My experience building my first new home has been deeply frustrating. A major leak above the furnace caused severe mold growth, clearly pre-existing before closing. Neither the construction manager nor the warranty team caught it. Despite the mold’s presence, the warranty personnel refused air quality or mold testing, dismissing concerns based solely on photos. I’ve had to pay for testing myself to protect my family’s health. Other issues, like cold drafts through outlets and wall dripping, are brushed off as ‘normal.’ The warranty team refuses to investigate insulation or ensure the home meets code. Pulte did a lot of things right but missed the mark on the finer details of completing the home. Work after the close is ongoing.

Pulte's finishes are weak at best. Their finishing work is suspect and truly they use low-grade products and market them as high-end finishes. If you love the neighborhood and location, just get a bottom-end house from them and have a contractor come in and do the upgrades. You'll pay less and actually get some qualified contractors to do solid work.

Once home is signed for Pultie s very slow to respond to home issues let along give direction on how to get things fixed. Been here 7 weeks and still no back yard. Pultie won’t come and fix things, like painting, leftover blue tape for 10 months! No one wants to take responsibility for home issues, granted they are little but paying what we did for a home we shouldn’t be treated this way.

My experience at the time of buying and after buying isn’t good and didn’t expect this kind of quality work

Bad responsiveness by those in construction leadership positions. Apathetic responses to concerns that were raised.

I'm not going in to detail, but it was average at best. The time to build the home was absurd. I also find it humorous that you have a link to help me write a "great review". Wow.

Somewhat disappointed with our new home buying experience, specifically with the receipt of the house after closing. House was not cleaned properly and extensive items were either missing or not done correctly. Our concerns have not been met with a sense of urgency.

Make sure everything is fine before you close. It is hard to get them to come by after closing. Do not rate until you have moved in!!

My house is a nice home, and some issues are being resolved. But they make more work for themselves by not addressing issues brought to their attention prior to completing a job. Ie. site manager told no insulation was in garage prior to drywall installed. Still put drywall up without insulation. Had to them blow in insulation which I feel is not as good of insulation as well as making so many holes in drywall that now finishing my garage walls will cost me more money. This is only one example. It’s issues like this that are dragging Pulte’s quality and satisfaction down. Communication during the building process is sorely lacking. ... More

Love our home now that’s it’s done but it was a long time coming that required a lot of oversight which was very frustrating at times.

I had a bad experience around closing time as there seemed like there was no coordination or communication between the involved stakeholders. Closing got delayed and since i was moving from out of state that made my experience even worse overall.

We love our home & the actual building process was great. We had a great sales rep & field manager that were professional, informed, and super helpful throughout. Now that we've been in our home a little over a month, we've reported minor things that need fixed on several occasions and haven't been able to get much of a response. We notified our field manager, customer care coordinator, filed claims online and have still not gotten anything resolved & barely a response back. I know the market is crazy right now & tons of homes are being built so they're very busy, but I'm honestly shocked and a bit hurt by the blatant disregard. At this point, I'd say that overall Pulte is great up until closing. Once they have your money & everything's signed, it seems like they no longer care about how they treat you. Pulte needs to slow way down on the build process. While we have found Pulte responsive to fixing things, it seems we are always discovering things that aren't right. It definitely does not make us feel like our investment matters when we see so many cut corners and inconsistencies.

The quality of work I feel is sub par for the price of the house. They rush you through closing and the buyer pays a penalty if they delay closing for any reason, but the Pulte can delay without recourse. We moved into an unfinished home, unpainted exterior, and 8 weeks later, still no sod and an incomplete punch list. With the weather being a slight factor on some of the above items, I still feel it was poor planning on Pulte's part. My advice to new home buyers with Pulte is to stay on top of them every step of the way. Do not settle for less than you expect and keep pushing them. In the end, we are happy with our home, despite the issues and unfinished list... We will keep pushing to get everything completed. My family needed a quick move in ready home, and the original buyer of our home was unable to perform. We love most of the layout (would have nixed the 5th bedroom in favor of a loft or bonus room, and would have liked a tub in the master bath) and the builder was willing to make a few last minute cosmetic changes for us. That being said after moving in there is poor craftsmanship and quality everywhere. And Pulte is unbelievably cheap!!! CHEAP!!! Most of our lightbulbs burnt out within the first few weeks or never worked when we moved in. They dont finish the garage walls. They skimp on the insulation. The planning room had cheap ugly looking laminate instead of quartz to match the rest of the kitchen(we already ripped this out) There are barely any straight walls in the house. There are lots of paint touch ups and dry wall touch ups needed. There are lots of markings and quality issues with the laminate floor. Kitchen island countertop has multiple cracks and damages. Maybe we are more picky than most but I probably would not build with Pulte unless I could be there every step of the way to supervise and make sure its done right from the beginning. I appreciate Pulte wanting to give blind construction workers job opportunities but I think going forward they should at least hire people who can draw straight lines and count to 10. (excuse my sarcasm) . Pulte sales people were nice and helpful and made it easy to find a quick house, but for half a million dollars I expected much much better. ... More

