We are happy with our new home, but the build process wasn’t seamless. We are still fixing issues after move-in.

Purchased new Pulte model smart townhouse. No one would explain WI FI.

Would be a plus if Pulte hired some carpenters who know what a framing square was. Walls are so out of square it is hard not to cast your eyes on the defect. One short wall between doorways is 11 inches in length and 1inch out of square from end to end. It is a common problem through out the house, Very disappointing. Also a damaged washing machine that should have never been accepted or installed flooded our home and ditto for the dysfunctional water softener that re flooded our home a week later. There were other issues that have been addressed such as failing to cap the gas line to the dryer after replacing the damaged flooring in the laundry room. I was truly disappointed throughout the entire process. All of my family has built Pulte homes and have raved about how on top of things they are and how much they care for their customers. I had the complete opposite happen to me. They were rarely responsive, did not listen to any of my concerns which ended up delaying my closing, and many things still are not complete and or were not hooked up after the closing. Overall, I wish I could have said it was an amazing experience, especially being a first time home buyer. But that was just not the case.

Our buying experience was less than ideal. The communication was far less than what we thought it should be and the financing with Pulte Mortgage was very frustrating and complex. We ultimately financed through another lender. The construction manager (Nate) was very helpful in giving updates and helping with our request, so that was much appreciated.

My husband and I were so excited to move into our new-build Pulte home, but the excitement was stolen from us when the week we closed, as the place was a mess. Scratched floors, splattered paint on the floors and countertops, direr windows, missing pieces to blinds, loose siding on the house, and a few others. Pulte cares about their quality, but the contractors they hire do not. We have lived here for a month now, and they are still fixing a few things, but the home is beautiful, exactly what we envisioned, and we look forward to making this our life-long home.

We love many things about our new home. We are disappointed with the quality of some of the "finishing work" - sheet rock; painting; trim work; etc. As example, we just had window coverings installed and some windows have the appearance that shades and blinds look not level and unevenly centered when in reality some of the windows are not square. Perfection is not a reasonable criteria but for the price paid for our home we certainly expected superior quality and craftsmanship. The longer we occupy our home the more and more "shortcuts" we become aware of.

For the price we paid, it should have been better.

Nice having a brand new home however, quality is not great. Unmatched paint issues, service issues, carelessness.

Mixed bag of individuals throughout the process. Some parts went well: our construction site manager is responsive and cares about her work. Sales is typical: brash, not super helpful in reviewing *all* details, very “hands tied” approach. It felt more like a transaction than any partnership. TBD on exterior work and warranties. Talk a good game but I am a bit hesitant to believe it given neighborhood chatter. Do research and be VERY vocal at all stages for your home; it’s not worth it to have surprises come up due to Pulte’s lack of transparency (despite all the workbook binders they provide). ... More

Overall this was okay. We were familiar with the builders as we built another house with them. Its unfortunate that any upgrade you get with them is still okay material quality. Specifically the carpet is poor (both low grade and high grade) and we were really disappointed with the cabinets. We went "top of the line" and our cabinets look pretty cheap. This sounds weird, especially with low interest rates but I'd recommend getting only structural options and then replacing cabinets, countertops, lights, flooring with higher end products. You'll net the same price but with the headaches of a renovation but the quality will be much better. ... More

Several of the home owners in the development have had similar experiences of not feeling taken care of after the build is complete and you have closed. We have had several issues, some minor, and some larger, but haven't gotten good responsiveness to issues. There should be better communication and exceptions set with home owners as well. For instance, several of the home owners have reached out regarding large trucks driving too fast in the development, the response we've received is "we don't control the contract workers". Three home owners lawns have been damaged by truck drivers driving through our SOD damaging it, mine was never replaced or no steaks were placed with caution tape like I was told was going to be done. ... its great The home have alot of space but there are things that is very poor quality. The poor quality are 1. Windows. some windows leaks and creates draft air, call pulte to come look at the issue they said it normal, I am an home owner and fixed houses every now and then so I know when something is wrong, but pulte will not admit it and said air draft from windows are normal, pulte even mention that their windows are mid grade, to me it is the cheapest on the market. Even menards $200 windows are better and doesnt create air draft, they will not fixed the issue so i'll have to dealt with it myself by buying windows insulation to stop the air draft. if it is not stop your heating bill will up the roof. Also, the doors have draft air from the bottom, this will also have to be address by the owner. Last time i check, menards doors have magnet door insulation so when it closed it slap in tight and will not lead air. I have to buy insulation pads from menards to fix it. 2. Cabinets are cheap considering that is it a 600k house, I would preferred all cabinets to have a good craftmanship and at least have soft closed. 3. Wall Paint, pulte used is the cheapest on the market. Just by touching you can feel the cheapness of the paint and when you put your hands on the wall, they are dust and white stuff. also, the house is very dirty and dusty like no one lives there for months. The floor have paint spot and pulte also mention it is normal which i have to clean it. Basement also very dusty on the floor and I did mention this to pulte they said its normal. Why is this normal it is a brand new house. shouldn't it be clean? 4. The wood studs are 24" apart consider that it is a expensive house it should have been 16". Just my opinion . Lastly, the only good thing about the house that actually cost 600k are the appliance and countertop. 5. Interior doors are cheap. it is hollows consider that the house cost 600k should have been solid doors. The price isnt that much difference as I check at menards. Pulte mortgage and the sales person we dealt with were phenomenal…..the craftsmanship and quality of work in the house is sub par

it was fine. sales experience was bad, but building manager and designer were good. for a huge national company there were a lot of issues that should've been figured out

