Small details that matter like painting job done in the doors, the installation of the material in the bathrooms, the refrigerator door dented, the finishes in the balcony (terrace) demonstrate lack of detail orientation or care for final output and are not aligned with the price paid for the upgrades. Since I still have to follow up with the community manager I can not in all fairness give any rating to trustworthiness since I am waiting to see if the company follows through with the promise to complete the work in question.... please consider trustworthiness as my believe that they have every intention to honor their word and will follow up. ... The plan and the layout of the home is one of the best in the market. However, the quality control of the execution wasn’t upto the standard you’d expect in an expensive home such as this. Tthere were several issues identified during the final walk through that the closing had to be pushed by a couple of days. So many minor issues with paining, drywall, flooring, caulking etc. had to be attended to during the first few days after moving.

We’re enjoying our new home! We had issues with Pulte Mortgage, but we thank God we eventually settled!

Process is extremely cumbersome. Pulte takes longer than advertised times for each phase of loan approval. Constantly asking for same documents all the time (pay stubs, bank statements, etc.)

The sales department seemed as though you (the customer) were bothering them when you were trying to review and purchase the home. It was like they did not want to sell you the home. However, once I purchased the home, the General Contractor Manager and the Customer Service Manager were extremely helpful, and responsive.

Use cheap shower door in master bedroom. Lightnings and kitchen appliances are not very satisfactory, so I have already changed or planned to change it.

Rated quality and value 3 stars from a LUXURY living point of view as marketed. Materials were average ni quality even after upgrade and designed did not take advantage of the space - literally have hole from ceiling to countertop in kitchen cabinets

Build manager and finishing manager we’re good. Subs needed to be better managed and blatant issues could have been fixed without me stating them. Door frame, island, cabinets, and deck were clearly not up to par and the ground out back wasn’t graded correctly to disburse water. I understand you need to make money cause this isn’t non profit and I would just ask to do the right thing and not see if I as the homeowner would catch it so it would need to be fixed. I had to escalate things cause boots on the ground were not empowered or motivated. Mortgage process was a challenge due to lack of knowledge by the processor. I would build with Pulte again but my recommendation is when you see something not up to par just get it fixed and not see if the consumer catches the problem. Didn’t exactly exude confidence with. Pulte and now I’m going thru all fixes with double and triple checks. ... More

The house was rushed so I’m not totally pleased

I guess like all of these construction companies they bend over backwards for you until closing. Once you close they are not as responsive. They have left the landscaping in front of my unit with dead plants and looking like crap. To make matters worse they claim is the HOA responsibility and they have not yet surrendered their responsibility to the HOA in fact they haven’t even finished a walkway that goes by a green area next to my unit. Disappointed that they don’t keep their word… They also claimed that they would replaced a refrigerator door that was dinged and never got back to me. They said they were going to replace it to appease me. They are a disappointment… if you deal with them do not close on the property until everything is to your satisfaction. It’s not like they didn’t make a pretty penny as all properties are in the 600’s !!! ... More

After purchasing, Pre inspection list has not been followed up on.

It would have been great to have a list of recommended vendors to address common things that a new homeowner is likely to need. For example, window treatments, handyman to put up pictures, fans, lights etc.

Frustrated with quality, particularly caulking and sloppiness.

