It is a good built home. The only issues is lack of detail from the contractors. They are moving so fast they don't have the fine fit and finish. Tiles can be raised in shower, door frame trim is not gapped right. Plumber put pipe across walk around from water heater. Little things. But overall good built house. Pulte guys great to deal with.

We had a good experience with the construction manager, Joe, and are overall very happy with our home. There were certain details that were missed (e.g. lots of wood shavings and sharp nails sticking out inside kitchen cabinets, drywall wasn't repaired in the garage as promised) and hearing back from the warranty team has been a challenge. They have many projects they're trying to catch up with but we wish they'd prioritize a bit differently.

Beautiful home and great neighborhood, but overpriced

Let me start by saying on Pulte Group’s Built to Honor website they brag about how much they take care of veterans and yet I have 30 years of honorable service. My Sales Agent never explained the contract. Never told me once the frame is on the house I get no options. This house was supposed to be my retirement home after 30 years of military service and 4 deployments. Thought I would have options buying new construction and my Sales Agent never explained any options and said that I never came back to her office to go over the contract…well I’m active duty Army and assigned to Hawaii and I was going through my medical retirement process and trying sell house in Virginia and buy house in Georgia. I’m financing a house for almost $500K and Pulte Sales Agent don’t have the common courtesy to email or pickup the phone and provide bare minimum customer service. I thought I was buying a house at a different lot and during the walk thru I told the builder this is not the house I picked because it has a different backyard and here is the picture I took of the backyard and the Sales Agent embarrassed me by saying to me and my mom “something is wrong with y’all memories.” A $500K house and this how a Pulte Sales Agent addressed me. Thought I was getting a 5BD and 4 1/2BA and there is no half BA. Never got the option to get a covered back patio. Also, can someone at Pulte explain to me why I have 4BA and 6 linen closets. I do not have any towel racks or toilet paper holders and Pulte wants me to pay $400 after closing. My Sales Agent never explained to me what comes with a gourmet kitchen. I said I wanted white or brown cabinets and ended up with a gourmet kitchen. Please explain the difference between the white or brown cabinets. Also, I was told by the Sales Agent it’s a $5 earnest money, which I paid the day I looked at the house. She asked how much of a down payment I wanted to pay and I said $20K or $30K and somehow I ended up paying $25K of earnest money I couldn’t get back because I sent and email to the Sales Agent and my loan agent, which she was just as bad as the Sales Agent. As someone who has worked HR for 30 years in the military you don’t hand or email someone paperwork and tell them to sign it and don’t explain it. Plus I tried telling the loan agent I’m still active duty and I don’t qualify for the veterans benefits until 31 JAN 2023 and yet my loan agent tells me she is going to process my loan as if I’m a veteran and the VA said I was disqualified for the exemption regarding the lending fee. Plus the Sales Agent said I can do a pay down option for two years, which I told my loan agent and she never took the time to explain that option to me. My loan agent yelled at me over the phone because I sent and email to the Sales and Loan agent stating I refuse to attend the closing because I nobody takes the time to explain anything and tell me the why on what’s going on. I will admit my Sales agent did call and explained some of the details about the loan, but I never had good feeling and feel like Pulte has taken advantage of me. I’m hurt that I wasted my time with Pulte and I did not get my retirement home. I will NEVER recommend to and military personnel to buy a Pulte home. Plus I will be filing a complaint with the BBB and calling Clark Howell at Channel 2 Action News here in Atlanta and let him know this one veteran Pulte provided poor customer service and I wished I had bought a Ryan’s Home. Ryan homes are better quality and hopefully I can win the lottery so I can payoff this Pulte home I don’t want and move into a better quality home, which is a Ryan home because Ryan explain the options and explain the loan process. ... The quality of workmanship inside the home is extremely poor. The baseboards and door frames have dents and lines throughout. The paint is splattered and chunky throughout. However, the project manager and support team are great. They are quick to handle issues. We are currently prioritizing what we want to deal with in terms of resolving the cosmetic issues, and what we are willing to live with.

1st, for the area, super great value for what you paid for. Other builders charging more for less. 2nd, craftsmanship and vendors could be better but the employee market is bad. 3rd, layout of townhome, very nice. Overall, love the house.

Dealing with supply chain issues the Pulte team got results to issues in a timely manner. Would like to acknowledge Mark and Cory for their unprecedented effort in getting us closed in a timely manner. They went above and beyond indeed.

Have many problems in the home since day 1 of moving in, New Dishwasher drain not setup- water clogged, master bedroom door not closing, most of the second floor squeaks all the time (it feels like a used home not a new home), carpets loose, stairs squeaking, poor quality microwave, closet door not closing,

Very backwards process. Pulte wants you to make a lot of decisions without giving thorough explanations or information. Make sure to get an independent home inspection. Neighborhood is nice though.

