Beautiful house, terrible homebuilding experience
- Anonymous

- New Baltimore, MI
Though we love our home & are happy with how beautiful the house turned out....the process was miserable and we felt as though we were just a number to Pulte as a whole. There were some individuals working for the company who we had relatively pleasant experiences with but as a whole there was a SEVERE lack of communication. If asked by friends and family, I would not suggest Pulte.
Pulte Homes responded:

Don't Push Delivery and Special Orders to Upset Us

We made the mistake of planning move-in based on the dates the builder had given us. They made the date for closing but many items were missed or sloppily done for to make the date. After closing, we walked into workers in the house cutting holes in the drywall and hap-haphazardly installing the back splash tiles with all the associated mess. 6 Weeks later, we are still trying to get many items addressed. Most customizations we asked for were not allowed and any "late" changes to the order caused problems.

Pulte is able to identify great locations to live, but not able to give a good home buying experience to go well

Structurally our home appears good. Fine details are really terrible. We just gave up on complaining because it never got addressed. Even when they came to fix it multiple times. When you choose Pulte, you get a great neighborhood, but not a great house. (To the point when others come in and point out the bad looking fine details.)

Beacon Hill review - 1 month

Disappointed in some of the bathroom fixtures, about as cheap as they could get. Frustrated that homes that have not closed have their cement sidewalks and driveways in and we have been hear over a month and still do not have our cement. Still are not graded either so we cannot plant grass. When painters came in to fix items they rushed and did not do a quality job. Front door repair looked like a 6th grader did the work. other homes being built in subdivision, so nails and screws all over the street and no-one ever cleans them up except me. Takes like 10 minutes, someone at Pulte could ...

Overall, the experience was below average. Everything felt rushed, a lot of small details werent explained. When doing walk through, there were too many paint jobs not done, material not yet built and after closing found some main house items missed such as drainage systems. Also leaks in basement which had to work through warranty for weeks to get done even though it was mistake from start. There are still bunch of chips and marks on walls after closing but too much to report and not worth the hassle. The team is responsive when bringing up the issue at first but then there is no ...

Frustrating and an overall disappointing experience

While the work and communication with Elaine and Chad were quite good, watching the overall build process was very disappointing. The trade workers did not appear to show any pride in their work and their sole purpose was to get done as quickly as possible without any attention to detail. After move in it has been discovered that most of the products used are of poor quality. We are still waiting for resolution on an issue with one of the appliances that was in the unit. Not what we ordered and paid for. This appears to be coming to a resolution soon.

My wife and I built our first home and had a wonderful experience. We unfortunately had to move due to a family member’s declining health. We then decided to build again and found an area we were interested in, which was being built by Pulte. Prior to signing the purchase agreement, we asked our sales representative about the community’s water source and property taxes. We were told the community was on city water, but failed to mention this “city water” was actually sourced from a well and was very hard water. They also failed to mention the additional $6,000 tax assessment that would be ...

Good from a distance

Pulte homes go up quick and look good from a distance. It’s clear that the work is rushed and vendors are under paid by Pulte. Pulte will fix anything you point out but it’s a job to find everything. Why should I have to??? The finish work and paint is rough at best. The home was dusty and needed to be cleaned. They delayed closing because work needed to be complete which puts you in a bind with your move in date and forces you to settle with many mistakes. It’s a quickly built home but it offers a poor value.

Rude and impatient sales team and Poor Build Quality

Impatient and rude Sales team makes you wonder whether you’re paying for the house or them. Important options like ceiling height of living area have been hidden by the sales team. We ended up finding the details from neighbors and had to fight to get those options added. House default options are of such low quality we had to upgrade every single component of the house which brought in a 100k options Bill on a 400k house. The second level floor and stairs are of low quality, few jumps might break it. External elevation offerings are so old from 80’s. If not for the location, I would ...

It was a bad experience , Pulte used bad quality of hardwood flooring , hardwood flooring installation not good , subfloor squeaking under carpet, subfloor so thin they should use thicker and stronger one like 3/4" or 1" plywood sheets instead of OSB , floor vibrating when we walk in some area ( maybe it's joist problem ) ,the furnace in wrong spot above the plumbing stack which should be connected to the kitchen and second floor bath , to solve this issue they connected the pipe to the basement drain !! now the plumbing stack used as a basement drain without trap and this issue cause a ...

We had our house closing on 17th December after quite a few postponements. We happily entered our dream house with a sense of relief and belief as we got this from a reputed construction company. Within 48hrs of closing , during a family gathering, I heard a big sound and water came running from the roof ,making a puddle and dripping from the brand NEW house. Rushed to check but water was just pouring , ran up not knowing what to do, but couldn't find anything, our NEW roof was just leaking. Just be in our place and imagine our horror. Never heard anything like this from any new homeowners. ...

Pulte did not honor their word (sell promise). Big disappointment on the timely follow-up to close open issues. Pulte pushed to accept the house as it was right on the closing date, even when the house was not fully completed, as previously promised.

Pulte was working with me while the building process of the house was taking place (The Landings at Cherry Hill Village, Canton MI); right before the closing (on the same day) however, I was asked to accept the house as it was -OR- postpone the scheduled closing to a future TBD date. Some of the promises that were made through the building process were never addressed (did not honor their word, their promise). Pulte Home Quality Going Down

Our home got delayed due to inclement weather and unfavorable soil conditions for months. Minor items requested in the initial contract were not fulfilled. Those issues were brought up during quality walks. Most items were taken care at the end. The quality of drywall is poor - thin walls and easily dented. The trim along all the home was not cut properly. Every door edge is rough and even injured my child. The field manager's response is that Pulte is interested in making profits - buying a product that is cheaper than providing quality finish. Plumbing soldering was not performed on one of ...

while there were some aspects of the project that were completed to my satisfaction, there were also areas where I felt that improvements could be made. One specific area of concern for me was the communication throughout the project. I often found it difficult to get in touch with someone from your team, and when I did, I didn't always receive prompt or clear responses to my questions. The contractor I worked with was great and responsive during the build, but the quality and workmanship was far below what is acceptable.
