We have had a good experience with pulte so far. Extremely responsive to everything and also very responsive to warranty stuff after closing. Although there wasn’t much wrong at all with the home. Just very minor things. So far very happy with our decision. Thank you pulte homes!

A lot of issues with the house despite the fact that the construction was delayed beyond belief.

Pulte delivered!! Jesse was awesome. Andrew was a godsend. We were overwhelmed moving from another state and both of these Pulte employees made sure we were informed; eased our anxiety and built trust in the process. Our home is exactly what we expected. Our design elements work so well together (thanks Shane) and the quality is top notch. Andrew in sales answered EVERY question I had even if it wasn’t his “domain”. Jesse tended to every detail. We made friends in this process and we highly recommend Pulte Builders to anyone looking to customize their home building dreams!! Thank you Pulte!

We Signed our contract to build with Pulte in the Shoreview community in October of 2021. Mary Ann in sales knew the importance of us closing before the start of a new school year and shared that Pulte would deliver us a home before August of 2022. We met our construction manager Cameron in December of 2021 who failed to keep us updated in the build process. At one point we had roof tile which remained in our driveway for 8 months before finally getting installed. We had finished drywall and paint before we had our roof tile installed! The weight of the roofing continues to cause a whole mess of issues post closing. One point I walked the home and found that one of my bathtubs was full with empty beer cans left from the construction workers. It wasn’t until January of 2023 that we finally closed, the condition of the home failed to meet all of our expectations. List includes flooring not level, wrong color cabinet hardware, window sills unlevel, cracks and holes in the drywall throughout the home, ceiling vent covers that are falling out of the walls, sliding patio doors covered in paint that don’t function properly, electrical switches & lights that don’t work properly, tar covered patio pavers, a front door that only opens on one side…. The list goes on and on. The closing delays forced our family to have to move 4 times since we did not have housing planned after the committed closing dates provided to us by Pulte. Every time we got close to our closing date it would get pushed another month out which forced us to jump from VRBO to hotel to AirBNB. Those unplanned expenses compounded and no compensation was provided to us as a result of extended housing costs. Once we finally closed on our home all of our unresolved issues got handed over to Pulte warranty team who fails to coordinate projects on time. For example, We had demo work done in our entry way over a month ago and the team scheduled to complete the repair never showed up after. So we have been living is a construction zone post closing. The delays cost our family 100s of thousands of dollars because our rate lock expired and the current mortgage rates have skyrocketed. Pulte has a mortgage provider of their own but they refused to match our expired rates due to their extended delays. Life post closing is a mess with un respectful neighboring construction crews. We can’t leave our home most of the time because our driveway is blocked. We find extension cords plugged into the exterior of our home to supply power to the neighboring construction sites, I have construction workers open the door to our home and walk around without knocking or ringing the doorbell, our lanai and pool is covered in filth and dust from the neighborhood construction, I pick trash up from our lawn daily. Still having issues needing follow up. However, overall experiences where fair. Exp. Rusty on refrigerator door, two different vanity doors, window screen not sized properly, etc.

Marianne (sales rep), Malcolm (project mgr), Andrew (Customer service mgr) are outstanding and have been a pleasure to work with. Unfortunately, their workload is increased by the lack of responsiveness of the Pulse suppliers. I closed two months ago and I don't have the washer and dryer that I ordered. The workmanship from the cabinet supplier install team was surprisingly poor. Several structural issues were ignored. The painting crew was sloppy. I have permanent non-removable paint marks on my tile floor, and some damage from using paint remover on the floor tiles. The door jambs have irregular cutouts which prevents the doors from closing properly and staying closed. The pool and spa were permanently stained from construction debris and yet the pool contractor filled it with water and expected us to accept it in that condition. The lack of regard for the property during construction by the subcontractors seems to be the source of most of the issues on my punch list. Both bath tubs had to be resurfaced because the crews threw the protective liners into the swimming pool and used the tubs as trash receptacles. A large crow was trapped in the pool cage over a weekend because workers left the doors open. The crow put holes in the cage screens. We are very fortunate to have such dedicated partners in all this (specifically, Marianne, Malcolm, and Andrew). They work very hard to get issues resolved. They are amazingly customer focused. They remain positive and pleasant when presented with issues. I work full time and having to deal with a long punch list takes a significant amount of my time as well as the Pulte team. A completely dysfunctional and incompetent company. Poor management, lack of communications and lack of supervision amongst project managers and their subs and laborers. No quality of work, no craftsmanship and very low quality materials used. Nothing but lip service to the consumer.