OK house in the end but not a great expirence

My experience with purchasing a spec home from Pulte Homes has been mixed. Initially, the salesperson who assisted me was very pleasant and helpful throughout the buying process, which was reassuring. However, upon moving into the house, I encountered several issues that have been frustrating to deal with. One of the most surprising discoveries was that the kitchen exhaust was not installed. When I raised this concern, I was informed that it wasn't included in the specifications for the home. Frankly, I find it hard to believe that any modern home would be built without such a basic feature. One of the most surprising discoveries was that the garage door did not include an automatic opener. This seems like a basic feature that should be included in any modern home, yet it was not part of the package for my home. This omission has been inconvenient and unexpected, adding to the frustrations of settling into a new home. Shortly after settling in, I noticed a leak between the second and third garage spaces. I promptly reported this to the appropriate contact at Pulte Homes, who initially came to inspect the issue. They acknowledged the problem and mentioned they would consult their manager. Unfortunately, despite my follow-up emails, it took weeks for them to return and address only a portion of the leak, leaving the drywall still in need of repair. Further complicating matters, the ceiling lights began malfunctioning not long after. Despite reporting this issue promptly, I have yet to see any resolution after several weeks. Another disappointment has been with the backyard landscaping. The yard was delivered with straw installed, but underneath it, there are large rocks that have made it challenging for the grass to grow evenly. It's clear that this was not disclosed or adequately addressed during the purchase process. Reflecting on my experience, I would strongly advise prospective buyers to thoroughly inspect every aspect of the house before finalizing their purchase. We love the Cardinal Point Community and lifestyle associated with it. Our home plan is perfect for us however the quality is not what it should be for the price paid. We have been told we can't request service unless it is something major so we are living with sticking doors, uneven paint, poor drywall finish (garage is atrocious), cracking driveway among other issues.

The quality we were expecting from Pulte and this price point for this home just was not there. We should not be having all these issues. Future home buyers definitely spend the money to get your own inspector. That was our big mistake. You want to be excited about purchasing a new home. It’s stressful enough just moving, but add on the back and forth process trying to get major things fixed on your new home is another level of stress. The sense of urgency is lacking and the builder should have caught these problems during the build process. At this time we are filled with regrets towards this purchase. Pulte is just ok- not exceptional

Andy and Ryan were phenomenal as Project Manager/Sales Rep. The trades were beyond horrible with craftmanship and response times. Crooked drywall, crooked cabinets, crooked countertops, and crooked door trim and frames awaited me everywhere on the day of my closing. During the build, the trades were scheduled for a certain day and/or time, which was relayed to me by Andy, but when I would check on the house, that particular item was not completed. Sometimes the delay was a week, sometimes the delay was a month. The trades would also have a punch list of five items that I would present to Andy; however, only one item would get completed. If I did not visit the construction site every day, and relay to Andy the issues I found at the time, who knows how bad the framing and some finishing touches would have been. I was told that the closet in a bedroom would be square before HVAC was installed. Unfortunately, the drywall was installed to prep for the furnace and not much could have been done with the wall afterward. I combed through the house searching for any and all crooked walls and was able to point most of them out. Unfortunately, when the drywall was cut, you can see curves and angles that are not square or straight. I will give props to the company that tiled the master shower. Great process until the end

Incomplete work at the time of signing. Patch work is still incomplete after a month of signing!
