Response from warranty representative is very poor

This is our second Pulte home. Our previous one, built two years ago, showed a much higher quality of finish. At first glance during our walkthrough, the home seemed striking. Of course, your heart is racing at the reveal, and there is so much to see, that it is difficult to see everything. Once we furnish and accessorize the home it will look beautiful. However, being our second Pulte home, we are disappointed at the use of MDF (like cardboard with a nice plastic finish) as a trim material. It is difficult to repair should it get dinged or gauged. We noted several of these dings and gouges during our walkthrough, and the painter had a very difficult time repairing those so they did not show. Also, we closed at the end of December. Though we expressed no hurry to do so, Pulte Management appeared to put tremendous pressure on every Pulte employee from "Sales to Closing" to finish the home by the end of the year (for Pulte's benefit). We found several issues after the walkthrough. The drywall is kind of "wavy". If you place a two foot level on it to hang a picture, the level often rocks back and forth. The "wavy-ness" also shows up in the baseboards. As you sight down the baseboard you can see it dip in and out pretty severely in a few places. You can clearly feel dips/rises in the floor at certain places as you walk through the home. Most of what we did catch during the walkthrough was taken care of quickly. We still have some nail heads that show around the kitchen cabinet area, and you can see light leaking under the center of the front door. The (gray) wall paint is either a cheap grade of Sherwin Williams paint, or only one coat, but just the slightest contact with it seems to leave a mark. There is a large paved patio included with the home, but we are disappointed that the neighbor's AC Compressor is literally right at the end of the patio. Of course, this an architectural/design issue, not a build issue. (We cannot imagine sitting next to the AC unit during the warm summer months.) We are pleased with the efficiency of the home. It seems to be well sealed and insulated. There is a full unfinished basement below the living area that is trimmed out very cleanly. Winter weather did not allow for the outside trim to get a final coat of stain. Landscaping will be completed as weather permits. The entire process was excellent from start to finish. All Pulte representatives were responsive and professional. Build quality and materials are excellent.

Quality of the end product is terrible. When you provide feedback you get yelled at and ignored most of the time as if you have no say. Very poor customer service. Field manager acts as if he is doing you a favor when you approach him with an issue. The contractors make many mistakes and skip important steps in all aspects of the building, if you are not versed in construction you will miss serious issues they create. Very sad!

Build is good. But long time to complete.

We bought a model home. Exceptional follow up to complete all of the small details - touch up paint, replacing light bulbs, hanging mirrors, etc. great response for one minor issue post closing. Thank you.

Lengthy process, but well worth it in the end. We are so very happy with our purchase and would rate the overall process a 10! Communication with the builder was great, and being able to customize the home to our preferences and likes was amazing. Thank you Pulte.

Ovan was not working from 27 Nov 2021. It was replaced on 28 Dec 21. Paint was wrong whole house. Hot water we are getting milky as of today. Replace hot water but still getting milky water

one example cabinets selected at the design center was level 6, but they installed level 1 and poorly installed and not even completed, very disappointing and the next step which is the reply to this survey will determine if the rating goes even lower.

Buying experience was ok at the start but closer to the end trying to figure out closing was a bit messy. Responsiveness to issue at final walk thru and days after closing is lacking. Still waiting on stuff/answers weeks later. I get that they are busy and have other home owners but if you say you will do something do it.

Schedule adherence was great. In general, the house is built good and looks good. However there are aspects that left 1)quality of materials for cabinets etc 2) lack of quarter rounds on hardwood floors is an eye sore 3) No transition where carpet and tiles meet and it looks a bit dangerous 4) heat is mostly going into one side of the house(hopefully can be fixed) 5) feels like we can hear every sound from outside

We are happy with the home overall but we were disappointed and frustrated with the buying process. Too many people associated with the purchase of the home. Mistake made on husband’s Social Security number. When we received phone calls and we had to return call it took sometime 6 hours. Also we would receive documents that needed us to fill out and sign at like 5:00pm with expecting a quick response.

In particular, Zach and Krissy have been great during this experience. They have been honest, helpful, and generally prompt in their answers and solutions.

The 10 yrs warranty thay they mention at the time of marketing is ONLY for the structural and not for the entire home. Quality of product or workmanship is ok.

We understand we are living in unique times with unprecedented challenges. That being said Pulte has failed in their production and delivery. For the most part the employees are well intended. There were minor problems with the sales department and mortgage department. These were normal and generally handled in a professional manner. Unfortunately, Pulte constructions has not adjusted to the current economic conditions and challenges they present. Instead of giving us better quality finishings, as we expected, corners were cut on material purchases and sloppy work was done. Needless mistakes. Our bathroom doors banged together. We were told that the door stoppers they used met specifications so that was normal. Really… it is normal for the doors to hit each other after the stoppers have been adjusted as far as they can? Very frustrating on a simple item. We had to go out and buy doorstops that cost a few cents more, take the doors off, install the new doorstops which resolved our problem. All at our expense. This is just one of many examples. We have had to fix numerous items ourselves. The process has not been a pleasant experience. What is shown in sales literature is not what has been delivered. Most of what we read negatively online turned out to be true. Based on the terms of our contract we had to close on a Home that was not finished in a professional workman like manner. Some of the work in the home is of good quality. Most of the work in the home lacks expertise and care. Sloppy finishing work. Needless mistakes. Many of these mistakes could’ve easily been fixed during the production process. Everything was rushed in an effort to close prior to the end of the year. Warranties and repairs are only as good as the people doing the work. They tried 6 times to replace and install our kitchen cabinet doors. We have decided to do it ourselves and hire our own contractor. This nonsense is mind numbing. Pulte has thrown out thousands of dollars of perfectly good cabinet door because of mistakes being made. Needless mistakes. We understand that this is a production home but that doesn’t mean that it’s acceptable to do substandard work. It has cost us a significant amount of money to fix many of their mistakes and make our home look nice. We have no reason to think that there are any significant issues with the home build. We are hopeful the structure will hold up. In conclusion: the issue is sloppy work, substandard contractors, poor craftsmanship, lack of attention to detail and workman unable to fix these issues. Home buying with Pulte was very easy. Throughout the process everyone at Pulte was very responsive. Build quality of the home that we purchased from Pulte is very good.

Pulte has two great responsive Field Managers, Brandon & Alex, they were there to correct and still correct issues. Know exactly what you want and get want you want so when your home when it is completed, you'll enjoy. If Pulte doesn't have something you really want, don't settle, get it elsewhere so you can enjoy your home when you move in.
