Limited home design budget, overall quality is good (when you upgrade literally everything like we did), Finance wasn’t a good experience, period. They just never called us back nor picked up the phone. They messed up our contract. Home construction manger was very responsive. The warranty manager was very responsive at first, but slowed down a lot in response. The electrician that worked on our electrical issues after closing didn’t follow through. Carpenter was fast and did quality work.. Construction trash left in drain of one of the bath tubs, after the complainant it drained slow before closing. Size of house is nice, so is layout. The overall experience was as expected and overall positive. One must also keep in mind that these homes are mass produced homes. I also want to caveat that i lived less then a mile from the site, so i was able to stop by and view the progress daily. So let me start; there were a 2 times when we wanted a minor change such as outlets moved 3ft in one direction or switch flipped so it would be on the outside wall vice the inside wall, each instance there was hesitation from the site manager, and cited some ridiculous reasons that i decided to do it myself when we moved in as they were simple modifications. it just seemed lazy, and would not have affected electrical inspections as the outlets remained 3ft apart as per code. Workmanship varied on the subcontractor used. Some took pride in their work while others you could tell were stretched thin and just got in did the bare minimum of the job and got out (these mostly appeared to be those whose work was not completely covered by the warranties) such as the landscape contractor. My sprinkler system was not installed properly and being that it was not part of the structure, not covered by the Pulte warranty and when I contacted the contractor, he and I quote "what do you want me to do about it." The discrepancies were pointed out during the final walk through, which took place 3 days prior to closing, once we closed the site manager treated us as out of site out of mind and i had to work through the warranty portal. which in some ways was better as i was contacted via email and had a paper trail. The overall experience is four stars as the process was as explained from the onset. we did receive periodic updates on the progress as indicated at the onset. Like i said my issues were mostly with the landscaping contractor and the feeling of being given an unfinished home by our site manager, who failed to follow up on several of the discrepancies pointed out during our final walk through. ... Disappointed in finish work and quality of the "upgrades" we made.

It was a flawless experience from the beginning, we are super happy with the results

The upgrades are minimal for the price you pay. The Team clearly is interested in volume over quality. Have already had multiple service calls for tons of minor things. They have been resolved but just a hassle. Also have a major drainage issue on both sides of my property as well as both sides of my neighbors do as well. Common issue in the community however they are laying down drainage is terrible.

Completed on time with every detail attended to.

Great experience beginning to end.

The home building process was a great experience. We are having more of an issue with communication with our warranty specialist. I know there are a lot of Pulte homes in the area and she is spread thin but when I ask a question or have a problem I shouldn’t have to keep following up to get an answer or resolution. The expectation is within 24 hours and that really hasn’t been happening.

Overall quality of material is cheap. Sub contractors do very minimal to pass. Paint overspray on new LVP floor. Scuffs on new LVP floor. Paint on outlet covers. Hard chunks of plaster under carpeting. Finish on garage floor poor quality. New home we has to spend a month cleaning due to above issues. I can see the joint lines on my ceiling. Pulte Mortgage...worst experience EVER and we have built 6 new homes over the years. JOB site supervisors...EXCELLENT, great to work with!!!!

Overall very happy with our new home. Felt like a few things were not like the model and surprised. The “smart” features are not coordinated and barely enhance the home. Some do not work properly and ownership of the problem was dumped on the installing contractor who has been very poor on getting things right. Very long wait for hot water at all points. But again, the build process and quality has been excellent overall. Shane was very upfront and responsive, and Max too but he came near the end.

The follow up from the customer care team post build needs work. Parts of the preclose inspection were rushed and not completed by Pulte. Still dealing with some impactful issues and contractors who randomly show up to fix things. The idea of an appt seams unknown to them, (Pulte) Give us a date and time. Then do you job. They have much to learn in that workflow

I would highly recommend Pulte Builders in the Brandon, FL area, but I would strongly caution against using Pulte Mortgage or other entities within Pulte Group.

This builder definitely surpassed my expectations from beginning to the end. Trenton(sales rep) and Frank(property manager) were just wonderful. If I had any issues or questions, they were swift with responding and getting me the answer. Now the part that definitely helped with this rating is that you literally can do everything with Pulte, up to even the title company and insurance agency. They have their own, so everything is passed on all behind the scene.

My buying experience was wonderful you walk in and you fall in love the high-quality materials very so much from other homes I went through probably 10 and Pulte was by far the very very best the floor they don’t use any second right products the carpet in the bedrooms is wonderful I put my ceiling fans in and my lighting and it’s absolutely amazing I love this house and would buy another from Pulte again and again Shane Eric and the crew made this experience one of the very very best!!!!

Overall we had a great experience! Working with Alex Fowlow and Mike Russell was a great experience. Mike did a great job building the house and Alex was attentive to us through the entire process and even post closing! Outstanding! We are very happy with our home!

It was our first experience buying a home , so we decided to buy a new one , because all the time we were involved in the building process, being in place during the process or they send you photos showing you how the house is taking shape with the days , so during that time we were informed by the builder manager of each step during the week , such you can approve or disapprove a work well or bad done , Talking about the price , it is much more than fair believe me , and the mortgage process was very easy and kind the mortgage Dept was is eager to help you in any doubt to make it easier for you , The best interest rates . I have heard from realtor's that Pulte Homes are one of the only new home builders to trust. They appear to be correct because the quality of the home is exceptional. I just wish they would use better quality outlets, door handles, etc. They seem to cheap out on these small items to save a few bucks. Other than that we are satisfied.
