Failed promise, lies, disappointments - This is what our experience and Pulte ruined our happiness and Thanksgiving. We were lied outright and if Pulte representative doesn't stand to what he said and outright changes his words then how does it build trust, never ever had this kind of bad experience with any other builder we worked with in the past. Never ever buying another Pulte built home and will ensure to share my experience and feedback to every person I know and meet and in every platform possible.

This builder requires the homebuyer to use only the contractors and subcontractors originally engaged in the construction of the house. After closing, as the homeowner, if I wish to have ceiling fans or wired security cameras installed, I am obligated to use the same electrical service company employed by the builder. If I choose to use another licensed electrical company, my electrical warranty will be voided. This restriction should have been disclosed upfront, as it directly impacts a buyer’s ability to make an informed decision about proceeding with the purchase under such limitations. While I understand the builder’s need to hold contractors accountable, I believe that work performed by any licensed electrical company—provided it complies with the current NEC, NFPA, and local codes—should be recognized without jeopardizing the warranty. Furthermore, I have received a quote that I find excessive: • Installation of seven ceiling fans throughout the house — $1,115.00 • Prewiring and installation of two customer-supplied flood lights — $688.00 I respectfully submit that these restrictions and costs raise significant concerns regarding fairness, transparency, and homeowner choice. ... Pulte did an okay job for us, but we are not 100% satisfied. Now after living in the home for almost 3 months, we feel we overpaid and got a lesser product than what was advertised. Every team we dealt with tried to shift the blame down to the next team, and would consistently tell you that you can't expect things to be done right. The sales team did an okay job, but there is very little involvement from them. Mostly, it's up to you to just pick the lot and home you want. The design process was ok as well. But often times you will hit limitations of what questions the design people can answer, and then they will respond with "I don't know". Small details such as "where exactly will the lights and outlets go", the design people will not know, and will tell you to ask your construction manager. Ultimately,it is not as custom as you are led to believe,and the different teams from sales, construction, and warranty do not talk to each other unless there is a crisis. You have to fight and make a crisis in order to have them take your seriously. The construction experience was poor in our opinion. Our CM was clearly overstressed but the volume of homes he had to build, and was not capable of dealing with us in a polite, humble, and listening manner. He was quick to dismiss everything we objected to, and was really only concerned about his rating we would give him at the end of the construction experience. He hated that I asked questions, and checked his work. He belittles and thinks your a "lawyer" if you try to ask more than he has time to explain. The construction team will often say "nothing is perfect" or you "can't expect everything to be done". Meanwhile, they expect me to pay $700k and be satisfied with a unfinished home. They just want to punt things down to warranty, and have you fight with them for a few months. Finally, my warranty experience was also a pain. I opened about 25 tickets for various things that were not up to spec, and I foresee having to open more. Even though I had a third party inspection, they're are still quality details work which was not done well. This makes the CM begging for a good rating seen even more laughable now that we have had this warranty experience. Warranty has a habit to say that "that's the way things are" (misaligned cabinets, or broken stair spindles, broken irrigation sprinklers, etc). They often stall you out by being slow to respond, and give you a 3-4 week out scheduling for service. Also, they will not communicate with the vendors who arrive and sometimes have no idea what they're here to do. In closing, I can tell Pulte is all about getting things done quickly. They are quick to try and penalize the buyer if we dare to delay anything, but at the same time, their tax to are to delay when it benefits them. They set a low bar for workmanship/quality, and are looking to just lint you down to the next team. Everything looks great on paper and the website and the model. However, your personal experience will be a big let down, and nobody will be held responsible for it. Overall, I love my home! The buying process was extremely positive and straightforward. The home was completed on time, however, on closing there were items that still needed to be addressed in the home, a post construction clean was not performed so there was dust everywhere, and there are several areas of sloppy rushed work that should have been addressed prior to closing.