The worksites are not clean and cannot believe that areas that I am finding glue and messy painting and we paid extra for site finishing and not sure we received what we paid for. I have nails sticking out of doors and dents in utility doors along with chips and cracks in our granite countertops. We cannot believe how much silicone that we are having to clean up in the bathrooms. Just not the quality we were expecting for the price that we paid. This coming summer we have outside that need to be addressed. And we could not believe that on the garage walls they cleaned their caulk off on our walls...so we have that to look at too. Also they cleaned their caulk off on our siding which cannot be clean-off so we are having to wait to have the siding replaced. We have to believe that all of this is costing you more money...so why not slow down and treat these houses as your own versus slapping them up as fast as you can. I entered a contingency purchase agreement and within 24 hours the house I chose was shown & offered to another buyer. Luckily my realtor was able to sell my house so I could remove the contingency. The quality of the carpet & flooring is low. There are numerous flaws in the drywall finish and paint (gouges, and rough areas) I requested repairs on 2 particular areas and both were not smoothed or filled. They were merely painted over. I requested assistance with the reprogramming my garage door opener but I was contacted when I was wasn’t available and never received a follow up. The same uncovered light fixtures that are in the garage are in the dining area and flex room. ... More

We love our home and our happy we purchased. But the service we have received after we closed, has been absolutely awful. Our house was not cleaned prior to moving in, our yard was a complete mess with garbage from construction and we were promised by Andreas it would be cleaned up. Nobody ever came to clean it up and they just came out with bulldozers and covered it all with dirt. So now we have tons of nails, metal, tubes of caulk, aluminum cans, and other garbage buried in our yard. Our construction manager, Andreas, stopped communicating with us regarding final work that needs to be completed. He hasn’t returned a single email or phone call from anyone in the neighborhood. Pulte needs to take more pride in the contractors they hire, and the way they take care of customers. Our yard is now a landfill and it’s absolutely unacceptable. ... More

I still haven’t moved into the home because I’ve spent my days cleaning a mess that shouldn’t be there. I was told that the blue tape items that we put in during the celebration meeting would be taken care of by the morning of the closing. I came on the morning and Jeff told me that the painter couldn’t get to it yet and told me to go close and come back and that it would be. I gave him my garage code, came back the following day to most of it completed still some not and a dirty house which I had to sweep up and clean myself.

From purchase leading to closing I felt it was a good experience. However, upon closing I felt the celebration was not a celebration as the home wasn’t fully ready. House was dusty, dirty, not cleaned, paint touch up needed and was not presentable for a ready move in. Upon moving in I did experience nails poking people’s feet around the carpet area, which I questioned the quality of work. Having said that the thing most affecting the rating is related to the “fungus” gnats issues I’m been dealing with since moving in. I was told pest and bugs are home owners problem. However, I did not caused it. Nonetheless I did everything from cleaning my house, windows, spray store bought solutions as well household solutions on the gnats. These were only temporary. The gnats continues to be swarming around my windows and house. Upon further inquiry I was told, though rare, these type of gnats are caused by the soil the home is build on. The recommended solution by Pulte was to pour bleach in the drain. I would think that if you value your customers, you would want to get ahead of this before the issue become bigger rather than washing your hands of this. Jodi at the sales center knowledge of layout and options were lacking severely. Blaine the project manager was great and extremely easy to work with. Happy with the house just realizing lack of attention to detail in finished project.

The start was fantastic with Robb. I wish there was a little more time for the overall selection process of the structure of the home as that was very "rushed". wouldnt be so bad if you were allowed to submit a change order. Once the construction started the Project Manager didn't do a dang thing!! Brought up many issues and they were brushed aside. Once Chuck, his boss, got involved things started to actually be corrected. PULTE mortgage is a TRAIN WRECK. If you have any possible other option do that!! Almost every review/complaint/BBB statement about how bad they are stands true. We are almost 2 month in the house and there is still one issue that hasn't been taken care of and there is no date in site. We will see. Overall it is a nice house... ... More

We expected that pulte is more quality and more customer friendly, but ground level is different. Lot of pending issues are still open which were identified at time of closing…

Communication during the building process has been a huge issue. When we pointed out poor workmanship throughout the process, we often got kickback or we felt we were a bother to the building supervisor. Our house is beautiful, but we constantly finding issues with poor workmanship and we get little or no response from building supervisor. After talking to neighbors that claimed to have the same issues we discovered we were often lied to (they fixed things at their house we were told nothing could be done vise versa)
