I do love my new Pulte home however, there are some areas of workmanship that are not top-notch. Also, the Pulte title company made commitments that they did not live up to, and blamed me for not reviewing documents closely and refused to fix their errors. The realtor from Pulte was also very rude about these concerns. Recommend Pulte homes, but I would not use their title company and I would make sure that you have your own realtor.

Very bad construction quality for the price paid. Flooring, painting, cabinets are all of very low quality.

Felt very pressured to sign towards the end of the building process, along with a threat from management to seizure our home. Overall, process started very smoothly but turned very contentious when the end of the year approached and our home was rushed to be completed before December 31.

Build manager Adam was very responsive and helpful through the build process. We definitely got more value from a new build with pulte than any of the used options we found in the entire Detroit area

As the title suggests, the entire process has been what I would consider middle of the road. It started out great with the sales team. The did an excellent job explaining things and making suggestions. The design team was also very good. I started having problems with the Pulte finance team. They will offer you money towards closing, this is the only reason to use them. I did not find their rate competitive, they gave bad advice, and were not particularly responsive at times. Once construction started, the construction manager started out fine. They give timely updates, and things moved along relatively quickly. However, I feel they rushed me in to the place at the end of December to get it off their books. They had trouble getting the inspection done (they blamed the city, but I am not sure now about that), they forgot to insulate my attic and had to do it after I moved in, put in the wrong hardware that I did not order, installed the wrong boot bench and rushed things like the ceiling paint and cabinets. They did quickly correct most of the mistakes before I moved in, but after closing I had issues with the construction manager. He sent mixed signals about how I should go about getting problems fixed. He told me not to submit a bunch of service requests, but when I would ask him to fix things he acted like it wasn't his responsibility, and even downright initially refused to correct some things. As far as build quality goes, I would say it is just slightly above average. The siding seems to be of low quality and is pretty loud in wind and rain (talked to other residents and they have the same problem). There was a vent flap for the stove that would flap in the wind all day (this is the aforementioned problem they initially refused to fix). The flooring has developed some squeaks, not sure the padding is adequate. The ceiling paint has streaks all over it. They have promised things like the squeaks and paint will be addressed at the 11 month mark. The basement floor is cracking all over the place, but they tell me this is "normal". They do not paint the garage drywall, which I find strange. I would just make sure you do not let them rush you in the house, and make sure you thoroughly inspect the place and make sure everything is 100% fixed before you move in because they become difficult to work with after closing. ... This company did a lot to make buying and building a new home simple yet interesting with plenty of options to customize a build. It was all much easier than expected.

Had a good reputuation of Pulte Homes at the time of signing up the new house. After seeing the type of construction they're doing I can't recommand Pulte to any. There are hiring cheap labor and quality of work is not professional

From beginning to end, CJ, Luke and Adam made our new home purchasing experience outstanding. We felt fully informed throughout, and when we had questions everyone was very quick to respond. The follow-up was always timely, and professional.

Overall experience was quite good - really appreciated and trusted our project manager through the process. Pulte had a big push to close homes before the end of December resulting in a rush by a number of contractors, not having sufficient time for appliances and only one day between walk through and closing so some paint touch ups were missed and the tape is still on the wall. On site Team has been wonderful and very responsive, contacting Pulte for follow up on an electrical issue required multiple follow ups from our end to get the issue resolved, but again, on-site Team was terrific.

I originally thought I wanted a single family home until I walked in the Abbyville model at Hillcrest. The salesperson (Kay) provided the right amount of information and was always available for follow-up questions with a down to earth comfortable approach. The construction team (Chad and Ben) took the time to walk me through the features of my home and were willing to respond to issues found in my new home orientation and inspection. Kay, Chad and Ben were great to work with and represent Pulte very well! The only reason I gave a neutral rating for workmanship and materials is that I have only been living in the home for 4 days (moved in on 1/22)and have not had enough time to assess and/or work with Pulte Customer Service. ... This was a nightmare! I have purchased 8 other homes and have not been through what Pulte had done to us. That needs to be fixed asap!

Negatives: - expensive option's - base price doesn’t include minimum options. - fraud sales tactics used my company especially with East facing lots. - fraud valuation before the closing to show customer that valuation is more than what than are paying. - cheap materials for the options and high prices - being a new built, i expect builder to cover initial taxes, lenders title and owners title insurance. My construction manager Luke was amazing! In todays world it’s rare to actually call someone and not have to leave a message. Not with Luke. He was incredibly busy in December trying to get as many families as possible into their new homes before year end and still made time to answer my call, listen to any concern I had and take care of it. Pulte is lucky to have him ! My sales consultant CJ was also outstanding! Thank you