Very smooth transaction from sales to pre inspection to closing. A lot of information to go thru but the entire team is very informative and knowledgable every step of the way to help thru the process. Very satisfied with my home, thank you!

first the quality of paint is very bad , with small accidental touch hit any dry wall a patch of paint falls on the ground the closets fittings are too weak , the allginments are not straight the location is good , regarding the quality need to work, the flooring wood is not sticked well , few of the them hallow

We had an amazing experience from start to finish building our home! Our sales agent was absolutely wonderful, knowledgeable, patient, and always available to answer our questions. The construction manager was just as great, constantly checking in and making sure every detail was up to par. The entire process was smooth, organized, and exceeded our expectations. We couldn’t be happier with the quality of our new home. Highly recommend!

Everything went smoothly from initial walk through, then closing and a few warranty request went very smooth , I would highly recommend anyone purchasing a Pulte Home

Negative experience with Pulte and their new community Vida’s Way in FL. We were among the first to purchase a home in new community and expected the company to be especially attentive to its first customers. We truly like the community itself — it’s beautiful and has great potential — but the constant struggle to get issues fixed completely ruins the experience. We have encountered numerous problems with the house. Many took weeks to resolve, and some remain unresolved because the quality manager simply refuses to acknowledge or address them. The most telling example is the lawn. During the final walkthrough before signing the contract, the construction manager admitted the grass was defective and promised to replace it. We submitted multiple trouble tickets, followed up repeatedly, and kept hearing: "Yes, yes, everything is under control." In the end, we were told this is supposedly "not a warranty case" and nothing would be done. It feels like the company is simply stalling and avoiding fulfilling its promises. It’s disappointing to see that behind the polished marketing language there is a lack of accountability and respect for customers. ... More

The quality of the build do not match the price.

Purchasing a house with Pulte was very pleasant. The staff was very kind and helpful with the entire process. All issues and or concerns were addressed appropriately in a timely manner.

Just look for some other builder if possible.

After believing that the Pulte Team would fix several issues they didn’t. Ended up going through warranty and obviously their default answer is no. After paying a good buck on a house they would want to follow through on fixing even minor issues but no.

After moved in--some items are fixed quickly and others snail pace. Excellent materials, but some of the contractors are poor workmanship.

We feel we have a high quality build in our new home. Everyone at Pulte has been accessible and helpful. Pulte is proud of their work and it shows. We are so happy to have chosen Pulte. They made the whole process enjoyable!

Our experience building a home with Pulte was, unfortunately, disappointing. We initially chose Pulte because we believed they prioritized customer satisfaction and had a strong quality assurance process. At first, things seemed promising. The initial project manager clearly explained the construction process, which gave us confidence. However, as the build progressed, he failed to meet many of our expectations and requests. Near the end of construction, a new project manager (Rafael) took over. While he made a genuine effort to address some of the outstanding issues, there was only so much he could do at that late stage. Prior to closing, we were reassured that any issues would be covered under warranty. While that may be technically true, we do not expect to rely heavily on warranty service after paying a lot for a newly constructed home. Unfortunately, several quality concerns became apparent right away. The appliances provided were low quality despite the overall cost of the home. An undersized A/C unit was installed, though it met county approval, it does not seem appropriate for the square footage. The floor tiles are fragile and chip easily, and the master bathroom shower floor was poorly installed, leading to standing water in one corner due to improper drainage. Overall, I would not choose to build with Pulte again, and I cannot recommend them to others based on our experience. ... More

This is the worst craftsmanship I ever seen, from the walls, floors, Ctop, cabinets and much more. I closed around 5/12 and I still have issues with my cabinets not being completed. Also Workers using my electricity and water, like there’s no supervision for them so they do as pleased. I would never recommend this builder to anyone. Worst experience ever!!!

Jeff, our project manager, was awesome to work with. He kept us informed on the progress. Pulte Financial Dept was an absolute disaster to work with. Requested same information multiple times and on our way to closing, after 6 months of processing, notified us we required another 4582.51 to close. After 6 months they gave us an hour to come up with additional money!!!! Absolutely horrible.

Very happy with the home no complaints

The whole process from beginning to end went smoothly. The builders team was great! All in all I would recommend Pulte Homes 100%!