Overall, the home is of decent quality, there's a number of details that weren't up to expectations. Lots of paint issues (lines not straight around door frames, uneven paint, missed paint spots, scuffs), those all had to be addressed at the final walk thru with some requested to be fixed very shortly after closing). They literally missed painting the entirety of the inside of a closet door. It just feels like quality control wasn't super up to par, like these very basic things that should've been caught by QC, but they weren't. Instead, the home owner has to point them out one by one to the builder to fix. Materials outside of flooring, cabinets, and countertops are very average quality for a half a million dollar home, things like bedroom level skirt board (floor mold) were poorly connected & painted, and carpet has these painful tacks sticking up vertically by the edges (builder says there's nothing they can do about those, I've never lived in a home with this problem before). There are two walls in the house that aren't straight, like the drywall is literally at an angle rather than just a straight wall ending in a 90 degree turn. This was not a fixable problem by the builder. It doesn't impact structural integrity, but it's aesthetically displeasing. Buying process was straight forward. Builder's settlement company was swamped during Fall of 2020 so they weren't super responsive (didn't respond to calls or emails), but they eventually got everything together in time for scheduled closing after I called sales to then call the settlement folks. Sales was easy to work with. Actual day of closing was quick and easy, just pre-closing docs and comms was very poor. Post closing, there was an issue with a water leak, but the warranty dept very quickly addressed the initial issue, so they are responsive to things, but this feels like poor QC on the builder side. Overall the house is of solid quality in terms of the build. It's just a lot of these details things that you'd expect from a "high quality home" (Pulte's own marketing words) weren't quite there (e.g. paint issues, using the cheapest flip switches, even for dimmers it's a flip switch with a tiny 1 inch slider that's super hard to use, instead of something a bit more high quality for a couple more dollars each switch). So if you don't care about the minor details, it's a great home for you, but if you pay attention to details, there was a number of disappointing aspects. Home design is exactly what we wanted, location is great, and the house was completed on time. Sales office and related offices for mortgage and insurance were very responsive. Builder was accommodating for non-standard features we requested. However, quality of workmanship and materials used were less than anticipated. Examples are plumbing lines/shutoff valves, and not using 16-inch centered studs on non-weight bearing walls. Appliances are builder grade, and we needed to have the microwave repaired in the first week.

There's a lot of things I'm starting to see in the house that I might have issues with. I haven't used the warranty yet but some of these things should have been taken care of when the house was built

Check icemaker in frig, ours was block of ice missing the cube tray! Check all tv hdmi cable are easily accessible, ours was hidden deep inside the wall, had to dig it out. All receptables are on , none are “tripped” , cable man had trouble powering the internet panel...check gutters during heavy rain, water missing gutters.

We are having issues from the day signing the contract as not much information shared on lot grading. We have to dig in and research rather depend on pulte. And also they gave outdated appliances which is not worth for the price.

Overall it was a bad experience. The quality of workmanship is not up to the mark as I see several issues including the hot water which was not coming after I moved in and later found out that the coils are completely burnt out. How come this is possible for a new house and I strongly believe that it is a sheer negligence. They must have run the heater without water. The pre drywall and final inspection revealed some issues and not all of them fixed. The most disappointing was the wooden flooring sheets on the second floor started to lift out since it is just a month showing the poor quality of workman ship. There are couple sheets on the first and second floor with chips. Another one which made us to lose the trust is that before final inspection, we marked several places on all there floors where painting and smoothing needs to be done and we marked those spots in presence of the construction manager using the blue tape. There was more than a week time but to our surprise, all the blue tapes were removed but nothing has been done including the cleaning. I don’t know what to call this……. How can we trust as the blue tapes were removed and nothing (not even a single point) was done (either painting and smoothing) causing us the home openers to lose the trust on the workmanship. I would say 70 % of the issues were fixed after repeated requests. I am disappointed that the some of the important issues raised during final inspections were not yet fixed. I have already raised my issues to Pulte customer care and someone is coming to inspect this Wednesday the 11th of September and let’s see how Pulte is going to deal and fix the issues. We actually thought of very high about Pulte but the quality of construction and workmanship is not up to the mark. First time buying a new construction home. Built by Pulte. Process was all good except for the choices available at the design center. Fine details needs to be improved. Enough misalignment to makes you think about the qualiti control. If visible imperfections are noticed what about the those items not visible after dry walls.and paints have covered them?

We have had so many issues that would require us reaching out to service department for requests. Each issue is addressed by different person and it takes forever to come out to work on it might even take multiple visits. We paid for the upgraded padding for the carpet but they didn’t install it in the house. Overall I would say I expected better quality, planning, and service.

home price is high, but the quality lower than we expected

The sales process was good. The construction process mostly trouble free. The financing process was a joke, totally awful. The settlement company was useless, archaic and time consuming processes. Responsiveness to issues after moving in has been awful.

Home floorplan and value are great. Quality and finishing touches seemed rush and lacking in craftmanship. The only consolation is the Pulte warranty program.
