Pulte should allow 3rd party pre drywall inspection as part of their process to be confident on the build quality. Final Inspection quality should be improved. Warranty issue response time should be improved. Overall home finish is good.

The base price is not nearly what you will end up paying. Pulte does not deter from what they know. This is a double edged sword as they are building homes quickly but without variation.

My experience was joy what I hope from such a well known company. The sells agent or builders consistently didn’t follow through on promises. There was a lack of communication on closing and receiving final paperwork after closing. I was constantly calling to remind staff of things they said they would do or provide to me.

We were pleased with initial construction but concerns after closing have been difficult to get resolved. Has required multiple requests, multiple follow ups, multiple submissions of texts, emails & Pulte website service forms, promises to get back to us in two business days but receive no response.

Pulte lacks craftsmanship when it comes to being a national builder, possibly due to outsourcing the various build jobs to cheaper unknown contrators without proper quality checks in place. To be more specific, the drywall and brick work was noticeably degraded and imprecise. Drywalls were crooked, lumpy and off by few inches around every wall, post, pillar, ceiling and window area. Bricks were misaligned and chipped all over. Pulte windows seem to be of the cheapest quality. Others areas of the construction were acceptable. 3rd time Pulte customer and not Happy

3rd time building a Pulte home. This last home building experience was terrible. Workmanship was terrible and the materials used super cheap. Nothing was done on time. If you are not persistent nothing will get fixed. You hear the same complaints from the neighbors. No flexibility on adding options after the build is started. Example additional lighting when the electricians have not started wiring the house. I’m shocked Pulte would not reach out or try to accommodate a 3rd time customer. I would not recommend Pulte this time.

Build quality of the home is not very great. Option selection process is not very informative, sales executives not always know the correct details and mis-guide in making selections. Design appointments are a disaster with no proper lighting and time to make selections. We have to make all the selections in one meeting and we are rushed into making decisions. Building process was decent overall but when it comes to fixing any open issues, the construction team does not respond and even when they do, they only fix the issues partially or improperly. The process of buying a home directly from Pulte and their subsidiaries is siloed process that creates headaches for buyers and finger pointing amongst the Pulte group. The only bright spot in their operation was our construction manager Adam. We started off our process with Steve the salesman. He showed us the model and multiple properties which was pleasant. During the build process everyone was easy to work with and responsive. Then we moved in and things changed. Leaky pipes, broken supply vents, missing vent for the over the stove microwave are all things that should have been right before closing but weren't. Now, the construction crew ignores us. We're told to contact the warranty department, who tells us it will be taken care of but nothing happens. The items needing fixing are small, but the hassle of getting them fixed are very annoying. Pros: Design, Appointments at various stages to go over the details, construction team responsiveness. Cons: Mortgage options, Quality of materials, promised appliances but not delivered instead refunded old prices in a high inflation period, huge delays in delivery timelines. Our project manager and sales rep were very friendly. However their construction motto seems to be build the house quick and cheap, then attempt to fix only what the homebuyer catches. Some workmanship errors have been corrected - still waiting on many others.

I was shocked at the condition of my wood floors when closing. There should have been some type of covering on them.. The mud was horrible and it took me 3 cleaning to get it all up. There was paint on the floor and also on some of the dark wood. There were screws under the cabinets that had to be pulled out and holes were made. the calk on the fire place is a disgrace. The front door had a large gap and cold air was coming through, the garage entrance to the house would not even close unless I through my whole body weight against the door.

The home buying and the financing experience were good and relatively easy considering that we were buying from out of state . However it failed to deliver in terms of quality of workmanship including hardwood floors , cabinets and general finishing . The biggest issue for us is that even though home was advertised as 2 car garage- it doesnot fit our standard size suvs which is an ongoing concern for us . Also the resolution of the issues with workmanship is not to our satisfaction even though it is advertised as having one year home warranty.

For the price, would have expected light fixtures vs. bare bulbs as an example. It's inexcusable to purchase a home that's 3/4 of a million dollars that isn't "turnkey." There are nice features, but alot of corners were cut. Most troubling though is a leak that we had that is now trying to be explained away. A room that had water leaking from upstairs through a light fixture was never determined to have a root cause. Morover, the room smells musty from water that I'm certain saturated the insulation. I felt end of year closing date drove the quickest and poor quality of work. The drywall tape and mud was horrible and the paint job was the worst. They had to redo painted areas which still was done poorly. Painted without removing electrical faceplates. Im also Still in the process of cleaning most faceplates and paint splatters on my floor. All my inside studs are 24 inch apart. This is a cheap way to build a home this expensive. Paid over a half million dollars for a home that looks like any other low end subdivision.
