We purchased a new Villa and feel it was a great decision for us. We owned our own home for 31 years and the Villa is the perfect option for us. The rooms are spacious and the materials such as quartz countertops, wood cabinets and other building materials are great quality for the price. Pulte offers many options to customize the Villa. We are excited that the best benefit for us is that all outside maintenance is included in the HOA fee. We are actually paying less for our HOA fee than we paid in exterior home maintenance for our single family home. Our Villa neighborhood owners consist of various age groups. The experience didn’t feel personal. For the amount we are paying for the house I expected better communication and follow up from Pulte’s end. I also expected better results from the vendors you used. It felt as if they didn’t care and our home wasn’t really a priority for them with how careless they were with some of their work. Pulte could do a better job with following up on your vendors worksmanship.

Overall building quality is fine. Minor issues but response from warranty could be a little better

This house is the 3rd house my wife and I built in the past 14 years and this has been by far the easiest, best experience out of all. Our CM was super responsive. He and I spoke almost every day during which time he kept me informed of the timeline, the process and answered all our questions. I visited the job site every day, sometimes twice and many times I would see our CM (Branden) in the area and stop and speak with him. He was always available and willing to talk for a bit and answer our questions and concerns. We trusted him and Pulte with our home build and we are more than happy with the outcome. Pulte constructs nice homes.

We are very pleased with every aspect of the building process and the end result. Our forever home

Pulte hires bad contractors who do bad jobs. They don't follow Field Manager's instructions. Field Managers are overloaded and they don't have enough bandwidth to monitor quality of work. Pulte's internal quality team does pathetic job and that's why they certify home with so many issues which homeowner need to point out. Before closing I had marked several items but those were not fixed so I accepted several flaws as it is, just to ensure no further delays in moving-in.

The builder was very helpful during the process, and is still always available to answer any questions I have! Also the response time on the service request was very quick, and an appointment has been set to get a few things straightened out.

It was a pleasure dealing with Pulte. It was a one stop shop. They provided me with mortgage, insurance and title. I didn't have to go crazy looking for everything. The home is beautiful and whatever issues I had after closing they are very quick to correct.

Construction supervisor very attentive during building progress.

Mike the site leader is extremely personable, knowledgeable and committed to do right by the customer. We found a number of issues during the final walkthru that were quickly addressed to our satisfaction. We just recently provided a list of items as part of the 30 day inspection and I am confident they will be as responsive on those as they were on the walkthru list. Overall a very pleasant experience.

Upon purchasing my home I was told about several walk through processes that would happen to ensure my satisfaction with the house. None of those meetings have been accomplished, and when multiple issues arrived including drainage issues and flooding the company was not available to speak on important foundational issues. I feel as though I was offered the moon and the stars at closing, and none of that has come into fruition. This has been an incredibly frustrating and disappointing process. I would appreciate it if somebody would call to address my concerns since I have been unable to get anyone to address the concerns that many of my fellow neighbors have also been unable to get addressed ... As a first time homebuyer I was nervous about the process, although it was stressful, I don't think I'd rather go through the experience with home buying with any other company but Pulte.

Lack of communication and customer satisfaction from warranty dept.

Its been over a month and we still haven't got a call from pulte about repairs as we were told we will receive a call. They are many issues in the house need to be fixed. No response from pulte yet.

Nothing is perfect. Yes, I had issues reported during walk through and after I moved to the new house. Everything is being take care by Pulte team and contractors. Joe my site manager seems to be more concern with issues than myself. His support has been amazing.

Great neighborhood but seems like things were rushed at the end. A lot of less than quality work mad been found after we moved in. We are getting lots fixed but horrible drywall work can’t be fixed. But we love neighborhood and house design.

The Field manager we had was/is awesome. Field manager oversees construction from beginning to end. Inside the home every effort I feel was made to complete on time and with quality. There were things I thought could have been done better that I did not notice until after closing. Mainly outside. The landscaping was rushed and is done to a fair to good standard not to a high standard. Pulte builds good quality homes. I had to keep in mind there are luxury not custom homes.

Pulte homes has one of the best customer service. And it gives me peace of mind. Usually, after closing, you don’t hear from the builder anymore. But pulte homes have a 30 day window to check if there’s any other issues after closing.

We purchased a new Pulte home at Epperson Ranch just over a month ago. It was a quick move-in home so we didn't have any input into the finishings or design. Nevertheless, we liked what we saw so we went ahead to purchase it. Although it was a brand new home, we decided to pay the extra $$ to get a new home inspection done, and we were very glad we did! Although the home itself was structurally sound, he found many areas that needed to be addressed. These included nails protruding on the roof, unfinished painting on the outside and inside, missing/malfunctioning door stoppers, incomplete sealants around the sink and so forth. It had a lot to do with sloppy workmanship. We were very surprised by the number of flaws that were identified by the inspector considering it was a brand new house. We shared this information with Pulte about two weeks before closing and they agreed to address everything before closing. We met with building supervisor three days before closing and even though they said they addressed all the issues, when we did the walk through it was noted that not everything was taken care of. The supervisor promised that it will all be fixed before closing. We met again few hours before closing and did a final walk through. During this time, the remaining issues had been addressed and we proceeded to close later that day. It was just disappointing that a new home had so many flaws. If we didn't do the home inspection, we would have been clueless to it all. I expected a higher quality of workmanship and integrity from Pulte from the very beginning. ... More
