This has been one of the most frustrating, disappointing and exhausting experiences of my life. The so-called sales agent and mortgage team were painfully difficult to work with and provided no true assistance - rude, condescending and incompetent. The builder was nice and provided weekly updates, but the contractors were sloppy and the finished home was less than quality. I would not recommend Pulte to anyone ever. Completely regret my decision to buy a Pulte home.

I had an amazing experience from start to finish. The Pulte team created an environment where stress was never an issue. Between mortgage, construction, title and insurance the whole process was a breeze. I’m looking forward to see what the future has in store!

Overall, home buying experience was not terrible. But unfortunately it’s the really bad parts that sticks out. Pulte was not responsive to any requests made after home inspection. They left backyard landscaping in very poor condition with big black tubes sticking out of my yard and area around tubes with no grass just dirt/mud (very poor eye sight). And when asked if they could bury it underground and out to very close (less than 10 ft) nearby creek/ditch, they told me I could pay someone to get it done on my own… they left some circle stickers on some areas that they needed to brush paint on not done. (Poor attention to detail). And various areas just not cleaned up (dirt all around and in basement sliding door). The shower glass in master bathroom was all scratched up (still waiting on someone to come fix that if they will ever). They also left the stove not connected but someone from Pulte actually came and fixed that right away. ... More

I’m very pleased with our new house. I found that at every step from the sales office on site to the construction manager and then the follow up to finalize outstanding issues the team to be very responsive and timely in taken corrective action when needed. We’ve been here a little over a month now and I believe we’re set.

My advise is make sure the entire home is ready prior to moving in. We had multiple things which were not correct and moved on believing they would be fixed quickly, but we are still waiting for some things to be corrected on the house. We have had electrical issues HVAC issues. They have corrected what is wrong, but in my opinion don't move in until everything is complete. Also be comfortable living in a construction zone.

Paint job and flooring could have been done better. I think other sub contractors could have done a better job on a few things like cleaning up before installing stuff and completely finishing things off, minor things which an individual would not notice during the final walk but would notice once they start living in. Overall the final finishes were something we weren't fully satisfied, definitely room to improve

The issue is with your subcontractors. The warranty people are great, the lady who sold the house and the project manager were excellent. but your plumbing people since we moved, are having issues. one of the bills I received from the plumbing was rude. I knew I had to pay it because that problem was not his fault at that time, but the bill stated that "he wasted his time finding a leak) ( 3 hours ). then after that other issues appeared that are plumbing. but today is May 6 and we still dealing with them.

Everything went smoothly and closed on time

I had a home built before and was a little worried how Pulte would do honestly. I felt they did a great job overall and our Construction Manager Rob was very attentive to fix what was needed before and after our closing.

Michael was absolutely incredibly customer focused. He was very responsive and represented Pulte very well. I am a very satisfied customer because of his hard work. He truly cared about our overall home building experience.

I had a great team working around with me from the sales to the contruction and then closing. They were still helping us out even after the closing. Builder team Blake and Michael were awesome all the time. Very responsive and detailed. Nothing much to say for them.

Don't allow them to rush you

So far the construction of the house no problems, but at closing on Dec 22, 2023, I was charge for a survey which there has not been any type of survey activity since the contract was signed. The closing statement states I paid the HOA fees for balance of 2023 and the next annual, the HOA invoice I received 2 weeks after closing states I owe first half of 2024 HOA fees and the fees I paid at closing for the next Annual HOA fees have been applied to a Capital Contribution, which the contract I signed did not show an amount for the Capital Contribution, it was blank, but the contract also showed a HOA setup fee of $100.00 which I paid on the settlement statement. I have been told by Pulte sales person that it doesn't matter there was not an amount on the contract, they can still charge me, with this statement, the contract is a one way deal against the buyer, the seller can do what they want unless I take legal action. As of today Jan 24, 2023 I have yet been assigned a mailbox nor received keys for a mailbox. I have been trying to get these discrepancies corrected since January 10, 2024 by sending emails to many people, talking to people at OMNI the HOA company, as well as talking to people at Pulte. To be honest, since the closing it has been a nightmare and I am to the point of putting the house up for sale and move on because if it is this much trouble to get anything resolved I don't want to deal with this type of behavior in the future. The best part of the overall buying experience was construction Manager Chris Melton. I cannot talk enough about him. He was a thorough professional. He was the true north star and highlight of the overall experience. Very clear in his communication about the status, very true feedback very time for the questions we had. Enjoyed working with him. I would appreciate if my appreciate for him could be shared with him. Thanks

Very good overall experience with Pulte. Builder and representatives that we worked with were very helpful and responsive. Would recommend Pulte to friends. That being said, Pulte should pride itself more in the quality of their developing sites: clearly mark lots, make sure lots are staked, make sure lots are livable with an open yard for families, etc. Overall good experience with the company, however, my family is paying out-of-pocket fixing our yard to make it more livable for a family when we asked prior to closing for Pulte and their land developer to help accommodate the back yard more for our children and pet. The sales agent in every step threatens to cancel the deal and take the five percent deposit. Finished an incomplete home and still things are not getting resolved. Emailing and multiple people. Everyone says we will resolve and still have unresolved issues. Stay away from them

Sherri and Dave are great people. They were very helpful. And answer all my questions. And took care of anything’. I needed right away.

Michael lead the project for building our new home and he was fantastic! He regularly checked in and made sure any and all issues were handled promptly. We had inspectors check the house out and they struggled to find any issues.

We signed our contract to build a Pulte home in February 15. On July 27 we closed. During that time we received contact communication and updates from our building manager. Any time we had a question we could text or call him and he'd reply within minutes. On way least two occasions he moved his schedule around to meet us for tours with our of town family. The ease and painlessness of the process beats bidding wars and unending house tours any day. Knowing what I do now, I'd make the same decision to work with Pulte.

Excellent team of Construction and Mortgage to work with. Unfinished area of HVAC area is completely dissatisfied. Looks very ugly. Not a good job or quality work done with way too many foams being used to cover the gaps and air leaks. I have never seen like this in any other builders. With the cost of the house paid, finishing Garage with primer and paint would have not been an extra work or cost for Pulte. Luxury pack is overly charged, could have included cabinet door handles and knobs. Most annoying part of no mail box in drive way and it’s common to all residents. I love the home and floor plan. I purchased the premier package and several items in the package weren’t offered anymore like the lighting fixtures. They’re all LED cans, very bright and no dimmers. The communication with the project managers was great. They seemed to care about the quality. Drywall screws were popping out before we even moved in, drywall seam crack, bowed drywall. Window frames are too tight for windows making it difficult to open. Can see bowed window frames. I’ve been here a month and my dishwasher wasn’t hooked up correctly and water all over the floor, entire living room flooring replaced because someone used it as a cutting board during the build process, 4 windows reset and still waiting on drywall repair, cracks and holes in bathroom tile grout and terrible caulking was redone, doors not hung correctly and rubbing, an entire ceiling register missing from a bedroom- BUT the Pulte team has been fantastic about addressing and making corrections. They have been great to deal with. I just feel like theee shouldn’t have been issues in the first place. I do love my house though. ... More
