Sales and Construction personnel were great. All very knowledgeable, attentive and responsive. The closing side fell short. Our senior agent felt put out at some very mundane requests. Overall we would consider a repeat buy with Pulte if we were ever again in the market.

Everything was good up until our walk through. Tyler our CM deceived us and withheld information on our AC unit. For the first month of owning our new home we were without AC (family of 6) for 2 weeks out of 4 weeks. Had 5 total technicians come and give different reasons for not working. The sod was dead and has yet to be replaced, we had no ethernet outlets that we paid for and are still dealing with that issue. No screens on any of the windows, and multiple electrical issues. Since the new Customer Care Manager came on board, he has been amazing in trying to fix the issues we have. Be cautious and ensure all work is complete to your standards. Before closing everyone was so eager to help in so many ways. After, it was rather difficult to get anyone to help until Dave came into the picture a month later. Things are starting to move now.

The home building process was a great experience. We are having more of an issue with communication with our warranty specialist. I know there are a lot of Pulte homes in the area and she is spread thin but when I ask a question or have a problem I shouldn’t have to keep following up to get an answer or resolution. The expectation is within 24 hours and that really hasn’t been happening.

The follow up from the customer care team post build needs work. Parts of the preclose inspection were rushed and not completed by Pulte. Still dealing with some impactful issues and contractors who randomly show up to fix things. The idea of an appt seams unknown to them, (Pulte) Give us a date and time. Then do you job. They have much to learn in that workflow

I have had multiple issues since moving in that should have been prevented. The internet company had to pull all new wire throughout the house because the cabling built into the house did not work. I’ve had an appliance guy come out became the dishwasher water supply was not working and once that worked the dishwasher did not drain. Most recently there is no cold water in the guest shower because the pipe is allegedly filled with glue and blocking the cold water supply. These issues require me to take additional time off of work and should have been tested and discovered at the time of install. Matt was an absolutely excellent and highly experienced during our home building experience. The building team (vendors and contractors) did an overall outstanding job in finishing the house in a timely manner. Jared and team did a great job with the appliance and warranty check ups and any additional follow ups. The sales team, Laura, was super informative and readily available for any concerns and questions. We did have some documentation issues with the mortgage team but overall we were able to close on time.

Nick, the site manager has been outstanding through out the entire process. As a first time home buyer, he made it look so easy with his quick respones and attention to details.

Mortgage experience could have been smoother

Overall, I love my home! The buying process was extremely positive and straightforward. The home was completed on time, however, on closing there were items that still needed to be addressed in the home, a post construction clean was not performed so there was dust everywhere, and there are several areas of sloppy rushed work that should have been addressed prior to closing.

Purchasing a house with Pulte was very pleasant. The staff was very kind and helpful with the entire process. All issues and or concerns were addressed appropriately in a timely manner.

Our new home is pleasant and as we expected in most features. The features that are especially helpful are the attention to soundproofing between houses, the amount of closets/storage space inside of the house, the size of the master bedroom and bath, and little extra features like the sliding patio door with screen that lets in lots of fresh air. Almost all of the people we dealt with throughout the process were knowledgeable, efficient, professional and responsive. Alfredo, Kit, Bobbi, Scott, and Brian stood out. Barbara with the title company stepped in after the previous representative was no longer available, and was very efficient, knowledgeable, and responded quickly to requests. The Pulte organization seems like a well-run organization. We do wish that the townhome community had sufficient street parking and large enough garages or driveways so that simple tasks like taking out the trash did not require the moving of cars or other items out of the garage. ... Good home. Construction team supportive and helpful. Limited options to personalize the build. PGP title company is pathetic. Shame on Pulte for trying to grab margin through their “affiliate”.

Our experience was overall very good. For the most part, the team was great to work with. Our site manager Brayden was fantastic! Samantha, our salesperson was also amazing. Brook our warranty/customer care manager is THE BEST!!! Our biggest issue came from dealing with PULTE mortgage. Our experience with them was a D- at best. With them waiting until the final weeks and days leading up to closing to request additional documents and finally close the loan the day before closing, they added a ton of undo stress to the overall experience.

