Highly advise to take your time and look through things before you sign closing. We were promised thing that were left outstanding would be completed in a timely manner. And almost a month later everything on that list is still outstanding. Even down to them “cleaning” up their construction mess. Every time we call to address we are told someone will reach out and they never do.

I've read a lot of reviews about Pulte. And I've seen a lot of complaints, most seem like the people just weren't paying attention but a few are valid. Communication, build quality, etc. We rarely got updates on anything with the house at first. If we didn't bug and email and text and call constantly we had no clue what was going on. We always wanted to see what the inspection reports were but we never did. That's how involved we were. We wanted to know every piece that went into this house. We have a beautiful home, but feel like the materials used were cheap. Main issues is how cheap the drywall feels. Things seemed to done at a rushed pace. Our deck has a ton of nails already sticking thru wood leaving a danger to our kid is. I feel like we have basement that we can’t use due to how much moisture I am still drawing out on a daily basis. Frustrated with the fight to have Pulte bury the bury they connected to our pump. We do love our home, we are just concerned with longevity of the house.

My advise is make sure the entire home is ready prior to moving in. We had multiple things which were not correct and moved on believing they would be fixed quickly, but we are still waiting for some things to be corrected on the house. We have had electrical issues HVAC issues. They have corrected what is wrong, but in my opinion don't move in until everything is complete. Also be comfortable living in a construction zone.

A Nice House, But No Yard YET

We closed on our house in a new development in early June and we're still living in a dirty mess that turns to slippery mud everywhere when it rains. Pulte reps keep saying that there's an issue getting sod in this market, but the yard for a house by another builder in the neighborhood was sodded last week. Also, the corners cut by scrimping on items such as the disposal are aggravating.

Overall, home buying experience was not terrible. But unfortunately it’s the really bad parts that sticks out. Pulte was not responsive to any requests made after home inspection. They left backyard landscaping in very poor condition with big black tubes sticking out of my yard and area around tubes with no grass just dirt/mud (very poor eye sight). And when asked if they could bury it underground and out to very close (less than 10 ft) nearby creek/ditch, they told me I could pay someone to get it done on my own… they left some circle stickers on some areas that they needed to brush paint on ...

Builder offers ideal floor plans while other builders do not. There were limited options to select from which made the selection process that much quicker. Would have liked to have seen attention to detail and follow through on overall product workmanship. Issues with scratched windows and sills, drywall unfinished areas that later were finished, painting blemishes, lack of insulation on second floor bathroom, stained sink hardware and multiple months delay on sod.

HOA invoice vs Closing settlement statement

So far the construction of the house no problems, but at closing on Dec 22, 2023, I was charge for a survey which there has not been any type of survey activity since the contract was signed. The closing statement states I paid the HOA fees for balance of 2023 and the next annual, the HOA invoice I received 2 weeks after closing states I owe first half of 2024 HOA fees and the fees I paid at closing for the next Annual HOA fees have been applied to a Capital Contribution, which the contract I signed did not show an amount for the Capital Contribution, it was blank, but the contract also ...

It was a struggle but we are in. It took over a year from the time we signed. Our closing was changed at least 5 times and most of it we wouldn't find out until the day prior so we missed quite a bit of work for these closings that didn't happen. We still have issues on things being finished so hopefully we get those fixed sooner rather than later. We moved in a month ago and we've had a couple issued addressed but be prepared to find things you didn't know about until after you've lived in the house for a bit.

Our initial experience was fantastic. Anna was punctual, answered all our questions, and set reasonable expectations. Once the field managers became involved we began to have one issue after another. Pulte packs a lot of square footage into the price. The homes in our subdivision have good curb appeal. However the "Pulte Standard" means whatever is the cheapest and fastest. You will also get nickled and dimed to death. There also will be changes made without notice. We were told that we were not getting the entire lot sodded like the other homes, but only the front. . . this after we were under contract. Don't get me wrong, we love our home, but we've spent weeks having to touch up the details in our home ourselves because the painting was shoddy and the cabinets looked thrown up in a hurry with visible gaps everywhere. Plenty of nice aspects to the home, too, but we constantly had to stay on top of the builders to do good work and fix mistakes.

The beginning of the building process was ideal. The flexibility, communication and friendliness was stellar when picking a lot, model, and floor plan. Once we gave the initial deposit, the flexibility and communication became less. However, we were still able to adjust meeting times and reassured that we would have a quality team to build our home. Our brand new house... where do I begin. Upon moving in our water heater did not work. It took two service trips. The people on the Pulte service line seemed uncaring and indifferent. Also our new microwave/oven combo went out the first week. It wouldn’t turn off so it was a danger to us. We had to turn off the breaker. (Which was mislabeled). We were put on hold for over 6 weeks with no progress, they hurried to finish the house in the month we were originally told. Now seeing small details that were missed ( such as trim not being painted that's exposed, tile not fully completed in master shower. Paint looks awful . cheap, flat paint with - drip/runs, missed areas, paint on floor and grout. None of our outside doors close correctly, doorbell doesn’t work. Quality control is an issue. Huge issue. No one is checking the work to make sure done correctly. No one is maintaining containing regarding weathered list. Wished I hadn’t of signed so bonuses were dispersed for those who do work hard. Response from maintenance issues 30 days out from closing...well...still haven’t heard back but website says will in 24-48 hours. It’s been almost 2 weeks now...that speaks for itself.

They have beautiful home plans. However, I was so disappointed with the materials and appliances that they use. They use the cheapest, crappy materials which disappointed me a lot considering the amount of money you spend on the home and what’s expected of a brand new built home. Cheap materials. Cheapest paint money can buy. Will have to repaint right away. Messy workmanship. Closed in April and 2 months later they still haven’t put our grass and sod in. Several homes here have waited 6 months for their grass& sod. Pulte’s answer to this is: we don’t know... meanwhile our mud has washed down driveways and stained them and sidewalks. Yards are washing out. Poor!

Hello, This is second time we are building a new home. This time it was from a big national builder-Pulte Homes. We liked their open concept plan and we think we got a good price for the house. But the build experience was bad. Lot of dried up drywall dust on the floor and windows, it was not cleaned up well especially on window frames. They had missed some key things we had purchased-no garage opening machine and keypads, flat panel tv package etc. The walk through and closing was all rushed because of issues with county inspections so we couldn't do a comprehensive check before closing. ...
