Our experience building a home with Pulte was, unfortunately, disappointing. We initially chose Pulte because we believed they prioritized customer satisfaction and had a strong quality assurance process. At first, things seemed promising. The initial project manager clearly explained the construction process, which gave us confidence. However, as the build progressed, he failed to meet many of our expectations and requests. Near the end of construction, a new project manager (Rafael) took over. While he made a genuine effort to address some of the outstanding issues, there was only so much he could do at that late stage. Prior to closing, we were reassured that any issues would be covered under warranty. While that may be technically true, we do not expect to rely heavily on warranty service after paying a lot for a newly constructed home. Unfortunately, several quality concerns became apparent right away. The appliances provided were low quality despite the overall cost of the home. An undersized A/C unit was installed, though it met county approval, it does not seem appropriate for the square footage. The floor tiles are fragile and chip easily, and the master bathroom shower floor was poorly installed, leading to standing water in one corner due to improper drainage. This is the worst craftsmanship I ever seen, from the walls, floors, Ctop, cabinets and much more. I closed around 5/12 and I still have issues with my cabinets not being completed. Also Workers using my electricity and water, like there’s no supervision for them so they do as pleased. I would never recommend this builder to anyone. Worst experience ever!!!

Jeff, our project manager, was awesome to work with. He kept us informed on the progress. Pulte Financial Dept was an absolute disaster to work with. Requested same information multiple times and on our way to closing, after 6 months of processing, notified us we required another 4582.51 to close. After 6 months they gave us an hour to come up with additional money!!!! Absolutely horrible.

The whole process from beginning to end went smoothly. The builders team was great! All in all I would recommend Pulte Homes 100%!

Starting with the sales team, then the construction team, closing team, and warranty team team, it has been a very simple and well-run process

this is the worst builder I ever bought from!!! The ac doesn't keep the home cool, all bedrooms and bathrooms as well as the laundry room and livingroom was 80+ degrees AT NIGHT WITH THE AC SET TO 70!!! this is worse when you factor in the outside temp at night is hovering only around 70 degrees every night!!! pulte sent some guy out who is horrible at his job and all he did was blamed us from the start and said we are lying despite me showing him the proof which includes photos and videos of temperature readings!!! the ac issue was a problem on day 1 since we moved in March 27th 2025 and is still ongoing!!! all they do is point their cheap dollar store thermometer device at the air vent and say "well i'm getting between 70-74 in various room so that's normal"!!! that logic is quite redundant because if point a thermometer at the source of cooling such as a fan than of course I'm going to get a much cooler reading but that has NOTHING TO DO WITH THE OVERALL TEMP OF THE SPACES THAT I'M MEASURING!!! that's just like me pointing a thermometer at the inside of my oven and getting a hot temp despite the food not being cooked while in that oven!!! another issue is that the cold water doesn't get cold and the hot water doesn't get hot in all areas of the house unless you run the water for about 3-5 minutes!!! I shouldn't have to run my water for several minutes just to get some cold water!!! and I also want to mention that the ac unit and handler are on the cheaper side but are charging top dollar for their homes!!! also, before closing there wasn't adequate insulation in an entire section of the house, several vents were damaged and deformed, and numerous other things that my inspector found a week before closing and the night before closing as well as on the day of closing!!! we been hear for about 2.5 months and we already hate it here and have major regrets because we paid $454,000 for for a cheap home that has been nothing but problems!!! we are very unhappy and very uncomfortable in our home!!! we bought portable ac units to somewhat keep the temperature comfortable but if we turn them off the temperature skyrockets back to over 80+ degrees which means we have to keep claim they do than they would buy back the house as I mentioned, but they won't I'them running 24/7 which increases our utility bill alot!!! my wife and I would like pulte to by back this home and give us atleast and additional $5,000 so that we can move into an apartment and pay movers!!! if pulte stand by their homes like theym sure of that!!! and since I know that they won't buy back the house, we'll have to consider selling the house in the next few months at a loss most likely!!! ... We had an incredible experience building our home with Pulte, and I cannot recommend them highly enough. From day one, the team, Nick, Alex, and Preston, was exceptional. They provided consistent weekly updates with photos throughout the entire build process, never missing a single one. That level of communication gave us total peace of mind. What truly sets Pulte apart is their unwavering commitment to quality. They constantly went above and beyond to make sure every detail was perfect before move-in. A great example? When our appliance vendor failed to deliver the fridge on time, the team literally wheeled it down the street on their back just to make sure we had it for move-in day. That kind of dedication is rare. Time and again, they chose higher-end finishes and construction methods, even when the standard options were acceptable, because it was the right thing to do. They never cut corners, and it shows in every part of our home. I toured many builders in Spring Hill, and Pulte is hands down the highest quality option available. The fact that we were able to get a home of this size, with this level of craftsmanship, at this price, and with amazing amenities, is truly unheard of. Sales and Construction personnel were great. All very knowledgeable, attentive and responsive. The closing side fell short. Our senior agent felt put out at some very mundane requests. Overall we would consider a repeat buy with Pulte if we were ever again in the market.

