House is great so far, minor issues as expected. This is not our first build the first difference is no grass was not installed in front yard as part of build or even offered. Back yard grading was never finished told to wait until spring so we will see. Fine finishing details not quit up to par I.E. both sliding doors caked in dirt, Paint left behind was all left open so no it’s unusable and I have to dispose of now. The driveway is ridiculously small for 3 car garage option for no reason plenty of room and maybe a 1/4 yard more of concrete. Look good before you buy

This was a nightmare! I have purchased 8 other homes and have not been through what Pulte had done to us. That needs to be fixed asap!

Unfortunately this builder isn’t much different than many of the others where you have to perform their inspections for them. Too many issues get missed and the end consumer gets stuck having to deal with them, all so that they can make their monthly quotas.

Pulte BPC/Mudroom is very functional and serves as a second office on the first floor. The doorways upstairs are narrow and the air return vents above the bedrooms do not allow for privacy. Expected better workmanship overall for the price.

I do love my new Pulte home however, there are some areas of workmanship that are not top-notch. Also, the Pulte title company made commitments that they did not live up to, and blamed me for not reviewing documents closely and refused to fix their errors. The realtor from Pulte was also very rude about these concerns. Recommend Pulte homes, but I would not use their title company and I would make sure that you have your own realtor.

The overall finish of the house might be very poor if you do not pay the upgrades that cost a fortune!! Slab 5X10 in the backyard - cannot even put a table with 4 chairs!! Frustrating and disappointed!

Quality of final finish could have been better. Did not clean the house fully before delivery.

The site engineers should make sure the wooden floors properly installed

Overall, the experience was par for the course of new construction. The quality was not great in terms of workmanship and materials.

Pulte has beautiful floor plans that are well thought through to meet the practical needs of every customer. They also have nice exterior elevation options for each home model. As a first time home buyer, I did not do a good job of planning my structural options since it needs to be locked in within 24 hours, I would have appreciated some leniency from Pulte in that regard. However, nothing major to complain. When it came to getting a good deal, it totally depends on how interested you are in the first meet, some room for bargaining is definitely possible (especially on the lot premium). Pulte did have a good selection of interior material, the best part is they used quality products from reputed brands for every single item. Since they are extremely quick (considering they are a high volume production builder), the area they lack is quality of workmanship. As a customer, I had to follow up constantly to ensure the work was done the right way. I would appreciate more internal quality control from Pulte. Lastly, Pulte mortgage is extremely aggressive to gain your business. I was a bit disappointed with my experience with them at the time of rate lock, they simply would not give you the best deal unless you gave them a valid loan estimate from a competitor. All comes down to details. Trades hired are either going way too fast or don't care. If the sub-contracted companies bring their own installers, same thing. Either go too fast or don't care. Either way, the customer perception is the subcontractor work is poor. This has to be corrected for future builds. Items customer notice the most: Flooring, drywall, paint, trim, light fixtures. One solution would be to bring in a 3rd party audit before final walk-thru with customer. This would help ensure a smooth transition to the buyer.

Expected better attention to details. Doors not fitting properly, shingles loose, nails not nailed, bathtub cracked, window frame cracked, sloppy caulking or no caulking, and unpainted exterior wood. Many of these details were taken care of when we called.

First of all, I am happy with working with Jennifer and Ali when an issue occurs. Both of them are really helpful and responsive. But the problem is that the issues are too much. Since closing, don't want to mention the small stuff, I have had basement concrete leaking, A/C unit vibration, tub leaking, floor squeak, stone falling from the fireplace; and most ridiculous, they forgot to do the ductwork for the vent (it was blowing to my basement directly). Though Ali and his team fixed the most of them right away with great responsiveness, I'm still disappointed on the overall quality and the lack of attention to details, especially for the price we paid. ... The cleanliness upon closing was terrible. Workmanship on certain things is low in quality. For example, paint, trim boards look like they have been chewed on, paint dripped on grout, stains on tile that I can’t get off, entry door in garage has many dings in the metal, cement from filling beam pockets fell all over floor. Took hours to chisel it off floor. I’m sorry but that’s not quality workmanship for what we paid for the house.

The workmanship on the condo that I purchased really are disappointing. Especially details in painting, the line between two tones, some basic standard and guideline of clear and clean cutline between areas, with tape for instance, were not followed. Every time I look at the those mess area and lines, I couldn't help believing that if an ammeter like me could do a better job.

Site construction team was excellent. We were rushed to closing while many issues kept popping up. Design and construction of the house seems well done, however some building materials were questionable.

Elaine is a great salesperson. Tim is a great Customer Care Manager that coordinated fixing numerous issues after closing.

Quality of workmanship is a concern

This is my first house and I do like it overall. However, there are some annoying issues. The electricity of the jacuzzi somehow isn't done at all at closing. I found it out days later that the bathtub isn't working and the plumber came finding out that there's no electric outlet and the plug is just left dangling. And as the house closed the builder's no longer responsible for it and the warranty is taking forever. (House is closed 2 months before and it's still not resolved till now). The dishwasher is also not correctly connected with the sink, while this is resolved fairly quickly by the manufacturer. Not sure how these issues occurred. Perhaps the inspection didn't go through the appliance in detail. These issues are a bit annoying and disappointing, but other than them the house is quite nice. ... More

There's no lock provided for master bathroom by design! That is unbelievable and never heard of with any good builders. In spite of asking about this with Pulte the answer has been only 'NO' which doesn't sound good.

There are several issues found a month after move in. a. The head/air doesnt blow to the two bedrooms farther away from the Furnace. Did Pulte test air flow out of the vents. I am confident anemometer was never used. Now running through Pulte hoops to get someone to look. Understand all my neighbours are having similar issues. b. The water pressure in shower and several taps is not adequate. Pulte sent a plumber, who cleaned up something here and there. They dont measure preassue or flow. c. The landing area hardwood is shoddy, looks like a novice did the Hardwood. d. Pulte Warranty is run by robots, cannot speak to a person. They have a basic questionnaire, and endless robotic options. Be watchful that items selected at design phase translate to a change order. If it’s not put on the change order it is not installed!! I trusted the process (between design and sales) as never built a house before and found that under cabinet lighting was selected in design but sales never put on change order so not installed. Shampoo niche in baths are not feasible (I asked) due to skill set of tile setters! For the cost of the home I would have thought that a niche and a soap dish would be standard. Nope! Although we are very happy with the house and floor plan, however, during the building process we feel the contractors did not pay attention to detail, and many jobs were completed in a sloppy manner. As a result, we needed to do a lot of clean-up upon moving in, which we didn't expect with a brand new home.
