We love our home & the actual building process was great. We had a great sales rep & field manager that were professional, informed, and super helpful throughout. Now that we've been in our home a little over a month, we've reported minor things that need fixed on several occasions and haven't been able to get much of a response. We notified our field manager, customer care coordinator, filed claims online and have still not gotten anything resolved & barely a response back. I know the market is crazy right now & tons of homes are being built so they're very busy, but I'm honestly shocked and a bit hurt by the blatant disregard. At this point, I'd say that overall Pulte is great up until closing. Once they have your money & everything's signed, it seems like they no longer care about how they treat you. Pulte needs to slow way down on the build process. While we have found Pulte responsive to fixing things, it seems we are always discovering things that aren't right. It definitely does not make us feel like our investment matters when we see so many cut corners and inconsistencies.

The quality of work I feel is sub par for the price of the house. They rush you through closing and the buyer pays a penalty if they delay closing for any reason, but the Pulte can delay without recourse. We moved into an unfinished home, unpainted exterior, and 8 weeks later, still no sod and an incomplete punch list. With the weather being a slight factor on some of the above items, I still feel it was poor planning on Pulte's part. My advice to new home buyers with Pulte is to stay on top of them every step of the way. Do not settle for less than you expect and keep pushing them. In the end, we are happy with our home, despite the issues and unfinished list... We will keep pushing to get everything completed. My family needed a quick move in ready home, and the original buyer of our home was unable to perform. We love most of the layout (would have nixed the 5th bedroom in favor of a loft or bonus room, and would have liked a tub in the master bath) and the builder was willing to make a few last minute cosmetic changes for us. That being said after moving in there is poor craftsmanship and quality everywhere. And Pulte is unbelievably cheap!!! CHEAP!!! Most of our lightbulbs burnt out within the first few weeks or never worked when we moved in. They dont finish the garage walls. They skimp on the insulation. The planning room had cheap ugly looking laminate instead of quartz to match the rest of the kitchen(we already ripped this out) There are barely any straight walls in the house. There are lots of paint touch ups and dry wall touch ups needed. There are lots of markings and quality issues with the laminate floor. Kitchen island countertop has multiple cracks and damages. Maybe we are more picky than most but I probably would not build with Pulte unless I could be there every step of the way to supervise and make sure its done right from the beginning. I appreciate Pulte wanting to give blind construction workers job opportunities but I think going forward they should at least hire people who can draw straight lines and count to 10. OK house in the end but not a great expirence

My experience with purchasing a spec home from Pulte Homes has been mixed. Initially, the salesperson who assisted me was very pleasant and helpful throughout the buying process, which was reassuring. However, upon moving into the house, I encountered several issues that have been frustrating to deal with. One of the most surprising discoveries was that the kitchen exhaust was not installed. When I raised this concern, I was informed that it wasn't included in the specifications for the home. Frankly, I find it hard to believe that any modern home would be built without such a basic feature. One of the most surprising discoveries was that the garage door did not include an automatic opener. This seems like a basic feature that should be included in any modern home, yet it was not part of the package for my home. This omission has been inconvenient and unexpected, adding to the frustrations of settling into a new home. Shortly after settling in, I noticed a leak between the second and third garage spaces. I promptly reported this to the appropriate contact at Pulte Homes, who initially came to inspect the issue. They acknowledged the problem and mentioned they would consult their manager. Unfortunately, despite my follow-up emails, it took weeks for them to return and address only a portion of the leak, leaving the drywall still in need of repair. Further complicating matters, the ceiling lights began malfunctioning not long after. Despite reporting this issue promptly, I have yet to see any resolution after several weeks. Another disappointment has been with the backyard landscaping. The yard was delivered with straw installed, but underneath it, there are large rocks that have made it challenging for the grass to grow evenly. It's clear that this was not disclosed or adequately addressed during the purchase process. Reflecting on my experience, I would strongly advise prospective buyers to thoroughly inspect every aspect of the house before finalizing their purchase. We love the Cardinal Point Community and lifestyle associated with it. Our home plan is perfect for us however the quality is not what it should be for the price paid. We have been told we can't request service unless it is something major so we are living with sticking doors, uneven paint, poor drywall finish (garage is atrocious), cracking driveway among other issues.