As indicated in the title of this review. Renee was thorough, responsive, and accurate during the pre-sales and contract process. Jeff was the best construction manager I've worked with (my 3rd new construction home with 3 different builders), always open in his communications and prompt to address any issues I identified during the build process, closing was seamless, and the few post-closing issues I've identified so far have been well-handled by Elizabeth and her team. While I realize that every builder (including Pulte) has teams of varying quality, I can state without hesitation that the particular team here at Pulte in Valleybrook has exceeded my expectations every step of the way. ... Everything from the beginning to the end went well with Pulte Homes. I ran into someone on my walk in the neighborhood who bought from a different builder down the road and she said she wished she’d waited a few more months to get in with Pulte because they just seem to be a better quality home. I’m so happy so far! It’s been about 2 months since moving in.

Pulte has been a great partner to buy a home from. I would do it again, they care!

The mortgage process through Pulte was a nightmare we are relieved to have made it out of. The endless back and forth requests for the same documents and weeks at a time gaps of updates, left us feeling overwhelmed and like we had made the wrong decision.

Our new home is pleasant and as we expected in most features. The features that are especially helpful are the attention to soundproofing between houses, the amount of closets/storage space inside of the house, the size of the master bedroom and bath, and little extra features like the sliding patio door with screen that lets in lots of fresh air. Almost all of the people we dealt with throughout the process were knowledgeable, efficient, professional and responsive. Alfredo, Kit, Bobbi, Scott, and Brian stood out. Barbara with the title company stepped in after the previous representative was no longer available, and was very efficient, knowledgeable, and responded quickly to requests. The Pulte organization seems like a well-run organization. We do wish that the townhome community had sufficient street parking and large enough garages or driveways so that simple tasks like taking out the trash did not require the moving of cars or other items out of the garage. ... Great experience building a new home with Pulte!

From the very beginning, starting the loan process with Pulte mortgage was downright horrible. The loan officer did not have any emotional intelligence very rude. Ultimately went with a different loan company. Regarding the builder they built the house, surprisingly quick. Looking back at it I’ve had nothing but problems within the first two months of living in my new home. Electrical not working pipes being clogged, master shower leaking into closet, including the drip edge for master shower door feel off. New trim throughout the house already gouged from workers. From the first and last inspection upon moving in the checklist was not done. The dryer vent wasn’t even installed not realizing for a few days almost caught the house on fire. The grout was never sealed upon completion of tile, now my new white grout is permanently stained. There was water damage in the guest bathroom that they just tried to cover up. Second floor bathroom grout was already cracked, poor caulk job. Master bedroom window did not work. I’ve had to schedule continuous appointments on my days off to get fixed. It’s been an horrible experience and only worry what problems will arise in the future. I felt like I bought a lemon. To anyone that inquires about Pulte homes I will recommend to stay away. Pulte made the buying process quick and simple.

You only find what you dig up. Mortgage experience was beyond awful. The only good thing was the incentives. Thank god my servicing has been transferred. Pulte Mortgage is AWFUL. After taking items apart for home improvement, boy the things I found had me disappointed. Overall, the home is in good shape, but it is a traditional home built in scale.

We don’t have access to our own mail and there is no one to reach out to so lack of communication, we spotted multiple imperfections in the home, particularly the tile in our shower is not level.

My new Pulte home is perfect. I love the floor plan. The project manager was very diligent with progress updates as my home was being built.

This wasn't my first new build and the quality of subcontractors could definitely be improved. If it weren't for us checking in on weekly basis there would e been so many things missed such as structural work.

Stephen was so easy yo work with. He kept us informed every week which was so important to us since we were having our home built while still living in Pennsylvania. Pulte was great to work with as well, from Nick in the sales center to the design studio and all phases of the construction process.

Buying process was straight forward and easy. Wife and I love the home with no issues. Very responsive warranty team. Would recommend Pulte to other homebuyers.
