my customer service representative went above and beyond. helped me take care of some minor issues encountered. all in all a good home buying experience. great value if it was not for the recent rise in the market price.

Don’t buy a Pulte home, that’s what I would say to other buyers. Though we worked with some good people, the company as a whole is terrible. They know you can’t afford to walk because of the now much higher prices, and they clearly take advantage of that. Have an issue, tough? We’ll get to it when we get to it. Regardless of how long that may be. They see no reason not to sell a house, even though they don’t have enough people to build them, or enough people to repair them when they are complete. Our inside joke is, what’s not crooked?! We’re now dealing with the hassle of redoing all of our floors, since it would have cost $35000 more to go through their design center. And they don’t have the expense of tearing everything else. It took over a year to build this house, but 3 days before closing, Pulte mortgage was still requesting paperwork. A year not long enough? Overall: We are very pleased with Pulte's personnel and our purchase. Our overall experience with Pulte exceeded that which we had with another builder the previous year, which was also pretty good. Our Pulte sales agent MARY differentiated herself from the very beginning. This market was red hot for sellers/builders. I interacted with ~5 different builders on my hunt. All very nice people. But Mary gained my trust very early on, and because of that had me look more closely at Pulte. I have been in customer-facing roles, and led customer-facing teams for more than 3 decades. High integrity, knowledgeable, transparent, directly-answer-the-question-asked-straight-shooters, as best as I can discern, are what I value most. From the moment Mary and I first met 2 months prior to this community even having homes for sale, through hundreds of questions and interactions throughout the process, to closing and even still post-close, Mary exceeded those values. I could go into detailed specifics, but will leave it at the summary for the purposes of this review. We'd also commend our field manager Justin. SUPER responsive and THOROUGH(!) and honest. We greatly appreciated having had him as our field manager. We even had opportunity to interact 1-2x with the GM Anisa. Very friendly in a genuine way. Overall very pleasant interactions. Beyond the people-interactions throughout, thus far we have noticed only very minor fixes needed. To make this a useful review, we will add our top constructive critique: Our #1 agitation by a landslide was with the flooring. (A) Pulte's policy was they do not install planks on the stairs or upstairs hallways. (B) Nor did their design center offer the specific planks we wanted anyway. Thus, given (A) and (B), since we intended to have planks throughout the whole house, the least messy (and wasteful) way to R&R the flooring after close (since apparently the inspector would not allow us to close with a concrete floor), would be to have Pulte install carpet in the dry areas (which could be removed and given away) and sheet vinyl in the wet areas (easy to remove) throughout. Easy right? But when we requested the sheet vinyl option - that was actually listed as an option on our option sheet they sent us for our community - we were told that that was a "mistake" and sheet vinyl was not available "for our community." So they mandated grouted-in ceramic tile as the only "standard" option for the wet areas. So we had to jack up the ceramic tile the day we got the key. A unnecessary waste and mess. Okay. It is what it is: sheer gamesmanship to get a certain amount of people to purchase upgraded flooring through Pulte (the least competitive prices of all their design center categories). Perhaps Pulte "wins" more than it "loses" with this tactic. But it is the main thing that soiled our overall experience since it seemed to betray the integrity and transparency that made our experience so positive with all the front-line customer-facing personnel and that I specifically praised above. Therefore, this public review itself would lack integrity and transparency if I did not specifically call this particular tactic out in this critique. Hope this is useful to someone. Repair of discovered defects taking too long to fix Missing appliances and fixtures is taking too long to fulfill. We have closed escrow 2 months ago and still waiting items to be fixed/filled out.

You were so excited to get our new home, unfortunately it’s been nothing but disaster after disaster since we have moved in. We received our keys in April, we still do not have a stove microwave combo and it is June. The tapers did a horrific job as there are lines in my ceiling that could be confused as off-white beams. Our dishwasher doesn’t dry the dishes, our bathtub was leaking before we even stepped foot in it , we’ve had multiple issues, our bathroom tile is changing colors, It’s the intricate details that We were sold on from our friends and unfortunately it’s not living up to the name. The loan officer should not be working for Pulte or anyone else for that matter. I was asked multiple times to turn in the same paperwork week after week only to be told she couldn’t find it and I had to tell her to scroll up to see the documents on her own system. We got to the point where we were going to walk away because she had us convinced that we would have been disqualified if we didn’t continue to send the paperwork in that she had had three times before. Barri our office sales rep literally came over and cleaned out the inside of our island before Pulte put the top on even though we asked multiple times for it to be cleaned out they were not going to do it and didn’t because the counter top showed up one day when my husband was there and they were just gonna put it on top. That’s beyond unprofessional and unsanitary. I’m really hoping to move forward that’s really hard to still be excited about paying Over a half million dollars for a home that has so many preventable issues. ... More

The sales process was great! We started with Jim G. and Ken picked up after Jim retired, but Ken was really helpful in keeping us up to date with status and what we needed on our end to do to keep the process moving. Alyssa at the design center was instrumental in helping us find options that best suited our needs and preferences. Her expertise and input in terms of interior design were on point and shows in the finished product. Overall, we are truly impressed with the quality of and value of the home. Our construction manager Justin has been outstanding as well. He has been extremely responsive with any minor fixes we brought to his attention. Within 24 hours of reaching out to him, he's issuing a work order the same day! We have been through the new home buying process several times before and without a doubt, Justin is the best construction manager we have ever worked with. His focus on customer service is exceptional. Justin deserves our highest rating and recommendation. ... More

there are a few issues but the response for resolution is very good.

