Materials seem to be quality but finishing workmanship is not very good. Lots of issues with drywall, baseboards that need to be replaced, tub drains missing or not installed, chipped marble in the bathroom, window frames/screen frames bent, etc I have several warranty tickets outstanding and no drywall has been addressed. Also baseboard in the master bedroom was supposed to be replaced pre closing. As of today (nearly 8 weeks later) it still hasn't been replaced.

We recently built a house with Pulte. I cannot say we got the value we paid for our home. All of the trim work was in really rough shape. We had to hire an external painter to come in and fix a lot of the trim, mudding, and painting. It is still not fixed correctly, because it was just too much to get done and would have cost a fortune (since we did not want to have all of the trim ripped out and redone.) I feel like this is not something I should have had to pay for considering my house almost cost half of a million dollars. The whole building process was very rushed and you can see that in our home. We have spots where grout is missing in the bathrooms, we were not able to get the fixtures we wanted due to back order, some of the hardwood is not glued properly, banisters not sealed correctly, brick has not been pressure washed, sloppy brick laying outside, the sidewalks have gouges in them and look rushed. There were many options that we could have had with this home, but was not offered to us. Example-sprinkler system, unaware Kitchen Aid appliances also had a confection oven capability. The closing process took us over three hours since we were not allowed to leave until the money from our lender cleared with Pulte. I feel like it was that way due to us using an outside lender and not Pulte. Overall the house was built quickly and we are glad to have a home, but it does show it was rushed. Field managers tell you what you want to hear but do not follow through with service requests. Multiple items that should have been taken care of before closing were not and still are not 3 months later. COVID has caused some understandable delays but the company is not up front with communication and realistic time frames. Also no one is managing the many companies involved during the move in period and the homeowner is left to fend for themselves, to keep on top of contractors to complete a task.

Lots of back and forth getting what we were promised. Still working outstanding issues.

quality is very poor

Most of the sod in my yard is dead, will not germinate, tree falling down, no shrubbery planted in a hill in the back yard, escaping company caused a mud slide over my entire backyard, threw more sod, left wood chips all over the yard and no one is responding to my concerns. The biggest problem is Pulte had air conditioning unit out right outside my master bedroom window, I am miserable, can’t sleep because of the noise. Need help!!!

The home itself has been decent, other than the exposed nail heads in my shingles and missing flashing. The lot is absolutely terrible. The lot floods with each rain and is a sponge for days afterwards. When landscaping we found sliding, nails, screws, and a huge amount of rocks under the sod. I expressed my lot concerns with Pulte multiple times and it was dismissed as a non issue. I will continue to collect documentation for future disputes under the “Right to Repair Act” if action isn’t taken from Pulte regarding the lot.

I purchased this home in good faith and that their would be a clear line of communication throughout the whole process when it came to any issues. At first things look promising and was assured if any issues occurred they would be resolved in a timely manner. The overall home is good, but the quality of the material used and workmanship lacks. Example if you spray the home walls or doors, but touch up common area spots with a brush or roller its noticeable. Another issue is touching up spots with multiple coats of paint leads to it just pealing off especially in areas where there is friction like doors and door frames. Quality of material like the trim lacks in common areas. Example using trim pieces with noticeable chips and dents and not fixing/filling in or using quality pieces makes common areas look bad. I closed on 09/23/24 and moved in 10/26/24. Giving the builder and their team time to address the issues. I have had floors, doors and trim fixed due to water leaking into the home, but the work has not been finished. Its been 2 weeks since and no communication/follow up has been received even after contacting the builder. I understand things will occur over time, but leaving unfinished work is not good business or practice especially when there was no follow up. It has been one week since moving in this home and I find more workmanship and materials issues than anything else. My home construction manager quit in the home stretch. The manager that picked up our home did a great job; however, things agreed to with previous manager that was IMPORTANT to us became null and void.

Overall a good experience with the actual building and the various Pulte staff including sales, construction manager (excellent!), and the designer. The building structure is solid; however, there were many cosmetic issues mainly due to the drywall and paint finish. Even after 3 reviews, it only marginally improved. Also, I've been waiting over a month on a couple smaller warranty issues.

The home buying experience was great. The quality is ok. Not the best but not bad either. In fact I am ok with all of the build. But when it comes to the responsiveness to the issue, yeah they don't respond very well. Specifically they try to push the issue to others. The whirlpool range that came with the home is tripping 5 to 8 times every day and they told the problem is with the appliance. When the repair guy checks the appliance he says the appliance is not installed correctly. Pulte still tries to push the issue to whirlpool. So pulte is not able to find me a fix till today. I have been following with both whirlpool and pulte and its been tiring. It's been a month now and it's still not fixed. So there are other cosmetic issues, which are negligent, we could deal with them slowly. But this kitchen range issue is a big NO NO. I believe that Pulte has beautiful homes, I just bought one! The build process was very involved and I appreciated that. The finishing jobs were rushed and I am finding multiple issues that the natural eye cant see during a walk through.

