Everything was done as promised

We are very happy with our new Clearview model in Starkey Ranch. We have noticed a few minor issues with workmanship, but they have been responsive to many issues. Since we’re in the middle of the COVID-19 pandemic things are at a bit of standstill for warranty work, but I’m hopeful once things ramp back up they’ll get everything taken care of.

Great experience

I have noticed that adjoining bedrooms or bathroom need more sound deadening material between the drywall. Sounds are easily transmitted and heard without any buffer.

Nothing is perfect. Yes, I had issues reported during walk through and after I moved to the new house. Everything is being take care by Pulte team and contractors. Joe my site manager seems to be more concern with issues than myself. His support has been amazing.

Pulte homes has one of the best customer service. And it gives me peace of mind. Usually, after closing, you don’t hear from the builder anymore. But pulte homes have a 30 day window to check if there’s any other issues after closing.

Despite a few minor setback, our overall experience with Pulte from day one was a positive one. Our saleslady was very knowledgeable, personable, & replied to emails & phone calls in a very timely fashion. The design center experience was a fun one as well. Our project manager was very communicative with us in every step of the build process. He also answered questions & responded to concerns we raised in a very timely fashion. Securing our financing through Pulte Mortgage was not difficult, but our loan officer, though very friendly, could have been more helpful. We weren't provided with many different loan products or scenarios to fit out budget. We had to do our own research of available loan structures & bring them to her attention. Fortunately, Pulte offered the same products that others did, we just didn't know about them up front. The overall construction of our house met our expectations. It was completed faster than we thought, which raised some concerns that certain things may have been rushed or overlooked. One example was the interior paint job. Most rooms in the house either had a very thin layer of paint or a lot of drywall overspray in spots. We paid for upgraded paint inside the house, & we don't feel we got our money's worth. There were a few other disappointing things as well, but nothing that was a deal breaker. For example, midway through the build process, they decided to change the vanity in the master bathroom to one that had fewer drawers & less functionality. We were not really given a decent explanation for this, & my wife was very upset about it (still is). Another example was the way they went about installing tubes inside of the walls to hide cables for wall-mounted TV's. It was not done how we were lead to believe. It ended up being an incredible headache. Aside from a few other negligible things, we are very satisfied with our new home. For me who loves to cook, the horsepower of the range hood is not enough.，Although the workers worked very hard, some corners could still be done better.

I'm very happy with my new home. Of course, you'll find some issues with any new home built from scratch, however, Pulte Team has been conscious of them and willing to help and fix all details that could arise. Jeff has been very diligent and kind to speed up the solutions

We love our new home. The construction manager was the best part of the process. There were quite a few hiccups over the months, during the build, prior to closing, supply issues etc. but it’s done and we’re so glad to be here. When we put warranty claims in for things that need to be touched up or minor repairs that we noticed within a week or two of moving into our brand new home they respond pretty quickly. It’s a beautiful home. The HOA fees are extraordinarily high for a neighborhood with zero amenities other than them paying for water sewer and trash and taking care of the landscaping. The H away fees definitely do not match what you get for what you’re paying but we hope those will go down in the future, though that’s unlikely. We have also been here for a month and the post office will not deliver to us because they think it is an active construction zone and Pulte said they were aware of the issue but we have heard zero communication of that or how we are going to get that fixed. It is very difficult having all of our packages in the mail turned away because the post office won’t deliver here while they are building in the neighborhood. I wish Pulte was a little bit more responsive or would communicate better with what they’re working on. And I wish the person That manages the HOA could guide us better. When we have questions we never know who to ask. If you call any 1-800 Pulte phone number you find online it just takes you to warranty department. But who do we talk to for updates about the mail situation in the neighborhood? No one knows who is fixing it or if anyone actually is. Overall, we definitely recommend Pulte and we look forward to many years here and cant wait for the hiccups of buying the first home in a new neighborhood that is still being constructed in to be behind us. Overall I'm gonna say it was very positive and that I like the experience and the home. HOWEVER, architecturally I am very upset with where they placed the water tank and the fact that it takes over 5 minutes to get hot water through the tap in the bedroom and in the kitchen. I think that is unacceptable. They say a "tankless" is an upgrade but I disagree - I hate it. I am thinking about hiring a plumber to put in a regular water heater in my master closet so I can have hot water as soon as I turn on the faucet. I am very livid about this.

The process with the building of the home went extremely well. As It is my first new home I didn’t know what to look for as far as detailed work. After moving in which is hard to get done, we started to see things that didn’t stand out or thought would be an issue became one, the tile, the grout was not cleaned properly off some of the tiles which is now dry therefore now as to be scraped off. The lanai post as an opening which was never corrected, granted it’s very small however still noticeably, the window in the bathroom has grout on the glass on the outside which is not easy to scrape off without a ladder. Those are the very small but important matter that I would have paid more attention to and had done before closing. Otherwise very happy with the home. I would still buy another pulte home again. Thankfully we were able to sign and build our home before the prices went up on lumber and materials. They were very efficient getting what we needed and communication was top notch!
