although 99% is as expected there are lingering issues not resolved since closing about 40 days ago. There is an gas odor coming from the sinks especially bathroom sinks that a plumber was supposed to come and fix but the construction site manager told us they should have contacted us we have not heard a word. The HOA was to approve putting gutters and storm doors so we could add these and again no word after sending in the information. Pulte Mortgage was a total insane disaster and luckily we were able to scramble at the end and pay with cash for closing. Pulte Mortgage put us through living hell for weeks and would have caused us to lose all our warranties because they could not close in the name and just told us to change the title after we purchased. The best term you could use for Pulte Mortgage is a group of complete morons and incompetent buffoons. I have had 4 major issues to communicate with Pulte customer service and they completely side stepped 3 of the 4 by telling me i had to deal with it myself (items affecting the entire community not just us). can only speak from the off the shelf lens. Some painting touch ups missed. Some cabinets, appliances not ready. Team forgot to punch out my water drain - so water in the house first week here. Team is slowly correcting. In my experience, things were missed. I really wanted turn key and easy for new build - we were close, but not all the way there.. This was also the slowest closing of my life (2 hours - because the names were wrong on most of the paperwork) and pulte has already sold the mortgage (totally normal but someone from pulte made a 10 minute conversation on how that wouldn't happen for 90 days; it happened in weeks). ... I have built five custom homes before our rowhome and I am extremely disappointed in the quality of the build and the lack of high quality products in our million dollar home.

Overall, the experience was fair to good, but there are areas that left us underwhelmed. The team at the sales office was professional, responsive, and friendly. Their genuineness was refreshing and made making the purchase easy. They felt like they were genuinely advocates for us in the process, which was a definite plus. However, the volume of homes being completed simultaneously in our development meant that many items went unnoticed or things occurred that needed to be communicated but were not, which was frustrating. Frequently emails were responded to quickly, but then the action steps needed for resolution required a follow-up email or call on our part to set things in motion. Overall, Pulte uses an effective home-building process, and the people working for them seem genuine and honest. My biggest problem was the metal cover over the sewer drain in front bedroom

We knew going into this process that there would probably be hiccups and delays, it's a nationwide big builder so things always vary by location, but decently satisfied with the Minnesota team. There was a major issue with mold in the framing stage, but it was remediated (would have preferred a more thorough remediation, but they did communicate ok during the process). They did cover the interest rate lock extension due to this delay pushing us past the original timeline. Our house is nice and new, but definitely not the highest quality (cracks, poor seals, drawers a little crooked). Warranty team is responsive to post-closing issues so far. Overall, solid 3/5 stars - you get a decent house, but it's better to manage your expectations going in, it's not going to be perfect. Also stay on top of issues during the build process - go in regularly and bring up issues to make sure they get corrected. ... More

I would not recommend Pulte.

We like our new townhome and most of the workmanship is very good. Still, some small glitches are obviously covered over with a little elbow grease and paint. At the right light angle that becomes too obvious. However, I am thrilled with the most of it. Just be aware. Your choices session is WAY too short and pushed>

The quality of our home did not appear consistent with other homes done by Pulte. We were the last home in the neighborhood so we felt like our home was rushed and did not get the attention it should have. We are still waiting on several repairs and items to be finished nearly 2 months after move in. We do love the floor plan that we selected.

I did not have the best buying experience with Pulte from the mortgage issues to some of the details in the workmanship. I know the mortgage company is "separate" from the builder, however this is not my first new build and from past experiences with other builders, this one by far not the best experience. I had several issues upon moving in. The construction manager was great to work with but some of the other contacts did not live up to my expectations.

Slow responses to reported issues after closure .

Good location and property priced fairly but the construction quality is not good. Also, lack of responsiveness and follow-through when issues were raised.

The entire closing process for our house was absolutely mismanaged and terrible. Our construction manager was great and bent over backward for us, but the corporate team members, sales staff, etc. were hard to work with and unresponsive.

The sales and home design process was great. Our Pulte salesperson and design consultant were both wonderful and I can't say enough good things about Bob. Our experience with the rest of the process (construction and mortage teams) was a mixed bag. As an organization Pulte has great processes and procedures, but they struggled where the rubber actually meets the road in many areas. We are happy with our home, but had to advocate for ourselves far more than we expected to receive what we we expected. I would build a home with Pulte again and I would recommend them to a friend or family member, with strong caution to keep a close eye on the entire process and not anything for granted just because it is promised. ... Pulte offers low basic house quality and tries to push for upgrading. Example, they offer only two basic paint colors including white. If you choose the other color (not white), the wall and the ceiling will be painted with the same color. Because it is not common to have the ceiling painted with a color other than white, Pulte push the seller to upgrade or choose only white. Many of my neighbors including myself would prefer to by our house from Lennar if it has a better locations and lots. I believe that Lennar offers better quality houses, with great exterior designs with good prices.

