We moved from the Shenandoah mountains to Richmond Hill, Ga. We miss the mountainous skyline, but we’re really enjoying our animal life congregating in the lagoon view right out the back door. Any issue we’ve had has been immediately addressed by the team that supported us through the whole building process.

The overall home building / buying experience was not what we expected. Our construction manager Aaron was great he delivered a complete home ready to move in with all the systems working and everything done to standard. I felt he supervised the construction of the home as it was his. He kept us informed every step of the way and was a great asset in this process. Our sales consultant was awesome. Kristina is the reason why we chose our neighborhood and she helped up with everything and was our point of contact and eyes on the ground as we lived four hours away. Our disappointment was with the design center and with PULTE chose of design options and decisions. Some of the upgrades and design options we did not want and Donna would tell us that is what it is. No explanation of why things were a certain way. We paid a lot of money for a home and some responses from Donna just were not what we expected. Some of the things that PULTE design team came up with just do not nake any design sense. And no one at the design center could explain the why. She did not explain many thing and when we saw the finished product we were surprised. All in all Aaron and Kristina ensured we had a beautiful and well built home. Was very pleased overall the entire process.

Home buying and building was very professional and outstanding from start to finish.

In the beginning, I found that I spoke with or received calls from the mortgage side from too many people. Eventually I received one individual that would email and call me about things which made it easier. My construction manager, Steve, was excellent and very thorough. Always responded to my text, sent me pictures of all the progress and helped with scheduling walk through times making it easier for me since I was out of state. My experience and love of Waterways and my new home, convinced my sister and her husband to move here as well. Love it here!

This was my first experience with Pulte. The overall build of the house is exceptional.

From start to finish I was very satisfied with the timing and professional attitude of all who were involved from the ground breaking to the finished product. All workers , management and customer service get high marks for a job well done

Materials are not quality boards are warped outside and inside. Walls are not square as we are now doing work inside the home where it shows. As for warranty work I havent seen it yet with at least 3 emails

We absolutely love our new home and living in Waterways, but as we actually live in the house, we are definitely noticing a lack of quality management in the build process. From walls not being painted very well, to cracks in moldings and trim work not being cleaned up properly and repainted. After one month, we have has three cabinets replaced and part of our island repainted. All of these issues are minor, but the construction manager acts like we are being picky when we highlight some of the things that he should have caught prior to closing. I do feel that for the price that you pay for these houses, the attention to detail and pride of construction should match what is being sold to you. Unfortunately, every time we have asked for something to be fixed, we are treated like we are being a nuisance, rather than a concerned customer. If we were not trying to get moved in when we did, I would have preferred to push back the closing date to ensure things were done properly, before moving in. ... More

Had a great experience working with the team at Pulte Homes. Our construction manager, Jerry, was the BEST! We lived over 1,000 miles from our building site so were not able to check on things as frequently as we would have liked, but Jerry was very conscientious and made sure that everything was done correctly and to our satisfaction. Jose, Jerry's assistant, has been wonderful to work with also - quick to respond to questions and needs, always has a smile and trustworthy. The reason for only 4 stars in Trustworthiness was due to our original sales agent who is no longer with the company. Courtney, who took over that responsibility for us, was also wonderful to work with and communicated with us on a regular basis. ... More

My construction manager in particular made this experience a breeze so far. Our inspector said he’s never seen such a well built new build. Not all have the same experience in this neighborhood but Zach really stepped it up. He’s been extremely responsive and a “yes” man!

I really enjoyed working with Kristina and Zach. The price is a bit higher but that comes with the quality. Only real issue I had was with the lack of driveway space, even with the driveway upgrade, it is not much room due to how close the houses are built next to each other.

Sales team, design team and lending team were good. No real issues there. Quality of product is a different story. From quality of materials to work ethic of sub contractors, we had issues from the moment framing started. So many issues with walls not being squared that it’s become laughable at this point. Our original construction manager was disengaged and made constant excuses. Luckily we walked the the house weekly and took pictures so we stayed on top of him non stop but still had issues getting issues addressed. He was replaced with another manager and I will say he has been amazing. However, he walked into a complete mess and has been trying to dig out of a deep hole. Been in the house for over a month now and still trying to get repairs done. Plumbing issues, painting issues, had to have stairs and hand rails completely restrained twice, issues with sprinkler system, etc., etc. Pulte preaches “Build Quality” but we haven’t seen it at all. We have had a smooth experience purchasing our home from Pulte in Waterways. Courtney was very helpful and informative about all things Pulte during the home buying process. Steve, the builder has responded promptly to all of our questions and concerns. They are both pleasant and friendly. We give them both a 10/10.

Overall the experience was as pleasant as building a house and moving can be.

I was visiting the sales office for a long scheduled appointment. My presence was totally expected at that time. Pulte Management decided that this would also be a good time to terminate the sales rep I was working with. This individual was understandably very upset and told me that my complaints about his performance caused him to lose his job. Whether that was true or not, it wasn't, he should not have been terminated at a sales office with customers present. I still have PTSD about it, seriously. He has a wife and small child to support.

So I would like to give my opinion on the whole pulte process, initially given a day in October to close, they wanted it done by September so I agreed and went ahead with it, Steve did a good job finishing things up and house looked good at closure, a couple of issues existed which he was prompt with, even though he got sick he still responded, I do appreciate that, still one more issue we are waiting on but I am not sure if its due to health issues so I of course will be patient, now the mortgage side was not very well done, I think they wanted to close so they could quickly turn around and sell the mortgage off, which they did in 11 days, before the first payment was done, I was told by pulte mortgage that they gave the new loan holder my current mailing address which never happened, never got a letter stating the change in loan holder, after multiple calls to pulte, the letter was resent, also was told they had a breach with their system, which explains why I could never get set up in it, finally after getting multiple tries I was able to get a real person who did not have our current mailing address , why I should have to spend hours doing this is ridiculous, anyway, thats my story, thanks ... It was a pleasure working with the Pulte team on the construction of my house. Steve was a fantastic Project Manager - knowledgeable, passionate, available and communicative. Pulte has a first-rate, standardized approach that yields a quality product that was delivered on budget and 30 days ahead of schedule. I would recommend Pulte to both family and friends.

Pushed us to close with many things within the house still needing to be fixed. Major problem with master bathroom and won’t even be able to enjoy the shower for a month after closing. Unacceptable!

Steven Wood was a Great construction manager from start to finish! He was in constant communication and quickly addressed any issues. We built the home remotely from Michigan but we’re confident in Steve’s oversight of our home build.

Overall, we had a good experience. However, they push for closing ASAP, resulting in having to close with a punch list. Once you close, it takes a lot of pushing from you to get things done.

Pulte built our new home at Waterways in Richmond Hill, Ga. Our Construction Manager, Jerry Little, was excellent. We were 800 miles away while the home was being built but thanks to frequent phone calls, texts and photos it felt like we were watching the house be built. Jerry explained all of the quality features and processes Pulte uses to build their homes. All of our inspections went very well. We always felt that Jerry sweated every detail and we always felt he was building our home with the care and attention he would use if he was building it for himself.