Love the home layout and design. Construction took forever while the builder was inconsistent and unresponsive at times. Even after moving in...he was given a list of issues needing resolve and he never followed through. The sales office was excellent. Quality of build and issues seen since moving in have been very disappointing.

1) Overall communication was bad to get status updates from the builder representative frequently and ended up into escalations. 2) Closing was delayed multiple times despite of multiple follow ups. 3) Quality of the work seemed to be okay before closing but after 2-3 months discovered bunch of issues which were not addressed despite of multiple follow ups over email/phone/text with Customer Care Manager III, CFT, Area Lead :: Georgia Division. Some of the issues were related to gutter, front door air leaks and Pulte doesn't care despite of sleepless nights.

Giant homebuilders like Pulte are only motivated by increasing shareholder value. Even when they do not have the bandwidth to sustain the rate of construction while also maintaining a minimum level of quality in their builds, they continue anyway. From contract to closing, it took 10 months. We've been in the house 3 months and are still waiting on warranty items to be addressed. There is a staggering lack of attention to detail with regard to quality workmanship you would expect from a half a million dollar home. I'm happy with the location, my neighbors, and the amount of space we have, but overall the lack of concern for attention to detail concerns me. Buckling floors, awful looking ceilings from water damage they caused, rough edges and walls, loose toilet, deadbolts that won't lock, loose hardware, etc., the list goes on. Our overall experience, while challenging at times was very good. Towards the end of the process, we had a few hiccups, but we trusted and continue to trust Harrison to make good on the fninshed product

Not a great experience buying home with pulte

Our Sales Agent and the Warranty Person we deal with have truly been the saving grace for this transaction. I am disappointed with the quality of work the construction manager approved and then passed off. We have walls that are completely bowed, corners that are at 75° vs 90. Door ways that don’t line up, we had a major leak from the electrical people drilling a hole in the pipes, and after our inspection pointed it out, they said it was resolved, only to find it was never looked into. Our shower had no seals so it leaked until the warranty people sent someone to repair it. The construction people left piping and grout in our shower pipe and covered it with the drain so the shower flooded, and needed to be cleaned/snaked. The drywall people after we tagged prior to closing left the mud all over our bathroom walls, had to call the warranty people to send someone to sand and paint. They never sealed our fireplace mantle. Wiped it off after hanging the tv and took off a ton of stain. It’s sadly been one disappointment after another. ... More

We like the most about Pulte NorthCove the big lot sizes, building exteriors, structural options, but the quality of the building need to be standardized, base / inbuilt structure for a same option varies across homes, either missed or looks different than standard options, requires lot of follow in the process of building. Sometimes we feel we are getting low quality finishing for amount we have paid.

One has to really plan well in buying home with Pulte. As soon as you make buying decision, they give no time in deciding about the upgrades. They dont have any 3d tools to show the upgrades. In one two hours everything needs to be decided with no chance to revisit the options. They are inflexible and their contract is one sided. For example as a buyer we cannot move the closing date but they can move the closing dates. Beware: they will try to close the house much before it is actually finished. Dont agree to it, it takes long time to get the pending issues complete. I have closed house six weeks back, the issues are still pending. The build quality is bad and hasty. Please have a home inspector to review everything. Specially watch for the paint and plumbing. Their internal inspection is not very good and everything is outsourced to the vendors. Please be very careful in choosing the lot. They may say your lot size is .5 acre but they may leave a lot of wooded area. You have to ask in how much area they will put the grass and what they will leave wooded. They will even leave the construction material in the woods, ask them to clean it. While I am happy the construction managers got me in my house prior to my rate lock expiration, extremely disappointed with the quality of work by the 3rd party vendors Pulte Construction uses. Given brand and price point of home, Pulte either needs to hire more construction workers under warranty the Pulte Construction brand (permanent employees) or leverage better contractors. Attention to detail was below my expectations. The only instance where I would recommend Pulte is if you are in the early stages of a up and coming area.

Closing lawyers are a joke!!

The Team at Pulte was great to work with. Our salesperson and construction Superintendent were on top of the details. They pushed hard to hold our closing date even with some material delays. They were knowledgeable in the process.

Austin and Traci were awesome representatives of the Pulte company. Explanations were offered and they returned my phone calls and texts instantly. I would recommend Austin to other potential buyers because his communication skills are so good and it was wonderful when he called me with construction updates.

I wasn’t allowed to make my own selections for floors, tiles, cabinets etc. Kind of took the fun out of buying new. The windows are poor quality and some don’t latch/lock. They did not paint the interior of my garage and it looks really ugly when the garage is open. They need to start installing frameless showers and crown molding for homes over 700k price point.

Overall a good experience with the actual building and the various Pulte staff including sales, construction manager (excellent!), and the designer. The building structure is solid; however, there were many cosmetic issues mainly due to the drywall and paint finish. Even after 3 reviews, it only marginally improved. Also, I've been waiting over a month on a couple smaller warranty issues.
