in the home and he literally ghosted us via text. Pulte made the home buying process easy and rewarding. We were rewarded with a beautiful home because our documents were up-to-date, and we met the requirements There were a few defects such as a roof leak, and countertop defects but Pulte responded immediately to each issue. Job well done !

I have had a great experience with Pulte homes in the Marwood Community. The construction manager and warranty departments have been extremely accommodating and gone out of their way to fix any issues with my new build.

Great home and customer service

I was treated very well to start, but then as time went on that all changed I dont believe what happened to me is the norm but it was horrible. I was treated so badly no respect and lied to I would not suggest to anyone to buy here I am still waiting to have things fixed and finding more things wrong

The reason for the frustration and disappointment is because the final product was not worth the price charged. If the cost of the house was $100K less this experience would have been great, as we would have had lower expectations. For the price paid our expectations of quality of workmanship and quality of materials was much higher than what was delivered. The Pulte staff were pleasant, easy to work with and overall good with communication. However despite multiple attempts to bring back contractors over and over again to correct many workmanship issues in the build process it's still sloppy (careless, lazy, poor quality) work and we feel that they failed to deliver a quality home for the price paid. Andrew- Sales- absolutely worthless. Dishonest and untrustworthy. If you can find someone else to deal with, do it. He lied to make the sale. Craftsmanship is an absolute joke. The list of items that were fixed preclose was huge, but since I’ve closed 2 things have been addressed. My cabinets- level 4- look like trash. I was told they’d fix them at the cabinet punch on 5/19- 2 cabinets were fixed, the rest are still damaged. Dishwasher was installed wrong (they had to reinstall because my floors had to be replaced due to being laid wrong). I guess not being able to put my dishes away a month after close isn’t such a big deal since I can wash them anyways… The carpet was installed so poorly there were gaps where it wasn’t stretched right- to “fix” it they glued chunks of carpet fibers together and shoved them in the gaps- so you can probably guess what happened when I vacuumed the first time. Back door has gauges in it. Spray paint on slider window from where they painters over the scratches and damage instead of replacing the faulty door. Pavers are stained from where they repainted the ceiling in screen room and spilt paint. Looks like oil all over the place. Plugs and outlets are off center and crooked. The list of things that are wrong is so long it comical at this point. The warrenty process is an absolute joke. I took a half day off work so they could fix my front door that had gaps so large that daylight shined through- they never showed up. They did call at 5:30 to let me know that they weren’t coming and asked that I leave work early or take another half day so they could try to fix it the next day. All of those things are absolutely ridiculous. Don’t both calling to try to get help from the warranty or builder or even submit tickets, they don’t actually show up. Once Pulte has your $50K- $150K deposit, the service stops because they know you can’t do anything to get out of buying their poorly build homes. I’m guessing this won’t get posted, and no one will contact me regarding any of this. Because that is the MO of this company. I’m legitimately just submitting it for further documentation of the failure to uphold their end of the contract by fixing warranty issues in a timely manner. ... More

My wife and I recently purchased a new home from Pulte Homes in Florida and every person that we dealt with at Pulte was knowledgeable, courteous and answered all our questions. I would highly recommend them to anyone interested in buying a newly constructed home.

The sales team gave us an awful experience especially Trenton and Jacque. They were manipulative and constantly lying about the home building process, incentives and much more. The building team we worked with was great and and saved the experience. There are some issues with the house that still haven’t been corrected. Thanks.

Great experience and love the floor plan.

Our PM Ted was an absolute joy to work with. He is courteous, knowledgable, respectful and the house was delivered in perfect condition. What more could you ask for? We were impressed!! Andrew handled the purchase/sale and we thoroughly enjoyed working with him. A great guy and everything was smooth and enjoyable. Both are highly recommended!!

The 2 things were touching up the baseboards & leveling the pavers on our patio as promised in our initial walk through. Baseboards are still not done & the supervisor of the pavers looked @ the patio & stated it was so everything had to be re-done. They came out removed all the pavers then replaced them back the exact same way. A J at this time has told the work is acceptable even though it just as bad as it was to start with....not with Pulte Homes

Contract to closing took 8 months longer than promised. Make sure you’re on site (or have someone on site) weekly to monitor quality. Workmanship is less than mediocre.

Craftsmanship leaves much to be desired. The Pulte closing team do not communicate with their own project managers or homeowners. Lived here for two months and my cabinets are not finished, missing slider door screen, unable to open windows because all the screens sag, hole in the ceiling, cracks in the stucco, grout needs to be finished, unable to plug in dryer because the drywall was over the outlet, etc. when we brought this to Pultes attention we were told to go through warranty! What?! This isn’t a warranty issue things are missing and never even were completed!

The team was responsive to my needs.

From what we have experienced to date, we are pleased with the quality of construction and responsiveness to our concerns. Our sales representative, Vanessa, and construction manager, Jesse, have been especially helpful.

I was very discouraged by the home market after searching for a home for two years. I got a text from my realtor about quick move ins and went straight to look. What I found was great curb appeal and great value at a great price. One look and I signed the next day. I am SO glad I did not overlook Pulte. The entire experience was totally painless and everyone was very helpful and responded quickly.
