High quality home, but zero response after closing

Overall, I am happy with the quality of the house. However, the customer service of the builder is very very low. They will promise you the world to get you to buy the house and to have you to write a good review, but will drop contact and won't address anything they should have fixed once it is done.

Amazing experience with everyone I interacted with, from the front office to project managers, loan officers, etc. However, at this price point, (over 600k), I had certain expectations for a home. Some of the standard/builder grade options were the same/less than my first new build (approximately 20 years ago). For example, I had a better shower/tub in my apartment than the stand tub/shower combo in my over half a million dollar home. In addition, some things just felt rushed. I was surprised at the amount of obvious flaws and poor craftsmanship that we had to continuously point out for repair prior to closing. Bring a level and magnifying glass when doing routine walks or you’ll be stuck with shorty work.

It has definitely not been a stress free move process. A lot of rescheduling because of not receiving communication in time that walk-throughs cannot be met as things are not finished, or having to reschedule the closing multiple times. In the end we could not move the closing any further due to move out constraints, but the house was not fully ready yet 3 weeks after promised delivery when they were just one month out of closing. If they had focused on our house I'm sure they would have been able to, but it seems they were short staffed and had multiple closings around getting delayed, so ...

The home buying experience was good. The design center experience was great. Once construction of the home started, communication was sketchy. We had four different project managers (PM) and I believe the communication between each PM during the transition from one to other was lacking. The quality of the workmanship could be better for the price of the home.

Difficulty Communicating Regarding Completion / Closing

While the individuals (with a couple of notable exceptions) that we dealt with during the home build process were excellent, we experienced multiple delays in closing (four different close dates were scheduled). Even upon closing there were still several issues that needed to be taken care of and we still have a couple outstanding now. While overall the experience kind of what I expected, we were disappointed in the length of time taken to complete the home (over eight months) and the fact that when it closed there were still issues to iron out.

I have mixed feelings about my home and buying experience with Pulte

I must start off by staying my home had over a year worth of delays which significantly changed how much this home will cost me over the life of the loan due to interest rate changes during that time. The required deposit was $60k which made it very hard to back out of the deal. The contracted painters were the worst. My 7 and 10 year old nephews could have done a better job. The painters caused a lot of my repairs needed. I had the wrong colors on the walls, work was so sloppy it required 5 revisions of painting the main walls over. Both David’s were very helpful and rock stars. Rachel was not truthful and shared a lot of bad information making this process very difficult. The quality of the house if not worth the price. The yards could be more presentable at the time of sale. The floors are already squeaking and we have only been in the house a few months. There are a lot of craftsmanship items that Pulte still needs to fix.

Everything in this house was rushed and looks like a half done job. Super sloppy work. Even the most basic things were not up to par. At first I was happy but after settling in I’m finding so many things wrong. Very disappointing.

The quality of workmanship inside the home is extremely poor. The baseboards and door frames have dents and lines throughout. The paint is splattered and chunky throughout. However, the project manager and support team are great. They are quick to handle issues. We are currently prioritizing what we want to deal with in terms of resolving the cosmetic issues, and what we are willing to live with.

This is my 5th new property that I buy and the have really bad quality I didn’t like the quality of the townhome in general and they give me the townhome with a lot incomplete areas and poor warranty service

This is not my first home buying experience. IN the past had new home buying exp with other Builders too. I will not say Pulte is bad or good. But only piece of advice is that defi. check out for Quality of workmanship , Value for price etc available during the process of home buying, Lookout for options.

Materials seem to be quality but finishing workmanship is not very good. Lots of issues with drywall, baseboards that need to be replaced, tub drains missing or not installed, chipped marble in the bathroom, window frames/screen frames bent, etc I have several warranty tickets outstanding and no drywall has been addressed. Also baseboard in the master bedroom was supposed to be replaced pre closing. As of today (nearly 8 weeks later) it still hasn't been replaced.

We recently built a house with Pulte. I cannot say we got the value we paid for our home. All of the trim work was in really rough shape. We had to hire an external painter to come in and fix a lot of the trim, mudding, and painting. It is still not fixed correctly, because it was just too much to get done and would have cost a fortune (since we did not want to have all of the trim ripped out and redone.) Field managers tell you what you want to hear but do not follow through with service requests. Multiple items that should have been taken care of before closing were not and still are not 3 months later. COVID has caused some understandable delays but the company is not up front with communication and realistic time frames. Also no one is managing the many companies involved during the move in period and the homeowner is left to fend for themselves, to keep on top of contractors to complete a task.

New House Blues

Most of the sod in my yard is dead, will not germinate, tree falling down, no shrubbery planted in a hill in the back yard, escaping company caused a mud slide over my entire backyard, threw more sod, left wood chips all over the yard and no one is responding to my concerns. The biggest problem is Pulte had air conditioning unit out right outside my master bedroom window, I am miserable, can’t sleep because of the noise. Need help!!!

I purchased this home in good faith and that their would be a clear line of communication throughout the whole process when it came to any issues. At first things look promising and was assured if any issues occurred they would be resolved in a timely manner. The overall home is good, but the quality of the material used and workmanship lacks. Example if you spray the home walls or doors, but touch up common area spots with a brush or roller its noticeable.