The quality we were expecting from Pulte and this price point for this home just was not there. We should not be having all these issues. Future home buyers definitely spend the money to get your own inspector. That was our big mistake. You want to be excited about purchasing a new home. It’s stressful enough just moving, but add on the back and forth process trying to get major things fixed on your new home is another level of stress. The sense of urgency is lacking and the builder should have caught these problems during the build process. At this time we are filled with regrets towards this purchase. Pulte is just ok- not exceptional

Andy and Ryan were phenomenal as Project Manager/Sales Rep. The trades were beyond horrible with craftmanship and response times. Crooked drywall, crooked cabinets, crooked countertops, and crooked door trim and frames awaited me everywhere on the day of my closing. During the build, the trades were scheduled for a certain day and/or time, which was relayed to me by Andy, but when I would check on the house, that particular item was not completed. Sometimes the delay was a week, sometimes the delay was a month. The trades would also have a punch list of five items that I would present to Andy; however, only one item would get completed. If I did not visit the construction site every day, and relay to Andy the issues I found at the time, who knows how bad the framing and some finishing touches would have been. I was told that the closet in a bedroom would be square before HVAC was installed. Unfortunately, the drywall was installed to prep for the furnace and not much could have been done with the wall afterward. I combed through the house searching for any and all crooked walls and was able to point most of them out. Unfortunately, when the drywall was cut, you can see curves and angles that are not square or straight. I will give props to the company that tiled the master shower. Great process until the end

Incomplete work at the time of signing. Patch work is still incomplete after a month of signing!

Expect delays and long periods for issues to be resolved

The quality of materials and labor they used is below average for the price you pay.

Build process took way longer than planned/ expected. House was not completed when we signed. Ensure you get inspections done pre drywall and after, as they tend to rush you through the inspection walks. Multiple things not painted, or just plain poor workmanship on multiple items but everything is contracted out and they leave it up to you to complain or pin point every quality issues instead of it just being done correctly the first time. We expected better quality and communication during our build.

Very poor service and everything is delayed. Even after closing the house for 30 days there are still things that need to be installed in home.

This is our second Pulte home we have owned over the past 5 years. The first one went great During the beginning of our home buying/building it went fabulous. During the middle and end was a different story. We knew about delays and could understand that. Unfortunately, Pulte didn’t have any quality control when it came time for the finished product. We have an upgrade kitchen that has damaged cabinets and rushed backsplash. The backsplash has two different color grouts and tiles sticking out after repair was made before closing. Our master bathroom has a large walk-in shower that has two different color grouts, marble bench that isn’t straight, and tiles that aren’t laid correctly. ( this was done the day before closing). We had numerous issues with the finished product from the painters.We are still waiting for the punch list to be done. Our building manager did involve her upper management but we are still waiting. When asked about getting the items listed done before closing the response was “it’s a warranty issue”. We have lived in our new home for 7 weeks and we still have no game plan on our kitchen and master shower. I wouldn’t recommend Pulte to friends or family. ... More

They build your new home, then you feel like you got a used home due cosmetic damage to flooring, cabinets, walls, etc,

Our experience was plagued by lack of communication and our field manager was changed three times during the build process. The last month of the build was a complete rush and showed in the quality of the workmanship at the end.

I bought a home with other builder and my experience with them was much better than Pulte. We moved in recently into this new Pulte home and there were several things need to be fixed even after closing. I called and texted several times the supervisor, but their response was very poor. Its been a month since we moved in, still they did not fix the things yet. I am still waiting and frustrated. So make sure that everything was done before closing. Once closing is done, it will take months together to get the pending works done. Don't have an assumption that big builders will be very responsive even after closing. ... More

The quality of our home is not what we expected to be getting for a $300K+ home. All of the work was hired out and was done very quickly. The walls are not straight and the caulk work is horrendous around the house. When brought to the project managers attention we were told that the work that was done meets "pulte standards" so nothing would be done to fix it. The house overall is beautiful but the detail aspect of the home is very poor.

These town homes are thrown together pretty fast. The garage walls do not get full dry wall coverage. We noticed water damage when we were conducting a walk through which was minor at the time turned out to be a leak in one of the walls which was causing water to pool under the downstairs flooring causing damage to about all of our lower cabinets and trim we are well within our warranty so they are going to replace everything. Idk these are not forever homes so I guess I should have lower expectations. We will be moving once we get it together.

Once they have your money they are very unresponsive and do not stand behind even their stated timeframes. As an example when you enter a ticket they will “get back to you within 24-48 hours”. Often it is weeks and sometimes not at all. As this is my second Pulte build I thought the first was “COVID related”. It is not. They don’t respect your time, or your property. Very disappointed with customer service and lack of care once the property is sold.

Overall home quality is ok

After reported the issue as part of new home warranty, it took a long time to schedule the service. Hope Pulte Homes take care of customers even after purchasing a house.