We were shown a model home that really impressed us and we were also looking at other properties from Pulte and liked the finishes and setup. Hence we decided to go with the purchase and the finishes we selected were more or less the same as we were shown in the model. The overall project was on-time and we did get regular updates from the site engineer / manager. The closing process went well. Here is where I had issues - We were offered a date by the site engineer for closing on our home, when we requested for another date the sales personnel came back stating this is the date for closing. So there was no coordination between site engineer and the sales personnel. When we noticed some issues with the carpet we were told that these carpets are not good, so why was Pulte offering these during the design consultation and during the initial stage when we were choosing our finishes, another case of miscommunication. We started our loan processing with Pulte Mortgage and everything was going fine until a month before the closing where Pulte's mortgage company came back with unreasonable conditions. This required me to scout for another mortgage vendor. Third instance of screwed up communication, they had all my info from the time I signed the contract couldn't they have been clear with their requirements? Fourth instance - we were told that the sod and sprinkler system will not be installed as it was getting cold or rather it was cold, to this I was okay dn there were email confirmations come closing day I see my lawn and backyard with sod and Pulte site engineer making me sign a wavier that going forward sod will be my responsibility, another case of gross miscommunication. We were made to do a 'Celebratory walk through' on the day of closing and the site engineer made it clear that he had other closings and we too had to get to our closing hence looked at the big issue and signed off with him. But when we moved in and actually started seeing the issues the Site Engineer would come back and state it was not mentioned in the walkthrough sign off. Does Pulte expect the owners to do an inspection with a fine tooth comb on the closing then this should be scheduled a day before and not on the day of closing, We nearly found dozen or more issues once we started living. Of these there are two issues that Pulte has not addressed. The main one being the lightning issue, we paid nearly $3k for additional lightening in the entire house and even after making the payment we were never offered a choice of lights (day light vs warm white or yellow light) and now when we are following up with Pulte, the Site Engineer states that this is the Electrician's discretion. I am mean Pulte is such as big company and they let electrician decide on these things where the owners are paying through their nose for each service request....this is ridiculous. Over and above all of this we were coerced by the Site Engineer to give him a 10 rating on the survey as he assured that all issues including the lightening issue will be taken care. We did our part and now he is refusing to do this part. I am appalled by the way Pulte and their employees treat new home owners. I will never again go to Pulte or recommend this to my enemies. ... They are very efficient , timely , and exceptional

Timely closing with reasonable quality. Great communication and weekly updates. Eric and his team have been great throughout the process. Pre-closing orientation was nicely organized, and all the small issues identified during pre-closing inspection were addressed, if not promised to be addressed at a later time. Overall build was definitely satisfactory.

The process was straight forward. The agent walked through the options and price. The closing process was very efficient as most of the documents were signed online portal.

Overall process was a smooth and clear, starting from signing up to the closing. Construction manager was very helpful explaining every major step in the construction. I will 100% recommend to new home buyers.

Completion was not what I was looking for in some areas. Was told to many times about warranty after issues addressed before closing. Would suggest not to close until your house has been inspected by your own source because it’s cost me. Cleaning was not up to par at all.

I purchased Home recently with Pulte, After Closing I noticed few issues which needs to be fixed for my appliances to work. Like Gas line was missing for my Kitchen & Cabinet cut for Wall oven was proper. I made Pulte aware of this issues & requested them to fix ASAP. Tim from Pulte helped me fixing this issues in record time of 2 days . I appreciate their time & efforts looking into my problems & resolving them on priority. My overall Home buying experience was great.

Our first tie building a house. Pulte provided a great experience from buying to building. Our on site super is great to work with. We were kept well informed throughout the construction process.

Although the home building process can be stressful. Was there to work with us through many of the stressful situations. They were accommodated and responsive to all of our requests and needs.

The process of buying a home directly from Pulte and their subsidiaries is siloed process that creates headaches for buyers and finger pointing amongst the Pulte group. The only bright spot in their operation was our construction manager Adam. We started off our process with Steve the salesman. He showed us the model and multiple properties which was pleasant. As we walked thru the home that we eventually purchased there were some issues that Steve acknowledged and assured us would be corrected before our next visit. As time went on it was clear that Steve was not going to address the issues and we would have to work directly with Adam to solve the issues. Steve also failed to disclose the closing date to us and passed the buck to Pulte mortgage. Be prepared to jump through multiple hoops when you work with Pulte mortgage. After our financial information was uploaded into their database, it was not vetted prior to being passed over to under writing so the database did not have the correct information for underwriting to review. We explained numerous times to our point person that this should be corrected and instead of working with us they passed us over to a new person. After multiple uploads of information, it became clear that the Pulte mortgage process had numerous gaps that had to be closed by the customer instead of the mortgage group. Also, the closing documents had to be sent to us numerous times due to typos and incorrect information. We were passed to different point people throughout the process and struggled to get correct information. Often, we felt like they were not disclosing information to us, and we were not allowed to speak with the people making the decisions. A silo within the silo of Pulte group. After navigating our way through the most confusing process of our lives we finally found a bright spot inside the Pulte group when we met Adam our construction manager. He was the first person who told us are actual closing date, Pulte mortgage and Steve would not provide us that information and pointed fingers at each other. Also, he walked us though the process and we finally felt like we could trust someone within Pulte. This was a pleasant surprise because going into that meeting, we did not have any faith in Pulte and expected more of the same type of customer service we had with other members.