Pulte will pressure you to buy a home with ALL of their products - their home insurance, their mortgage company, etc. They will not stop pursuing you until after your closing. Remember, you need to put your own interests first, and Pulte will put their own interests first. Carefully review your options and don't let them bully you into buying their products. Consult with people you trust to make the best choice. Their home product is great, but they need to work on not being so aggressive. Their mortgage lender was so ruthless that he lied to me via e-mail to get a reaction out of me. This was after he had attempted to contact me numerous times to change my mind about the lender we had chosen. Personally, I would buy a Pulte house again (they do a beautiful job) but would never get involved with their other business units unless I was absolutely sure I was getting a better deal (don't take their word for it - do your research). ... We love the idea of our new townhome. It suits our lifestyle and we look forward to new releases;ationships with our neighbors. We are disappointed in the build quality. We kept hearing that what we bought was builder quality. Our construction manager was great giving us walk throughs but was unreliable responding to our email and suggestions. This was very disappointing as we were told to of their being available for us, but then ultimately basically ghosted us. The ceiling upstairs sheetrock and finish is cracking and falling off the ceiling. We are told that it's normal settling but having holes in the ceiling the first month feels like workmanship overall was low end at best. There was a crack in our kitchen cabinets that we wanted replaced but was just covered over and we were told it was "normal". Our garage door had to be serviced 3 times to get the panels of the doors to seal properly to keep the outdoor elements from blowing in. Our front door handle is loose and needs to be fixed or replaced. Windows feel drafty downstairs and in some places upstairs. So much so the blinds appear to move when it's windy outdoors. Deep cleaning was needed post closing as the cleaners brought in prior were not very thorough. We have learned that we will just have to be aggressive with our warranty needs this first year. There are parts of our home that feel like they were just thrown together. I was truly disappointed throughout the entire process. All of my family has built Pulte homes and have raved about how on top of things they are and how much they care for their customers. I had the complete opposite happen to me. They were rarely responsive, did not listen to any of my concerns which ended up delaying my closing, and many things still are not complete and or were not hooked up after the closing. Overall, I wish I could have said it was an amazing experience, especially being a first time home buyer. But that was just not the case.

The start was fantastic with Robb. I wish there was a little more time for the overall selection process of the structure of the home as that was very "rushed". wouldnt be so bad if you were allowed to submit a change order. Once the construction started the Project Manager didn't do a dang thing!! Brought up many issues and they were brushed aside. Once Chuck, his boss, got involved things started to actually be corrected. PULTE mortgage is a TRAIN WRECK. If you have any possible other option do that!! Almost every review/complaint/BBB statement about how bad they are stands true. Our buying experience was less than ideal. The communication was far less than what we thought it should be and the financing with Pulte Mortgage was very frustrating and complex. We ultimately financed through another lender. The construction manager (Nate) was very helpful in giving updates and helping with our request, so that was much appreciated.

We expected that pulte is more quality and more customer friendly, but ground level is different. Lot of pending issues are still open which were identified at time of closing…

My husband and I were so excited to move into our new-build Pulte home, but the excitement was stolen from us when the week we closed, as the place was a mess. Scratched floors, splattered paint on the floors and countertops, direr windows, missing pieces to blinds, loose siding on the house, and a few others. Pulte cares about their quality, but the contractors they hire do not. We have lived here for a month now, and they are still fixing a few things, but the home is beautiful, exactly what we envisioned, and we look forward to making this our life-long home.

its great The home have alot of space but there are things that is very poor quality. The poor quality are 1. Windows. some windows leaks and creates draft air, call pulte to come look at the issue they said it normal, I am an home owner and fixed houses every now and then so I know when something is wrong, but pulte will not admit it and said air draft from windows are normal, pulte even mention that their windows are mid grade, to me it is the cheapest on the market. Even menards $200 windows are better and doesnt create air draft, they will not fixed the issue so i'll have to dealt with it myself by buying windows insulation to stop the air draft. if it is not stop your heating bill will up the roof. Also, the doors have draft air from the bottom, this will also have to be address by the owner. Last time i check, menards doors have magnet door insulation so when it closed it slap in tight and will not lead air. I have to buy insulation pads from menards to fix it. 2. Cabinets are cheap considering that is it a 600k house, I would preferred all cabinets to have a good craftmanship and at least have soft closed. 3. Wall Paint, pulte used is the cheapest on the market. Just by touching you can feel the cheapness of the paint and when you put your hands on the wall, they are dust and white stuff. also, the house is very dirty and dusty like no one lives there for months. The floor have paint spot and pulte also mention it is normal which i have to clean it. Basement also very dusty on the floor and I did mention this to pulte they said its normal. Why is this normal it is a brand new house. shouldn't it be clean? 4. The wood studs are 24" apart consider that it is a expensive house it should have been 16". Just my opinion . Lastly, the only good thing about the house that actually cost 600k are the appliance and countertop. 5. Interior doors are cheap. it is hollows consider that the house cost 600k should have been solid doors. The price isnt that much difference as I check at menards.