CONSTRUCTION TEAM WAS GREAT AND JULYAN (construction manager) MADE THE EXPERIENCE AMAZING!!! However- We dealt with very incompetent people at Pulte Mortgage (except Brent, who was helpful). There was a huge lack of communication and when we received any communication from HEIDI, it was wrong. The paperwork was filled out incorrectly throughout the process, even at closing. We provided all the documentation required and the closing was scheduled 2 months prior with the requested funds wired 3 days beforehand. The flight arrangements were made based on the closing date. However, we found out the night before the closing that the underwriters hadn't even approved the loan and requested even more documentation, which could have been provided prior if asked for). We are extremely dissatisfied with the lending process at Pulte Mortgage. There is no reason to ask for a closing date or wired funds without an approval. The money was held at the Title company for 6 days. This is inappropriate and unprofessional. In addition, I had to cancel 2 flights (work related) to stay for these specific dates. I had scheduled a delivery for the appliances/installers and Spectrum installation, which had to be rescheduled because of the unprofessional work that Pulte Mortgage did. They have RUINED the lending process experience of buying a home and it is unfortunate that the excellent building process overshadowed the lending process. The construction manager was incredible, as well as the entire construction team. When we were supposed to be excited to close and receive the keys, the Mortgage and title ruined the experience. PGP title also provided incorrect information. We were told we needed a vesting form and power of attorney, when we did not. We spoke with 4 people and all of them gave us different information, until we finally spoke with Phil Brown who came up with a solution. We were finally relieved that we found a competent person at PGP Title after multiple phone calls. We spent 4 hours at closing, due to Heidi’s incompetence and equipment malfunction (printer/fax needing technical support). We had to reach out to the VP at the mortgage company to get everything corrected quickly, so we didn’t have to reschedule the closing for a second time. However, the closer at the signing tried to rush it due to personal reasons and we were threatened that if we didn’t sign the first set of documents, we would have to reschedule the closing. We said that we had to read them first. What kind of closing professional pushes to sign documents without reading them? He gave us the keys and fobs. He did not even bother to test them with us. As a result, we were locked out from the gates for 5 days because the fobs were not activated and it was a holiday weekend. We were also not told about the temporary code that was in the closing documentation. We had to rely on random homeowners to open the gate for us when they pulled up to enter. When we talked to the HOA, they said that the title company never sent the documents to them for activation. The closing process was hurried and inefficiently executed. ... More

In any endeavor, it's crucial to ask the correct questions and be wary of shortcuts. By taking your time with the process, you can create a truly remarkable home. Two disheartening truths are evident: Builder-grade paint is substandard, and the grout and tile work in some areas appear to have been hastily and carelessly executed.

Whispering pines - Land O Lakes - I am happy with the location and community size. Price is reasonable. Not may issues found after we moved in. Build quality is satisfactory. Particularly cabinets are very poor and they fall apart due to bevel design with glue corners on cabinet doors. Cabinets are very cheap and poorly designed and selected by Pulte, we had no other option except to go for them. We do not expect this cheap quality cabinets for the price range we paid for.

Overall experience of buying home with pulte was great, they have a great responsive team , our construction manager steve is very responsive and attentive. Over all build quality details could have been better - given we are trying to rush finish the house construction played a role, Pulte has great team just company needs to ensure contractors and workers are not overworked to meet unrealistic deadline - if they fix stakeholder greed problem and focus on patience and quality they have great team behind them.

Online closing was smooth compared to other States . Builders / Project Managers Steve & Zack were great . Very responsive & Professional . Warranty people were very warm & helpful so far . As with all new homes there were and are some minor issues that warranty has handled very well and responsibly. We are very happy with our new Pulte Home

I was fortunate to fall upon a move-in ready home in my preferred location. I feel the price was commensurate with market value and Laura was very professional and responsive in the sales process. The floor plan is ideal for my needs but I think the builders rushed to complete and lost quality in the details of the construction. Pulte has a great respiration in my area and I am overall very satisfied with my new home.

Overall we are very happy with our new Pulte home. From the start the Sales rep, Lindsey, was a joy to work with. She always provided good information and was responsive to emails and requests. Even after her part was done with, she still kept in contact and made sure things any concerns were addressed. The building process also went pretty smoothly. Not being in the construction business, it was hard to assess the timeframe on the progress. We received regular updates but that didn't tell me if we were 2 days, 2 weeks or 2 months from completion. I'd recommend including an estimated duration for the next steps in each communication to the homeowner. I understand that can change but at least give a range. Also the time to meet with the construction team on walkthroughs was pretty limited. It always had to be M-F from 8-4. That meant taking time off work in order to meet. There should be some options for weekend meetings too. The loan closing process was fairly easy. It was just far from the location of the home. There should be options to meet for closing that are closer to the new home location. After closing, there are have been a few follow ups needed with Pulte. My experience with the team is that after closing there is a lot of finger pointing at another party being responsible. The finger pointing to another party is done without anyone even coming over to look at the issue. Pulte is still on the property working on other homes. We could have saved weeks of trading emails having and service people come out who said it's not their issue, if the onsite Pulte team had made the first effort to stop by the home and look at the issue. Overall was a good experience purchasing my home. The home is beautiful but like any new home there are always small issues that arise after you move in. The service request line is quick to respond and fix what’s needed. Overall I’m satisfied and don’t have any regrets.

The home took a bit longer than estimated to be completed. But that is understandable given the supply chain issues plaguing every industry these past few years. Our Sales Consultant and Construction Manager did an outstanding job navigating the setbacks this caused and ensured our closing date, once established, did not get delayed. Although, a few minor things still needed touch-up after our move-in, we are satisfied with the overall quality of the home and their persistence to ensure any post-closing line-items are fully addressed.

Overall the experience was good, a solid 4/5. The main reason it isn’t a 5/5 is that the vendors that Pulte uses have been very unreliable with warranty work. A few have completely missed appointments with no notification. This is especially frustrating when I take a day off work in order for this work to be done. Otherwise, the process was great, the customer care person is wonderful as well as the project manager.

The staff that we encountered were amongst the best however, there were a few issues. Closed on the home two months after the projected closing date during the time of contract signing, putting my family in an uncomfortable position without compensation. Múltiple work orders needed within the first week of closing on the home. Still awaiting replacement of a damaged cabinet during installation. Other than these minor issues, very good experience.
