Bad communications and expectations.

The house is solid and well built. You can tell that Pulte puts a lot of pride into the home. The home itself is worth the money. Unfortunately the quality of the cabinets is less than we would expect for the price of the home. The worst part is the painting. The paint is very cheap and I don't think the painter bothered to mask anything or cover the floors. There's paint on all of the switchplates and dripped onto the floor. The good part of this is that Pulte is very responsive to getting this fixed.

Overall, a good home building experience.

Middle-of-the-road builder suddenly finding themselves building $1m+ homes. Nice people, but really out of their league. It's unclear whether the company even really wants to be selling houses this expensive. It's clearly a struggle for them internally.

The home we purchased is beautiful and with great quality. During the home building process, we got updates and outstanding services from building supervisor, Ivan. It took a little longer than expected to get the home built. But we are satisfied overall.

I paid over 40k my floating stairs and it was just terrible on closing day. My biggest issue is the superintendent being switched mid job and receiving complaints about txt messages on weekends because he doesn't work weekends but still hasn't responded to texts I sent Tuesday. this is my second pulte home my first superintendent is 1000x better. u guys told me to goto Sherwin Williams and gave me a piece of paper w no line of paint and the superintendent didn't know and couldn't get a hold of the painters. so didn't get any paint. found out it's. painters edge and it's $15 a gallon.... not happy about that. they also don't sell it at any of the stores is commercial only.... the gates weren't working when I moved and HOA said no it's just me but it wasn't lol. I do love the fact they made the wolf range happen before closing. Karen was amazing I had been looking for a home in summerlin and all the bidding for lots drove me nuts so to be able to come up and just buy a property was the best part of this experience. also Christina at the design center is absolutely amazing and best communication I've had at pulte. focus electric and plumbing are great too. the process was long difficult and stressful but financially the best decision I made this year in real. estate. ... There are a lot of cosmetic touch up needed, microwave not working properly, masters shower drain clogged, some cracked roof tiles, and dying landscape plants,

Overall everything is great. Helena as a sales person is very professional. Construction supervisor Mark is very friendly and professional. Took care of all issues very good.

Seller's market by the time we bought the home, so the builder didn't really care about many things.

It’s usually the “unresolved” issues that get magnified and thus ruin a good rating. I specified during the design phase that I would be needing grab bars in the shower and paid for it. During delivery I was told that the installation of grab bars was not specified in any work order. Then when I pointed it out in one of the printed out work orders, I was told that they only do the backing. In the mean time, 7 days into occupying the house, I slipped and fell in the shower and ended up with a 5-stitches laceration in the arm. It’s now 2 months into occupying the house and all that was installed was one grab bar when I paid for two. Every time I bring up the issue, I don’t get any resolution but a verbalizatiin that it will be brought up to whoever’s attention. I could on but you get the idea I am frustrated - it’s not like I am asking for some freebies- I paid for it! ... More

The buying process is what you would expect - when the builder and the lender needs information you need to turn it over immediately on their time table. When you have issues with your home they can take as long as they want to address it. We've identified some building issues since February 2022 and closed May 2022. It is July 13, 2022 and to this date the issues have not been addressed. We did not hold closing on good faith our issues would be addressed and they still have not. They don't seem to care now that they have their money do they? Other quality issues appeared when we moved in - Air Condition (in hot Las Vegas) not properly hooked up, appliances that barely made it in by close date (they were preparing us to move in with no oven/microwave combo but ended up getting us one at the last minute), and just overall general response time to our issues we identified have an extreme lag time. Disappointed with the communication aspect of this entire process as well. As I said, when they need something you need to be jimmy on the spot to provide it, but their SLA is infinity. ... More

Quality of home is not very good. And to think Pulte prides in quality. Very very disappointed. Would have looked at other builders had we known. When issues come about, they take long to respond.

my customer service representative went above and beyond. helped me take care of some minor issues encountered. all in all a good home buying experience. great value if it was not for the recent rise in the market price.