Our sales person was poorly trained. For instance, we asked the upgrade cost of a sprinkler system and he said it was not an option. It was, but we didn't find out until after we closed. We chose a floorplan with an extended kitchen. He said it was included in the base price, but when we got to the design appointment, it was a $5800 upgrade. I advise knocking on doors of finished homes and asking questions. The most important issue we had was closing on an unfinished home. We were moving from another state and made all of our plans based on the closing date Pulte provided. We sold our home, packed up and had our belongings with movers when we left our old place. Our Pulte home was not finished and we had no options at that point. We signed a document saying we were accepting the home as finished because we had no choice. We are in the house 6 weeks now and they are working on things, but I would not have moved in with it at this condition, if I had had a choice!! ... More

Sales team is great, Model home will always close the deal. Great floor plan's. Builders crew from framing to paint need much improving. Pulte is a production/quantity builder. Homes must go up quick and be sold quick. So, the crews used to do this is veery important. This is where the attention to detail comes into play. This is lacking big time. NoN matter the cost of the home, if its a new build things should be done with a eye for detail. Pulte expects the future owners to hold up their side with financing the home. The buyer expects the home to be near as perfect as possible. Pulte tends to rely on you have a warranty and then you have to deal with that. This is the situation my family is in. I could list everything that is an issue but it's a long list. We are close to three month inn the home and waiting one issues to bed addressed. It’s been 1 month since closing but still having issues. Raised multiple Service request but response is very slow.Have to follow up multiple times with the warranty guy Russell to send someone to care of the request. Even many other house owners are having warrranty issues. Some request is pending for 2 months. It’s new construction, so ideally we should not be having many issues in first place. Paid more than asking price, but now I feel it’s not worth.

The sales team and field managers are client/owner focused throughout the process.

Walk through prior to close was not thorough at all and too many issue and things to fix after closing. Unnecessary!

Overall the experience was not as good as it should have been. It was very hard to get responses from the customer service representatives for the neighborhood and they were not ready for us to move in come the closing date. Throughout the build, we would get a weekly or bi-weekly update via phone to discuss progress but were never provided pictures when we weren't even in the same state for much time during the building process. The overall attention to detail was not great when it was time for us to move in. Even though we had asked for things to be fixed during our final inspection a week before closing, which also wasn't even close to being ready for inspection (they were still painting, fixing problems, and cleaning when we showed up), not everything was fixed properly. Instead of pushing out the closing date and needing to reschedule the moving company and all of the plans that were set in stone for months because we thought 6 months was enough time to do everything properly, we decided to get in the house and fix things ourselves. You would think contractors who build multiple homes at the same time non-stop would see there mistakes and do a almost perfect job every time but that is not even close to the truth. It is disappointing to find new problems or details after spending so much money on what is supposed to be a brand new home. Looks nice but the not really satisfy with the quality of product used. Lots of cosmetic things are unfinished. Tried to reach the builder but said to contact costumer service, did but no response.

Neighbors are great! I am sad to say I am still waiting to be able to use my shower in the master bath. My builder was sent to another area in the process of finishing the issues with my home. He tried but couldn't get contractors out to finish the jobs. You for sure need to keep an eye on the work that's done inside. Like painting inside and out, floors and the doors. Don't take anyone's word it will be taken care of. Don't sign off on anything until it's done!

I was expecting that Pulte would give us a good quality build but it’s not up to my expectations. There are so many imperfections we could notice once we moved in . After rain there are so many leaks in our house and backyard was not graded properly , highly disappointed with Pulte and its quality . Should have gone with some other builder .

We had multiple issues with the final details of our home. The final paint was subpar, sloppy finishing with gaps on baseboards and stairs. We also had a roof leak in our bathroom the first week we moved in. With the price we paid, the finishing details should have been better. We delayed closing twice to have major issues addressed like bowing walls and mal-stained landings.

I love my house and it is a beautiful floor plan, but I have some issues with the workmanship and materials since the house is very expensive.

One has to really plan well in buying home with Pulte. As soon as you make buying decision, they give no time in deciding about the upgrades. They dont have any 3d tools to show the upgrades. In one two hours everything needs to be decided with no chance to revisit the options. They are inflexible and their contract is one sided. For example as a buyer we cannot move the closing date but they can move the closing dates. Beware: they will try to close the house much before it is actually finished. Dont agree to it, it takes long time to get the pending issues complete. I have closed house six weeks back, the issues are still pending. The build quality is bad and hasty. Please have a home inspector to review everything. Specially watch for the paint and plumbing. Their internal inspection is not very good and everything is outsourced to the vendors. Please be very careful in choosing the lot. They may say your lot size is .5 acre but they may leave a lot of wooded area. You have to ask in how much area they will put the grass and what they will leave wooded. They will even leave the construction material in the woods, ask them to clean it.
