Build quality of the home is not very great. Option selection process is not very informative, sales executives not always know the correct details and mis-guide in making selections. Design appointments are a disaster with no proper lighting and time to make selections. We have to make all the selections in one meeting and we are rushed into making decisions. Building process was decent overall but when it comes to fixing any open issues, the construction team does not respond and even when they do, they only fix the issues partially or improperly. Home is decent and the floor plans are good but the overall experiece is not very great and will make you a little unsatisfied at the end of the day. The process of buying a home directly from Pulte and their subsidiaries is siloed process that creates headaches for buyers and finger pointing amongst the Pulte group. The only bright spot in their operation was our construction manager Adam. We started off our process with Steve the salesman. He showed us the model and multiple properties which was pleasant. As we walked thru the home that we eventually purchased there were some issues that Steve acknowledged and assured us would be corrected before our next visit. As time went on it was clear that Steve was not going to address the issues and we would have to work directly with Adam to solve the issues. Steve also failed to disclose the closing date to us and passed the buck to Pulte mortgage. Be prepared to jump through multiple hoops when you work with Pulte mortgage. After our financial information was uploaded into their database, it was not vetted prior to being passed over to under writing so the database did not have the correct information for underwriting to review. We explained numerous times to our point person that this should be corrected and instead of working with us they passed us over to a new person. After multiple uploads of information, it became clear that the Pulte mortgage process had numerous gaps that had to be closed by the customer instead of the mortgage group. Also, the closing documents had to be sent to us numerous times due to typos and incorrect information. We were passed to different point people throughout the process and struggled to get correct information. Often, we felt like they were not disclosing information to us, and we were not allowed to speak with the people making the decisions. A silo within the silo of Pulte group. After navigating our way through the most confusing process of our lives we finally found a bright spot inside the Pulte group when we met Adam our construction manager. He was the first person who told us are actual closing date, Pulte mortgage and Steve would not provide us that information and pointed fingers at each other. Also, he walked us though the process and we finally felt like we could trust someone within Pulte. This was a pleasant surprise because going into that meeting, we did not have any faith in Pulte and expected more of the same type of customer service we had with other members. Moved in a month ago and we still have outstanding issues to be fixed. We've been ghosted, no one responding to our requests

During the build process everyone was easy to work with and responsive. Then we moved in and things changed. Leaky pipes, broken supply vents, missing vent for the over the stove microwave are all things that should have been right before closing but weren't. Now, the construction crew ignores us. We're told to contact the warranty department, who tells us it will be taken care of but nothing happens. The items needing fixing are small, but the hassle of getting them fixed are very annoying. Pros: Design, Appointments at various stages to go over the details, construction team responsiveness. Cons: Mortgage options, Quality of materials, promised appliances but not delivered instead refunded old prices in a high inflation period, huge delays in delivery timelines. Overall: If I get a time machine, I would choose another top builder.

Limited options, Painting work is poor, rough plumbing for basement bathroom not laid out correctly.

Our project manager and sales rep were very friendly. However their construction motto seems to be build the house quick and cheap, then attempt to fix only what the homebuyer catches. Some workmanship errors have been corrected - still waiting on many others.

The quality of the Lumber, paint grade and paint workmanship is poor. The hard wood floor started chipping within few weeks of moving into the home.

When you do your walk through make sure you pay attention to everything.

I was shocked at the condition of my wood floors when closing. There should have been some type of covering on them.. The mud was horrible and it took me 3 cleaning to get it all up. There was paint on the floor and also on some of the dark wood. There were screws under the cabinets that had to be pulled out and holes were made. the calk on the fire place is a disgrace. The front door had a large gap and cold air was coming through, the garage entrance to the house would not even close unless I through my whole body weight against the door.

Do not agree to sign without repairing, even if small fix. After signing , only way to fix them is with warranty service.

The home buying and the financing experience were good and relatively easy considering that we were buying from out of state . However it failed to deliver in terms of quality of workmanship including hardwood floors , cabinets and general finishing . The biggest issue for us is that even though home was advertised as 2 car garage- it doesnot fit our standard size suvs which is an ongoing concern for us . Also the resolution of the issues with workmanship is not to our satisfaction even though it is advertised as having one year home warranty.

