We are 45 days post closing with still a lot of tickets in progress. With the rate of turnover at Pulte it makes it hard to get our stuff completed and communication is horrible. It's been a lot of talk.

A Nightmare

Due to lack of communication between our construction manager and the closing department, our closing date was pushed back twice (both time super last minute). The quality of the house is super lacking in the workmanship and quality. Baseboards are crooked, door casings are noticeably crooked, experts who came to measure our windows for blinds mentioned that our windows were some of the least uniform and straight ones they’ve ever measure, and closet doors won’t close. 1) Overall communication was bad to get status updates from the builder representative frequently and ended up into escalations. 2) Closing was delayed multiple times despite of multiple follow ups. 3) Quality of the work seemed to be okay before closing but after 2-3 months discovered bunch of issues which were not addressed despite of multiple follow ups over email/phone/text with Customer Care Manager III, CFT, Area Lead :: Georgia Division. Some of the issues were related to gutter, front door air leaks and Pulte doesn't care despite of sleepless nights.

Pulte Homes in this community is taking advantage of the market situation and building very poor quality homes. The building managers are over whelmed with the number of homes they have to work and not able to supervise the construction quality and missing several important aspects. Pulte homes is only intersted in rushing to close the homes without even having appliances and competing the home properly.I would not recommend this company to put your money

Do Not Close with Outstanding Issues

My advice is to never close on the home when their are outstanding items that need to be complete. This was our first time building a home. We did not truly understand that the home should be complete (move-in ready) the day before close. Now, we still have items not done and I have to constantly follow up to get anything done. Lesson learned.

Project manager was useless

Every meeting with project manager was a waste of time. He gave wrong information on many occasions that had us believe things would be done a certain way. Items discussed at multiple pre walk through were never addressed. Sheetrock seams on ceilings did not receive a finish coat before paint. Exterior of house needs full repaint due to touch ups not matching. Garage door was never painted. One circuit of outlets in kitchen does not work ( breaker will not reset). Didn’t receive a second garage door opener. There is more, but this is only supposed to take 1to 2 minutes.

Punch list items noted on inspection and final walk thru still not resolved after 2 months of being in the home. Awful experience with Pulte. Really bad workmanship. 5 field managers through our build process because Pulte treats their employees so poorly that they all quit. It took 14 months from contract to close on a 4 story townhouse. Promises not kept. I will never buy a Pulte home again and will be deterring others from doing so.

A lot of issues have been noted since we moved in on 27Jan2021. -Plumbing issues - several occasions. Flooded my whole powder room, living room. leaking thru kitchen flood light due to water going thru overflow in master bedroom -responsiveness to issues - very non-cholent and careless attitude -a couple defects i noticed and have reported that is still not addressed. overall, not impressed.

My experience with this company was terrible, Tifanie was not doing her job, when it came to responding to emails. The company it self doesn't answer phone put will respond in email right after you call. I am still having issue with my address trying to get my gas turned in my name since June 2025, they have address all wrong no one responded. I’m not sure if all big developers are like this but for Pulte I can definitely say this. Don’t ever trust the sales team and don’t take anything on face value which they say. If you have any issues after the closing they WILL NOT respond. However im satisfied with the construction quality and this team’s responsiveness.

They were way behind their timeline and kept making last minute changes to closing. Subcontractors were terrible and there was little oversight or quality control, so the workmanship is terrible. Lots of promises about things that would be repaired but little follow through. They have a warranty, but you submit things to their portal and never hear back. The real estate agent along with the materials given to me summarizing approximate closing dates were deceptive and incorrect. Also, I had done my final inspection ahead of time and someone had come in and kicked a whole in the bathroom wall under sink.

The local construction managers were great to work with and did an amazing job helping us get into the house. Unfortunately, there are many issues with the house that they are unable to resolve due to the company policy. The gutters on the house are too small to handle the rain in Georgia and will need to be replaced at my cost. Lots of small issues that we are finding all over the interior and exterior of the home. What I would tell prospective homebuyers would be to run far and fast away from Pulte homes! This is my 3rd Pulte home and it will be my last. The quality of the work in the house is abysmal! There is basically zero responsiveness to issues. If there is any sort of followup it’s only when asked multiple times and then the work still doesn’t get completed. The finishes are sloppy and careless and if I couid go back in time knowing what I know now I would never have purchased this home.

Buyer beware: Does not build to code or honor warranty

Have mold after 1 month in basement as it was never built properly. Flag at inspection and during build, was never resolved although promised it would be. Warranty denied for “underground spring” - you are not allowed to build on underground springs and nobody checked or proved that. They just dont want to honor their warranty for poor not up to code build.
