This has been a nightmare from day one. We are a young family moving to tampa from Orlando and were sold a house with an approximate closing date of 8/2021. We forgave many other better products because of this said closing date. Pulte off the back told us we were pushed back to 12/2021 and then later to 2/2022. Due to Current market standards we understood. Once the build process started we never really had any good feeling. The construction manager never had a control on the build process and was giving false timeline expectations. The build quality was poor the workmanship was bad and the construction team couldn’t seem to get a grip on all the problems we were pointing out to them. They cancelled closing and rescheduled it within 10 days of their own given date not once but twice. I had to vacate my rental with my family and live in an air bnb. I had to reschedule my finance closing. After we closed we were handed a poorly finished house with multiple unfinished sidings and paint jobs and I couldn’t believe a multi billion dollar company was ok with putting their name on such a product. The carpet had been put in earlier during construction and even an upgrade felt really cheap and was immensely dirt. My sons are both asthamatics and were falling sick on a daily basis so much so that I had to get the entire carpet reinstalled and all the ac ducts cleaned out at my own cost literally within 2 weeks of moving into a new house. During this change of carpet we saw that the hole in the floor that we had been telling the construction manager for weeks to fix - was still there and increasing in size now. Within the same 2 weeks the bath tub in the master bathroom leaked into the garage ceiling and flooded my garage and destroyed the garage ceiling and side wall with water damage. Mold is already in. And after the nightmare construction I’m going through a nightmare Mold inspection and dry wall work. There are innumerable other problems that we have faced during this move that would be too many to list here. This is my second new build. And I know from previous experience that new home builds don’t start like this, are not this painful, are not done with no care and don’t have such big problems to start with. All I can say is I was very very surprised by such a big name as pulte could not resolve problems when they occurred and were pointed out to them. And now are ok with putting their brand name on a product like the one they gave us. This was happening in a 725k house and I can’t even imagine what they’re doing (and getting away with) in the cheaper ones. Pro : the buying experience was great. Paper work, underwriters, deadlines etc. Con's : The vendors they use. Poor craftsmanship. Attention to details are not something they check nor supervisor. Doors are horribly painted, missing parts, wrong screw colors and installed incorrectly. They installed a horrible and obvious broken, door and patched it up. Doesn't close correctly, patch work horrendous. Floor board chipped, crack. They tired coving all imperfections with paint. Coach lights that trip the breaker every time it rains. Walk in shower that are not tiled correctly, crake cracked and chipped, missing grout, haze on the tile. Overall: House is great from far, but up close quality isn't there specially for the amount you'll pay. It's disappointing. ... More

Quality house. Easy transactions and communication all through out the process until closing. Highly recommended.

Overall I'm gonna say it was very positive and that I like the experience and the home. HOWEVER, architecturally I am very upset with where they placed the water tank and the fact that it takes over 5 minutes to get hot water through the tap in the bedroom and in the kitchen. I think that is unacceptable. They say a "tankless" is an upgrade but I disagree - I hate it. I am thinking about hiring a plumber to put in a regular water heater in my master closet so I can have hot water as soon as I turn on the faucet. I am very livid about this.

Whole process was very smooth and timely, esp considering the market we are in. I moved from 1200 miles away so it went better than expected. The warranties offered by Pulte give me peace of mind that anything that comes up later will be handled.

Home is nice in the most part, but received home incomplete and warranty for incomplete items will take months! Quality of vendors and workmanship was very disappointing for the price I paid. Responsiveness to very simple warranty items is horrible. When the vendors do come and fix they are lazy and job needs to be done more than once. Even the electrical contractor cannot fix repairs which I have ended up resolving on my own. If you have the luxury to wait for closing, make sure EVERYTHING is completed before moving in!

This is the worst experience I have ever had with a builder, an yes I have built previously. Project managers were horrible (Zach, Chris (replaced Zach) and Mike the Project Manager over them, unreceptive and did not provide updates as promised Mike Bahr was the worst individual to deal with, he was even more useless than the others. Mike swore he would get all the issues would be completed and forced me in to closing, even though the house was clearly not ready. All the project managers are no longer with the company. 3 months into the home since closing I have a sagging garage ceiling, a torn out master bath shower, a toilet replacement and threats to remove another from the spare bath and other issues I can not just name at this time. I have a warranty man (James) stuck in the middle of this mess because Pulte has hired less than worthy contractors. All in all the experience was positive. There was a delay on the build which we attribute to COVID-19. We are happy to be home.

We had a nice experience through the purchase program. Sales man was amazing and very helpful through the whole process. Construction wasn't what we were expecting. A lot of paint stains all over the house. Lots of dents and scratches on doors and trims. Issues with the pave that hasn't been resolved yet. It's been almost two months since we got into the house and most of the issues we pointed on the closing have not been solved.

I am happy with the home, love the style, salesperson Amanda was great, however not happy with items that were not completed prior to closing and it has now been > 6 weeks since closing and there are still items that have not been addressed. I made contact with the warranty rep, Dave and he has been very helpful in trying to complete my list of not completed,

The fact of having to bid on the lot bothered me. Ended up paying almost twice the origional price for our lot. Would have liked to be able to customize my build more. Seemed a little rushed to close before all issues were resolved..

Good communication, keep updated information.

Buying new construction with unprofessional finishes to details was a little shocking to me. I love my floorplan and home but everyday I am finding mistakes that I wouldn't expect with a new build. It feels like I bought a new Mercedes with a few scratches... we will correct the ones we can, but I expected more in craftmanship.

It was a pleasure to work with Pulte. Excellent communication from the building manager. He kept us informed throughout the entire process.

Overall Good Experience So Far!

There are few issues like Since we chose platinum package we have chosen vinyl but there is a gap between vinyl floor and the door frame. Drive way bricks not properly arranged. Also the closet racks all rusted the day we move in. Still following up for the replacement. Someone came to touch up that's what we need. Garage was not placed properly I see the bolt placed on one side unsupported and door hanged somewhere. Guest restroom water clogged within a week. Title floor filings coming out now itself.

The process with the building of the home went extremely well. As It is my first new home I didn’t know what to look for as far as detailed work. After moving in which is hard to get done, we started to see things that didn’t stand out or thought would be an issue became one, the tile, the grout was not cleaned properly off some of the tiles which is now dry therefore now as to be scraped off. The lanai post as an opening which was never corrected, granted it’s very small however still noticeably, the window in the bathroom has grout on the glass on the outside which is not easy to scrape off without a ladder. Those are the very small but important matter that I would have paid more attention to and had done before closing. Otherwise very happy with the home. I would still buy another pulte home again. Our home had many delays which I understand is out of the builder’s control to a certain extent. But the quality of the build is sub par - there were many issues we found at our closing walk-through that took months to be addressed. Also, some of the materials, such as the paint, are very low quality. Our appliances have dents in them and most of the sod laid in the yard was dead when they laid it. Communication from the builder is not at an acceptable level. I will never build a Pulte house again and would not recommend anyone else.

Before closing everyone was so eager to help in so many ways. After, it was rather difficult to get anyone to help until Dave came into the picture a month later. Things are starting to move now.

Multiple issues too long to list. Still working on punch list. Ridiculous

Crooked walls, AC undersized, yard floods, dead sod, the list could go on forever.
