You have to fight or beg for everything that went wrong

I built and bought the house in the winter so I have lots of details to be fixed that were not noticeable or fixable during that time. Since I already closed on the house, now I have to wait until they have time to come and fix them after they finish building other houses they have to close on first. It seems Pulte is in a hurry to sell and close on houses. I wish I didn't close until they got everything done.

Please provide more choices for upgrade selections.

Very disappointed in quality of workmanship. Also qualify of some materials questionable. Great example. We have been in the house less than 2 months and already replacing all the main level flooring. Cheap quality material and noticed many blemishes that were not addressed at installation. Even worse, as I was removing the flooring, there was little evidence that any dirt and debris was cleaned up before the flooring was installed.

While we love our home and our field manager- the outsourced help was the problem during the build and many times things were fixed fast and not right. We are still waiting on a punch list of about 10 items 2 months later, with no end in sight. If we ever build again, it won’t be with Pulte

Had some major issues prior to closing. Gave Pulte more then a month of heads up. Was told it will be taken care of. It of course was not done prior to closing. Now months after moving in still dealing with people coming in and out getting things done. Not talking about punch list, paint areas type of items. Major headache for something that could have been addressed prior to me moving in. Pulte is doing what they said they would but I am having to constantly remind and send emails to ensure that things get done. I am having to project manage basically and stay on top of things which should have been done prior to move in. I do not think I would build with Pulte again. Premium price for average to below average quality of finish. For sure do not get their options! Do it yourself through contractors after close and save yourself the extra headache and $$$. ... More

This is the second home my wife and I have constructed in Indiana and the fifth home owned. Overall, there has been a lack of quality control and attention to detail during the construction process. Following are examples - Dishwasher was either defective or installed incorrectly. The result was the soaking of the subfloor of the kitchen. The level of damage required a water restoration company to come to the house to remedy. The process is ongoing and may require disassembly of the cabinets. Landscapers have cracked sidewalk and driveway while operating a bulldozer. In the building process, after drywall installed, workers punched a hole through the wall to run an extension cord. The steel I Beam running the length of the basement has construction mud caked in multiple spots. Pulte process appears as we will fix on the backside rather than quality control on the frontside before the owner closes on the house. Lack of training for consultants that are selling the homes. Post build cleaning is not adequate for move in. Dusty , countertops dirty and windows dirty. Company pushes for a 10/10 in order to close on home. Comes back to fix or correct things afterwards.

Our guest room shower has two cracks in the wall, our bathroom master vanity has a crack in the sink, our master shower has a black stain on the ground.

I've been trying to get a couple settlement holes in my yard for two months now. I had a weather letter at closing for them to finish the final grade of my yard after closing. Very disappointed but not really surprised.

There are a number of things that were not done correctly and still have not been addressed over a month later including a gas leak under our cook top, electrical, a garage door that wasn't painted the right color, sub-par cleaning the day of our closing (we could not hold up closing because we needed to get in), etc.

The home building process was stressful and delayed. Not all the delays were due to labor and supply shortages. Some of them were due to an inexperienced construction manager and trades that made mistakes. The price of the house was high compared to what you could get 5-10 years ago. The quality of the build was medium-high. No major issues, but some components were not done to my satisfaction and I plan to replace certain things within a year or two. The build took almost 15 months and the delays caused major inconvenience to my family. Sales person really helpful and quick to respond. Project manager seemed to not know what was going on 1/2 the time. Expected better quality and workmanship for the price

Overall, we really like our house. We have been in our house for almost 6 weeks and the kitchen still is not complete.

Make sure that the house is completely done before you sign off, regardless of promises. We are still waiting for fixes to be completed.

Take a home inspector with you before closing

The experience was stressful. The quality is average. Walls seem thin and it sounds like a herd of cattle when my children play upstairs and I’m downstairs despite the fact I have pretty laid back kids compared to others. All the doors were dinged up you when we moved in and no wood filler and paint can correct them even though that’s what they’ve done over and over. Whatever you do, do not upgrade your color of paint for the entire house, save that two grand and hire a painter to come paint your entire house with a satin paint after. They will only use flat paint and our house is a constant scratched up mess. The magic eraser is my best friend. It’s going to be far from perfect, so to have that in your mind will help. Not for the detail oriented like myself. At the end of the day I love my house I just would’ve rather known what to expect on some of these things but you living you learn. I hope if I ever have a friend build I can help them navigate the process to know what to spend money on and what to do after the fact. It’s very hard when you’re spending your hard earned money on things and you’re let down. They have a warranty company and so far we’ve called them five times and have never gotten a response. We had to go above the gal that is in charge of it and we got an answer to a couple questions but since then we’ve gone back to calling her and we get no response. It’s absolutely unprofessional and I’m just so over everything that I don’t even have it in me to worry about it the home issues. I have a life to live work to do and three kids to take care of. Once moved in we have found simple things in/on the house that were finished with low quality. Also some of the building materials used are of low quality. For the price of the home, we've found the general quality to be far lower than expected. It is very disappointing.

My wife and I found a home in Trailside we really liked, we had noticed the neighbors fence looked like it was encroaching onto the property. I had mentioned this to everyone at Pulte we spoke with Sales, Field manager, Pulte Title company. and we were reassured it would be resolved. we have lived here 2 months now and I have made 4 calls to Title company to find out what actions are being taken to resolve the issue. He says he has contacted Legal and they would be in touch with me and still nothing.

Not impressed with this home.

Overall nice home but they do not allow for ANY customization which is a significant disappointment considering how expensive these homes are. They have a decent selection of finishes, but upgrades are costly from base selection and even basic items are costly to upgrade. Overall feel of house is nice and would only change a few things like increase the size of the garage and adjust layout of the basement if the builder would allow. Absolutely avoid Pulte Mortgage at all costs.

Should have 3 total walk throughs. Because when work isn’t done at 2nd walk through...and you are heading to closing, it puts you in a bind.

I still don’t have a mailbox! I was told it would be about 3 weeks. It is now 2 months. They put up a temporary but the post office will not deliver. I have to go to the post office to get my mail. I called but still no resolve.

All depends on how Pulte handles the problems AFTER the closing, we were told to wait one year before we can report any problem.