Was basically told because of my circumstances, I don't get customer care post closing. Even though I had significant problems with the construction (water running into garage because grade issues just for one example). People were friendly, but just wouldn't help.

For the price, would have expected light fixtures vs. bare bulbs as an example. It's inexcusable to purchase a home that's 3/4 of a million dollars that isn't "turnkey." There are nice features, but alot of corners were cut. Most troubling though is a leak that we had that is now trying to be explained away. A room that had water leaking from upstairs through a light fixture was never determined to have a root cause. Morover, the room smells musty from water that I'm certain saturated the insulation. The warranty rep tried to blame the odor on the furniture. The smell preexisted the placement of furniture. I personally don't know that I'd buy from Pulte again from my experience thus far. ... Very bad construction quality for the price paid. Flooring, painting, cabinets are all of very low quality.

I felt end of year closing date drove the quickest and poor quality of work. The drywall tape and mud was horrible and the paint job was the worst. They had to redo painted areas which still was done poorly. Painted without removing electrical faceplates. Im also Still in the process of cleaning most faceplates and paint splatters on my floor. All my inside studs are 24 inch apart. This is a cheap way to build a home this expensive. Paid over a half million dollars for a home that looks like any other low end subdivision.

Built quickly, but suggest more emphasis be placed on built well

For the price I paid, the attention to detail of the finishes, paint, cabinetry and trim work was completely sub par. I would expect a much better job pertaining to the finished details of the house. Honestly, I’m disappointed to the point where I don’t “love” my house as much as I would like to.

Overall the materials used seem cheap. 1. Sinks do not have anything to close and open the drain, have to push it with hands 2. Bathtub tap doesnt have anything to control water flow, either its full flow or no flow 3. Shower head seem cheap build 4. Toilet seats are cheap built 5. Kitchen stove and dishwasher both are not functional, stove takes longest time to heat, dishwasher dry cycle doesn't work 6. Trim paint job was done poor quality 7. Kitchen island workmanship is poor quality, its not straight but off, I wish i could upload pictures 8. Please do not close on your New construction Property Purchase until you are totally satisfied with the outcome and get everything in writing. Because once you close and there is some concerns that you have or had that where not address you may not get those concerns met, and you may get the brushoff treatment.

The home is beautiful but the craftsmanship in some areas seems quick and not up to par with what we paid for. We are hoping that pulte will make it right and fix the issues.

Pulte seems great on the surface, but the more 3rd party inspections we had and the longer we live in the house its very clear how bad of a job they did and covered parts up so you wouldn't notice. We had shelves falling over after 2 months of use, our garage drains towards the house, not out the garage door, doors hung wrong, tack strips poking through the carpet to the point they were drawing blood if stepped on, with no one offering to properly fix anything and just add more band aids over top. Some of my issues I pointed out during the buying process, was promised it would be fixed, promised it did get fixed then later I find out that none of that was true and its the exact same as it was before. All they care about now is money, not quality, or making good homes. Most of the contractors don't show any pride in their work, and its clear that instead of getting a slightly better contractor, Pulte just hopes you don't notice. Overall we like the lay out and lot of the house. Craftsmanship of drywall, paint and ceiling is poor. Responsiveness is poor after closing. Lots of promises but slow response, if any, with follow through.

At our final walkthrough, we were told to watch for any issues that may need to be addressed within the first week after closing. We kept a list after moving in and reached out to the job site manager on day 6 to go over the needed repairs. He told us that he would have everything scheduled or repaired within 2 weeks. We have now been in our home for nearly 2 months and the only issue that has been partially addressed is the touch-ups on our cabinets. We still have nails on our roof, paint on our windows, cabinets that don't close properly, cracked hardwood floor boards, torn screens, etc. and I'm starting to seriously doubt that these will ever be addressed. I had texted him (his preferred method of communication) 3 times over a 2 week period to check in on the status of the repairs, and only heard from him 3 days ago. He says that everything is now scheduled, but after so many empty promises already, I'm a bit skepical. My advice to anyone buying a home from Pulte is to go over everything with a fine-toothed comb BEFORE closing, because after closing, good luck getting anyone from Pulte to return your calls. ... More