My sales person was great. Same as the upgrade center contact. The builder manager seems to be either overwhelmed or in an another planet (not responsive at all unless you press to talk to his boss). The warranty contact for now has been up to the task

We were very excited, somewhat nervous as we are from Canada, but when we arrived after closing we were so happy, the home is beautiful!

Our house was delayed multiple times. When they finally turned it over to us it was dirty and had tons of issues. Quality is nowhere to be seen. It's like it was put together haphazardly by amateurs. Pulte keeps reassuring us things will be fixed but workers are either inexperienced or don't even show up or cause other issues. It’s been a challenging, traumatic and draining process. We still can't unpack fully, we can't set up our furniture, we can't have family come over, we can't do much of anything coz we are stuck in this mess of a house waiting for repairs. We bought a speck home which was Quick Move In , We bought in September and closed in beginning of December. We didn’t have to choose anything and loved all the finishes, so that made it stress free . Sean, building manager, was very helpful and always available to answer any questions and help us with concerns. A very easy transition for us.

The home is beautiful but I am having issues with the windows, won't lock (it took couple of months to get that fixed) Kitchen cabinets are bit up (damaged), tub in bathroom is stains, home was not clean enough windows are dirty, I notice that priority is giving to expensive home not your regular average home,

Quality sucks. No one wants to help fix things after home is built. Loan company did not even want me in the house. Warranty guy is like trying to find Waldo in those kids books. Nothing is what you expect. I hope someone can help me feel more confident in pulte after this review

We have built 4 houses in Fl ad this has been the worst one. They do not care about anything but a sale. Our whole second floor is not level, poor quality material and craftsmanship. Check on the work every week for they try to hide everything they can.

Sales consultation was excellent, and the home delivery was done very well. Warranty on the home is a nice plus.

Everything is very good and nice.

We started building our house at the peak of housing market. The delivery was as scheduled, and we were lucky to have a good deal on mortgage rates (despite the increase). However, the build quality is poor and we have a long list of items to be fixed. I understand the delays due to supply chain issues, but there's no excuse for the lack of quality. It seems like they rushed things and just wanted to deliver. Just looking at the modal house is deceiving (don't expect the same quality/look). I hope all issues are cosmetic and there's nothing foundational (we'll find out in a few years). We're first time home buyers and it's been a bitter experience (honestly, I don't think I'll ever build a house again). ... More

The quality of the home is disappointing. Would have expected a much better final product for the price we paid. Several issues were supposed to be addressed during the building process, but left not taken care of. Items that were marked by the Pulte quality control Team were ignored. Now we are going to have to take up several issues with the warranty department.

Maquire and Daniel did a great job with orientation via video call. They were both very professional and considerate about other’s problems. Maquire also went above and beyond. The day we moved in was the day of Hurricane Ian. She bought water and batteries for us. She made sure that we we’re safe. She’s is an angel. Daniel came by and checked on us and made sure everything is okay at home as well.

Building a new home can be a scary task but honestly the people at Pulye made it easy. The sales process was smooth, Trenton explained everything and offered advice on how to stay on budget but still get the house we wanted how we wanted. Building was just as simple, with timely updates from our project manager and an honest build time estimate we were able to relax and enjoy seeing the process. We really appreciated the work and communication by everyone involved. We were so impressed we even had my in laws build with them same sales team and project manager.

Having a house built in Florida while living in New York isn’t an ideal situation but Pulte homes made it work without any issues. I came to Florida a few times while it was being built and it was never a problem for me to walk through and check the progress. I used Pulte for my mortgage and homeowners insurance and that was the best way to do it so I didn’t have to coordinate anything because they would communicate with each other without me being the middle man. The closing went smoothly for the most part except for 1 or 2 hiccups which weren’t caused by Pulte. Long list of not completed issues, commitments made to deliver resolutions, no follow up to make progress in resolving issues.

Our construction manager, Tucker N. was on top of every detail. Every issue was addressed quickly.

Overall good experience. The trades people used were not the best. Many issues, lots of details in quality of work. It’s like too big of a hurry to just get it done so some of the work suffered.
