In the end, forced for taking the closing on the same day when city inspection happened. Even the sales team put a fine; not sure why. Minor issues were not resolved despite my reminders. Pulte should improve the process for Closing day after the home completion. Third party home inspector was not given an exact home completion day; he came thrice. Pulte internal Quality process - BTQ- not sure when they did after completion.

Lack of Communication and Remaining Open Items

The overall process of Pulte's homebuilding experience was within our expectations, however the lack of communication and remaining open items that were addressed before closing, and continue to linger for over a month now are cause for concern. Communication throughout the entire build process was lacking which caused different issues and items to be addressed at the last second and remain open. All-in-all we love the house, we just wish there was more responsiveness from Pulte.

The quality of the home is great. The process was smooth from start to finish. Pulte prides themselves on warranty, in which they have yet to deliver. Everyone that I have chatted with that built with Pulte has the same experience. If you have items that need addressed before you close, do it then or beware it may not get fixed!

From start to finish, there was miscommunication, incompetency, incomplete information from Pulte. They said they would fix things and do things properly, and this was not the case. Within all the Pulte departments, there was poor communication where we showed up to close and we couldn’t even finish closing as Pulte was waiting to hear back from someone about something needing fixed….which Pulte builder construction manager was well aware of needing fixed in advance- and due to them doing things last minute and rushing, we had to sit and wait at Pulte offices to be able to finish closing. ...

Our sales rep was wonderful! Our project manager was great. Everything else is average at best. Paid a premium but don't feel like we got what we paid for. Pulte also goes for the cheapest things possible to keep their profit margins high. Would not recommend as my #1 choice

Our sales rep, Ryan, was a pleasure to work with and very responsive. However, it was clear that Pulte is stretching its staff too far based on the lack of responsiveness from the building crew. We have also had numerous issues crop up after move in and it has been very difficult to get a hold of the proper party to place a ticket for these issues. Also, our loan processor, Lorre, was a nightmare to work with as far as her organization and responsiveness to common questions. Our loan consultant, Ann, was awesome though! I believe, given the state of the housing market, and the supply chain issues, it weakened Pulte’s ability to provide the product and quality home that we were expecting. It has been and still is a challenge to get a good quality finished, and completed home.

The sales process went well; however, there should be better explanation of options and what exactly each option includes (or doesn't). The model home included some features that were not marked as options but were not included in my home's plan. For example, I purchased the optional spindles for the stairway, only to find out later, than only half the stairs would have spindles, although the complete stairway in the model had them. Homes layout is a hilltop which has a nice layout, however the quality of the home is poor, paint had many issues, drywall texture was cracking was supposed to be fixed before closing and only some of it was fixed. Sewer smell coming from all the sinks.

There are always issues after closing. Most are minor, but there isn’t great customer service or responsiveness after closing by construction manager. We are an afterthought. There should be a person on the construction side to make customers requests feel important post closing for all issues, especially the non warranty issues. Dropping the ball here is what dropped the score.

Pulte in Indiana builds some nice homes and we had a good experience with sales and Mortgage folks. Due to the skyrocketing home prices and Pulte trying to sell as much as humanly possible to get money, their workmanship went down quite a bit. Along with high turnover rates in their own employees on the construction side, it’s becoming a bit of a nightmare. If your planning to buy a pulte home, I would still recommend but understand you need a high level of due diligence and its best to get all their work double checked by outside parties.

House was rushed and lots of mistakes just ignored because they use different contractors. I still have tape on my walls and cabinets that was suppose to be taken care of before moving in. I keep finding issues daily since moving in a month ago. They are going to need to redo my downstairs flooring it’s that bad! The people you work with are super nice but they are overworked and can’t provide the customer service and project management required!

We purchased a build that already had its custom features selected by someone who was going to purchase but chose not to. There were a lot of things that were told to us about the home that turned out not to be exactly correct. Which we did not learn until after we moved in. The materials used inside the home are not top of the line as we were told. The cabinetry is mass produced and cheaply made. Without these 2 men, the experience would continue to be a mess. Pulte is not a trustworthy company to be honest and you have to be on top of them at all times. These 2 men who are our construction team have been the buffer and the silver lining to the rest of what has happened. We were not given a pre foundation meeting we should have had due to yet another firing of a construction manager which seems to be rampant (our neighbor had 4!!) and without that meeting we had NO idea our home was going to A) be on a ski slope and B) be set so far back we lose have our yard. As a retired realtor, I found my experience to be quite stressful. The fact that we have been living in our new home for six weeks and we are still scheduling service calls to complete tasks that should have been completed correctly from the beginning is somewhat unacceptable. Had it not been for Austin, our construction manager, I would have totally lost it.