Don’t buy a Pulte home, that’s what I would say to other buyers. Though we worked with some good people, the company as a whole is terrible. They know you can’t afford to walk because of the now much higher prices, and they clearly take advantage of that. Have an issue, tough? We’ll get to it when we get to it. Regardless of how long that may be. They see no reason not to sell a house, even though they don’t have enough people to build them, or enough people to repair them when they are complete. Our inside joke is, what’s not crooked?! We’re now dealing with the hassle of redoing all of our floors, since it would have cost $35000 more to go through their design center. And they don’t have the expense of tearing everything else. It took over a year to build this house, but 3 days before closing, Pulte mortgage was still requesting paperwork. A year not long enough? Overall: We are very pleased with Pulte's personnel and our purchase. Our overall experience with Pulte exceeded that which we had with another builder the previous year, which was also pretty good. Our Pulte sales agent MARY differentiated herself from the very beginning. This market was red hot for sellers/builders. I interacted with ~5 different builders on my hunt. All very nice people. But Mary gained my trust very early on, and because of that had me look more closely at Pulte. I have been in customer-facing roles, and led customer-facing teams for more than 3 decades. High integrity, knowledgeable, transparent, directly-answer-the-question-asked-straight-shooters, as best as I can discern, are what I value most. From the moment Mary and I first met 2 months prior to this community even having homes for sale, through hundreds of questions and interactions throughout the process, to closing and even still post-close, Mary exceeded those values. I could go into detailed specifics, but will leave it at the summary for the purposes of this review. We'd also commend our field manager Justin. SUPER responsive and THOROUGH(!) and honest. We greatly appreciated having had him as our field manager. We even had opportunity to interact 1-2x with the GM Anisa. Very friendly in a genuine way. Overall very pleasant interactions. Beyond the people-interactions throughout, thus far we have noticed only very minor fixes needed. To make this a useful review, we will add our top constructive critique: Our #1 agitation by a landslide was with the flooring. (A) Pulte's policy was they do not install planks on the stairs or upstairs hallways. (B) Nor did their design center offer the specific planks we wanted anyway. Thus, given (A) and (B), since we intended to have planks throughout the whole house, the least messy (and wasteful) way to R&R the flooring after close (since apparently the inspector would not allow us to close with a concrete floor), would be to have Pulte install carpet in the dry areas (which could be removed and given away) and sheet vinyl in the wet areas (easy to remove) throughout. Easy right? But when we requested the sheet vinyl option - that was actually listed as an option on our option sheet they sent us for our community - we were told that that was a "mistake" and sheet vinyl was not available "for our community." So they mandated grouted-in ceramic tile as the only "standard" option for the wet areas. So we had to jack up the ceramic tile the day we got the key. A unnecessary waste and mess. Okay. It is what it is: sheer gamesmanship to get a certain amount of people to purchase upgraded flooring through Pulte (the least competitive prices of all their design center categories). Perhaps Pulte "wins" more than it "loses" with this tactic. But it is the main thing that soiled our overall experience since it seemed to betray the integrity and transparency that made our experience so positive with all the front-line customer-facing personnel and that I specifically praised above. Therefore, this public review itself would lack integrity and transparency if I did not specifically call this particular tactic out in this critique. Hope this is useful to someone. Repair of discovered defects taking too long to fix Missing appliances and fixtures is taking too long to fulfill. We have closed escrow 2 months ago and still waiting items to be fixed/filled out.

You were so excited to get our new home, unfortunately it’s been nothing but disaster after disaster since we have moved in. We received our keys in April, we still do not have a stove microwave combo and it is June. The tapers did a horrific job as there are lines in my ceiling that could be confused as off-white beams. Our dishwasher doesn’t dry the dishes, our bathtub was leaking before we even stepped foot in it , we’ve had multiple issues, our bathroom tile is changing colors, It’s the intricate details that We were sold on from our friends and unfortunately it’s not living up to the name. The loan officer should not be working for Pulte or anyone else for that matter. I was asked multiple times to turn in the same paperwork week after week only to be told she couldn’t find it and I had to tell her to scroll up to see the documents on her own system. We got to the point where we were going to walk away because she had us convinced that we would have been disqualified if we didn’t continue to send the paperwork in that she had had three times before. Barri our office sales rep literally came over and cleaned out the inside of our island before Pulte put the top on even though we asked multiple times for it to be cleaned out they were not going to do it and didn’t because the counter top showed up one day when my husband was there and they were just gonna put it on top. That’s beyond unprofessional and unsanitary. I’m really hoping to move forward that’s really hard to still be excited about paying Over a half million dollars for a home that has so many preventable issues. ... More

The sales process was great! We started with Jim G. and Ken picked up after Jim retired, but Ken was really helpful in keeping us up to date with status and what we needed on our end to do to keep the process moving. Alyssa at the design center was instrumental in helping us find options that best suited our needs and preferences. Her expertise and input in terms of interior design were on point and shows in the finished product. Overall, we are truly impressed with the quality of and value of the home. Our construction manager Justin has been outstanding as well. He has been extremely responsive with any minor fixes we brought to his attention. Within 24 hours of reaching out to him, he's issuing a work order the same day! We have been through the new home buying process several times before and without a doubt, Justin is the best construction manager we have ever worked with. His focus on customer service is exceptional. Justin deserves our highest rating and recommendation. ... More

there are a few issues but the response for resolution is very good.

From start to finish, my home buying experience was exceptional. From Andrew in sales, to Rob and Kim during the mortgage process, to Derrick keeping me updated during the build process. I was extremely satisfied.

Materials used are cheap.air conditioning inside house noisy.unfinished painting in some part of the house.it took long time response when we have emergency electrical service.

Overall very excited to be in the new home. Workmanship was good and attention to details was right on. A few delays were experienced due to supply chain. Communication can be improved to keep a buyer up to date.
