My biggest problem was the metal cover over the sewer drain in front bedroom

The quality of our home did not appear consistent with other homes done by Pulte. We were the last home in the neighborhood so we felt like our home was rushed and did not get the attention it should have. We are still waiting on several repairs and items to be finished nearly 2 months after move in. We do love the floor plan that we selected.

I did not have the best buying experience with Pulte from the mortgage issues to some of the details in the workmanship. I know the mortgage company is "separate" from the builder, however this is not my first new build and from past experiences with other builders, this one by far not the best experience. I had several issues upon moving in. The construction manager was great to work with but some of the other contacts did not live up to my expectations.

Slow responses to reported issues after closure .

Good location and property priced fairly but the construction quality is not good. Also, lack of responsiveness and follow-through when issues were raised.

Very pleased with my home overall but I opted out of buying irrigation because my yard is so small that watering should not be an issue. Unfortunately the turf company laid poor quality sod over completely unprepared clay. Under the sod are multitudes of rocks and construction debris. The grass turned brown within 24 hours and now a week later, after heavy rain and copious amounts of water from a number of sprinklers I have purchased, there appears to be some hope that it may turn green. I have spent seven days outside, muddy, wet, bug bitten and suffering a shoulder injury from pulling a hose around from the one spigot on my house in an effort to resurrect this lawn because Pulte washes their hands of any responsibility for sod once installed. If it fails... it’s completely on the homeowner regardless of the quality of sod that the turf company throws down. Fresh, good quality sod, laid carefully over well prepared ground does not turn brown and appear dead within a day. This sod was not freshly cut and was hastily rolled out. Two and three inch gaps between pieces and large air pockets under the sod have prevented it from thriving. All I can do is continue to water and hope it survives because Pulte is not interested. ... Have had some quality issues with the home. Had a gas leak, A/C didn't have coolant due to a loose fitting, lumps in the floor under the carpet, hollow sounding floor in the kitchen. The person that handles the warranties had been very responsive. The yard grading is somewhat of a disaster in that the backyard has a really step hill that wasn't there when we purchased the lot. The neighbors on either side have flat yards so I'm not sure how it ended up this way. Having a hard time getting the builder to do anything about it. The house cosmetically is very nice. This was our first home purchase and our experience throughout the building process was phenomenal. Unfortunately, that level of service ended when we signed on the dotted line and handed over the check. There were a few remaining issues to be resolved at closing which we were promised would be handled promptly. That was not the case. We were left to project manage those repairs on our own along with the additional ones that popped up shortly after closing. Word of advice — when building with Pulte, do not close on the home until all issues are resolved or added to the escrow list.

Overall, the experience was fair to good, but there are areas that left us underwhelmed. The team at the sales office was professional, responsive, and friendly. Their genuineness was refreshing and made making the purchase easy. They felt like they were genuinely advocates for us in the process, which was a definite plus. However, the volume of homes being completed simultaneously in our development meant that many items went unnoticed or things occurred that needed to be communicated but were not, which was frustrating. Frequently emails were responded to quickly, but then the action steps needed for resolution required a follow-up email or call on our part to set things in motion. Overall, Pulte uses an effective home-building process, and the people working for them seem genuine and honest. However, because their business is based on the volume of homes they build, you may get a different quality control or attention to detail than you might expect when purchasing a home at this price range. ... I would not recommend Pulte.

The entire closing process for our house was absolutely mismanaged and terrible. Our construction manager was great and bent over backward for us, but the corporate team members, sales staff, etc. were hard to work with and unresponsive.

The sales and home design process was great. Our Pulte salesperson and design consultant were both wonderful and I can't say enough good things about Bob. Our experience with the rest of the process (construction and mortage teams) was a mixed bag. As an organization Pulte has great processes and procedures, but they struggled where the rubber actually meets the road in many areas. We are happy with our home, but had to advocate for ourselves far more than we expected to receive what we we expected. I would build a home with Pulte again and I would recommend them to a friend or family member, with strong caution to keep a close eye on the entire process and not anything for granted just because it is promised. ... Quality of material very important

I discovered a couple of issues in the construction and service. The Pulte provided a decent quality of service until the closing date. After signing on all the required paper, my request or inquiry email is not well responded. Follow-up appointments extremely hard to schedule. Pulte mortgage didn't do their job thoroughly, failing to pay to insurance company. No show for follow-up service, etc.

We are happy with our new home, but the build process wasn’t seamless. We are still fixing issues after move-in.

Purchased new Pulte model smart townhouse. No one would explain WI FI.

Would be a plus if Pulte hired some carpenters who know what a framing square was. Walls are so out of square it is hard not to cast your eyes on the defect. One short wall between doorways is 11 inches in length and 1inch out of square from end to end. It is a common problem through out the house, Very disappointing. Also a damaged washing machine that should have never been accepted or installed flooded our home and ditto for the dysfunctional water softener that re flooded our home a week later. There were other issues that have been addressed such as failing to cap the gas line to the dryer after replacing the damaged flooring in the laundry room. I was truly disappointed throughout the entire process. All of my family has built Pulte homes and have raved about how on top of things they are and how much they care for their customers. I had the complete opposite happen to me. They were rarely responsive, did not listen to any of my concerns which ended up delaying my closing, and many things still are not complete and or were not hooked up after the closing. Overall, I wish I could have said it was an amazing experience, especially being a first time home buyer. But that was just not the case.

Our buying experience was less than ideal. The communication was far less than what we thought it should be and the financing with Pulte Mortgage was very frustrating and complex. We ultimately financed through another lender. The construction manager (Nate) was very helpful in giving updates and helping with our request, so that was much appreciated.

My husband and I were so excited to move into our new-build Pulte home, but the excitement was stolen from us when the week we closed, as the place was a mess. Scratched floors, splattered paint on the floors and countertops, direr windows, missing pieces to blinds, loose siding on the house, and a few others. Pulte cares about their quality, but the contractors they hire do not. We have lived here for a month now, and they are still fixing a few things, but the home is beautiful, exactly what we envisioned, and we look forward to making this our life-long home.

We love many things about our new home. We are disappointed with the quality of some of the "finishing work" - sheet rock; painting; trim work; etc. As example, we just had window coverings installed and some windows have the appearance that shades and blinds look not level and unevenly centered when in reality some of the windows are not square. Perfection is not a reasonable criteria but for the price paid for our home we certainly expected superior quality and craftsmanship. The longer we occupy our home the more and more "shortcuts" we become aware of.

For the price we paid, it should have been better.

Good location to live and cross from Hy-Vee

Nice having a brand new home however, quality is not great. Unmatched paint issues, service issues, carelessness.

Mixed bag of individuals throughout the process. Some parts went well: our construction site manager is responsive and cares about her work. Sales is typical: brash, not super helpful in reviewing *all* details, very “hands tied” approach. It felt more like a transaction than any partnership. TBD on exterior work and warranties. Talk a good game but I am a bit hesitant to believe it given neighborhood chatter. Do research and be VERY vocal at all stages for your home; it’s not worth it to have surprises come up due to Pulte’s lack of transparency (despite all the workbook binders they provide). ... More
