Sherita and Aaron - worked hard, answered all questions, followed up always, didn’t promise things that could not be done!!!!

Just a couple of minor issues getting punch list items resolved. Other than that, the sales and negotiation process were great and we love the house.

Aside from a horrible experience with Pulte mortgage, the home itself and dealing with Mike and Heartwood was an absolute dream. He met us over at the new house several times, explained everything to us, walked through with us, and has been extremely responsive if I have needed anything since then. They definitely have the right man for the job over there after closing. I feel very confident and supported that if anything happens with the house, he will be there for us. Thank you Mike!!

Steven, our builder manager/superintendent communicated and facilitated our build experience thoroughly, efficiently, & expeditiously. He kept us on top of the building process with timely communications. The construction site was always organized and clean. We have built a number of homes over the years, and Steven has provided us the best home building experience thus far. In addition, the overall workmanship and product quality are clearly evident throughout the entire home. Buying this home was So difficult using Pulte Mortgage. We have excellent credit, Zero Debt , a down payment of 34% of a the sales price, and all of our documents in order ( account statements, income statements etc). It would have seemed it should have been easy. It was so difficult, I sent all the documents requested then a different loan processor requested the same info again apparently did not look at the file first. This happened several times. The process was ridiculous. That is the mortgage part, now the house itself. It is ok. On our pre closing walk through the construction manager identified a drainage issue between our home and the neighbors home, he submitted a ticket for repair. More than a month later nothing has been done. I submitted a repair request through the owner portal and was told it isn’t covered. I have since sent a follow up email and the construction manager got involved since it was identified prior to closing however as of yet nothing has been done. I am at this point very disappointed and wondering if this was the right decision to purchase this home. ... More

Purchased a home in the Heartwood neighborhood marked our second home-buying experience, and we wanted to ensure everything was in proper condition prior to move-in. The day before our scheduled final walk-through, we met with the builder’s manager and conducted our own inspection. During that time, we used blue tape throughout the home to identify areas needing attention, including minor touch-ups and an issue where the crown molding above the cabinets had come apart. During the official walk-through the following day, the builder’s manager appeared surprised to see the blue tape marking these items. When we pointed out the crown molding concern, we were taken aback when the manager asked if we had broken it ourselves. This was frustrating, as it’s unreasonable to suggest that a buyer would intentionally damage a home they are about to purchase. While the overall experience was acceptable, this interaction left a negative impression. As a result, we would likely reconsider purchasing another home from this builder in the future. ... More

I did love that Pulte is a one stop shop for everything. It makes building a new home much easier.

Sales, the Construction process, and Customer Care, (The Team) at Waterways Pulte Sutton, Richmond Hill has been exceptional, and only continues to confirm our decision that we bought into a community that cares. Even after we closed they continue to support us with answering questions and providing service to our new home. Building at Waterways was a great decision for us as we begin the next chapter of our lives.

I must say from the moment I walked into the 4 bedroom one story model home…I was IMPRESSED! I am still living in the honeymoon phase, but I was treated with so much respect and as being already part of the Pulte family. My home is beautiful! Sherita and Aaron are amazing! They’re a powerful duo! Aaron, my Construction Manager made sure my home was handled with care and no issues was left unresolved. Thanks!

The Pulte rep, did not adhere to their word during the buying experience. We had three days to put it in a final offer, and to have that offer accepted, and see the home in person and then found out that we were getting under by another offer that the realtor was taking and we’re pressured into a new contingency contract to assure that we could get the home. The whole final closing day and buying closure experience was very impersonal with no faulty, representatives and no finality other than signing paperwork.

Very good experience from home research through the final build out. One stop shop from the lot, mortgage, insurance, design, construction, and closing of the loan. All phases of the project superintendent was key to making it all come together, very invested, experienced, and hands on getting the quality construction completed on time with excellent quality control. Post takeover any warranty issues were handled promptly and efficiently.

Jose listened carefully to our concerns, answered every question with patience, and accommodated our requests whenever possible. He communicated updates clearly and promptly, making sure we were always aware of any changes, including those related to timelines. Because of his commitment, there were no surprises, no confusion, and no sense that we were “just another number.” Instead, we always felt that Jose genuinely cared about our home and about our satisfaction with the process. What stood out most was Jose’s pride in his work. It was clear to us that he treats every home he builds as though it were his own, striving for quality, detail, and excellence. His workmanship, work ethic, and integrity are rare and invaluable traits in this industry. Pulte is fortunate to have Jose as part of their team, and we were truly lucky to have him as our construction manager. Extraordinary experience building my home with Pulte

Our Construction Manager Jerry was wonderful. He was very attentive throughout all phases of construction. Living in another state made it difficult; however, Jerry made it stress free. The quality of the construction and building materials are a notch above the four builders that I have used to construct my homes in the past. All warranty requests have been addressed in a timely manner and effectively resolved.

The sales to the build was an easy process! Everyone was very friendly and helpful. We are so far happy with the build and haven’t encountered any major issues.

It’s the usual. Sales department is helpful until you buy the home then no follow up. The quality sucks and the people building the home leave trash and empty beer cans at the house. Doesn’t matter who works at Pulte the people they hire to do the work have no experience and do a very poor job.

Spoke several times with the construction manager, Preston to fix a few minor issues. He was very helpful and occasionally stops by to see how things are going as he works on nearby homes. The home is wonderful and we are very pleased with the level of construction and the location in Waterways in Richmond Hill, GA

Overall experience was good, but felt very rushed. The process of choosing the exact house plan before knowing what additional expense the design choices would be was not optimal. After seeing what the total cost would be, we wanted to change our plan to add the loft and bedroom, but was told that would not be possible, all though the lot had not even been cleared. I was disappointed with the limited choices at the design center. I was very impressed with the model homes, only to find out most of the materials were not even available to be installed in my home. Also, some things like closet door configurations and shower door configurations were changed from what was represented on the house plans. Our construction manager did a very good job. Purchased a very expensive lot well over $225,000 and was told that my screen porch would have the perfect view of the lagoon. Nope, they were putting it on the other side facing other homes and not the lagoon. Quote “the buyer does not get to determine what side the porch is on”. I had to get my realtor and others involved and it took months to agree to flip. Every little thing they made extremely difficult to work with. The interior of the home is just okay, workmanship. The tile floor in the bathroom is terribly grouted. The septic system backed up on the first night we stayed here and they had to dig up my front sidewalk to correct it. My hot water heater tank broke within the first 30 days came to fix it several times and finally had to replace it. My sprinkler system leaks. Told by Pulte that it was a town issue, got the town to come out and the said it was not at the meter and that Pulte was responsible to repair. The heating strip on the furnace did not work and had to be replaced. The linen closet door in the master bathroom would open all the way it hit the door jam. Builder told me that’s the way it was designed that’s the plan. I wasn’t goning to let that go. THEY FIXED IT AT THE VERY LAST SECOND BEFORE CLOSING. KitchenAid glass cooktop was cracked and had to be replaced. When you spend $870,000 on a home, it should have been a MUCH BETTER experience and MUCH BETTER crafmanship. This is NOT the first house we have built, it is however is the most expensive with terrible craftsmanship - I would never ever build with this builder again. ... More

Our construction manager (Jose) and sales consultant (Krista) were always on top of any issues or questions that we had during the process. Always providing updates on schedules and ensuring we were well informed. Great people to work with.

Aaron and his crew went above and beyond completing the home to our picky satisfaction! I would love to work with Aaron and his crew again in the future!