From start to finish, my home buying experience was exceptional. From Andrew in sales, to Rob and Kim during the mortgage process, to Derrick keeping me updated during the build process. I was extremely satisfied.

Materials used are cheap.air conditioning inside house noisy.unfinished painting in some part of the house.it took long time response when we have emergency electrical service.

Overall very excited to be in the new home. Workmanship was good and attention to details was right on. A few delays were experienced due to supply chain. Communication can be improved to keep a buyer up to date.

Our dream house turned into a nightmare process due to dishonesty, poor quality, and lack of planning on the part of Pulte.

Angela was an excellent communicator. She always responded to my text and emails despite the overwhelming challenges. She was cordial and respectful. Brandon on the other hand kept making promises he could not keep. My property still remain unfinished 60 days after we had fully paid the Builder in cash.

Professional service and team on processing each steps to purchasing a new home.

Our Construction Field Manager, Chad was the only one who communicated with us; he saved our faith in Pulte. He knew of our frustration with the delays, and he did his best to assure that we were informed without us having to reach out to him first. He also did his best to make sure that when we moved in we had a complete home. We are very thankful for all that Chad did for us! Nick has also been really great at making sure that issues are fixed now that we have moved in. His responsiveness has been greatly appreciated.

My experience has been mostly hood. However it’s been a month and I still don’t have a front panel for my cabinet face for below my stove top.

Justin has done a fabulous job keeping us informed the entire build as well as troubleshooting anything that has gone array.

I am extremely sorry to write this review because it won’t be good. I waited - stalked - this location because it’s where I wanted to build my house. I was so excited to get in on the first release and to get my first choice on my lot. I drove by almost weekly when the house was being built. I was so excited to close on May 23, 2022! And that’s when the trouble began. There are so many issues with this house. And the warranty department is absolutely TERRIBLE! You cannot get ahold of anyone. Every call goes directly to voicemail and there is no point leaving a message because it will go unreturned. Texts are not responded to. Emails are not returned. They literally DO NOT CARE that you cannot take a bath in your new $650,000 brand new home because the cold water line is kinked. When a sun-contractor does show up to complete work, they are the wrong sub (it’s happened to me 3 times now) or they don’t show at all. And the work still sits there unfinished. They do not care that you moved in at the beginning of April with no oven or microwave because of the item being “back-ordered” and that you are being told it will be the end of JULY before you can actually cook in your new home. Pulte is a high quality home builder who keeps you informed and has great warranties surrounding their products.

The total quality of the workmanship and quality assurance were not up to standards. As soon as we moved in we started experiencing several problems. Another big problem is that we moved in to our brand new home almost two months ago, and until now, we still don’t have an oven/microwave combo. If you ask my personal opinion, this is unsatisfactory.

The house looks beautiful and well built! The Sale’s department staff are great they helped us a lot, especially Juel! One thing that we don’t like is the process of warranty works on the after closing, there is not phone number available for contact person to talk to, it’s pretty annoying process with just emailing contact! What if I don’t know how to use computer or don’t know how to write in English, etc..

It has been the worst experience of purchasing a new home ever. Had to get an attorney involved when we were told we did not qualify. Then the workers were told do not fix anything because our home was going to be sold as is. The appliances look like they are second hand they are so bad. Custom cabinets look awful. The whole house was painted with some sort of flat paint (I believe it may be primer). As we were told they could not get paint. My toilets had poop skid marks in them because they left it open for the trades people to use. When we asked for construction trash to be removed it was tossed up on a 12 ft high retaining wall (as if we would not notice). My carpet was trashed by the painters and other people. My gates were ruined by overspray and my backyard trashed where the plaster and paint contractors empties their guns in my yard. Now we are being told they are not going to fix many of these issues. Then to be told by an employee what do I expect for a 500,000 home. I have heard a lot of things over my lifetime but I was never so appalled and insulted in my lifetime. I guess when his bosses told him we were not qualified he felt he had free rein to talk to us anyway he wanted. Then lie about it when confronted. From the time we signed the earnest money contract, we were rushed, pushed to make design decisions and then pushed at the design center. The sales agent was useless and impolite. We learned that the design center was incompetent and it took days of wasted effort to get things right (although they managed to still install the wrong countertops TWICE). The workmanship on the house was extremely shoddy. Holes in the floor, damaged drywall hidden behind cabinets, scratches and scuffs, crooked shower heads ... I could go on and on - and oh - not a square light switch or outlet in the whole house - all of them crooked. It looked like a tenement, not a brand new house. And when you ask them to fix things, they get offended. This is the sixth home I have bought. All my previous experiences were very positive. This was just awful from the get go. ... More

Of the new home builders we compared, Pulte had the most flexible options to customize. Building during the pandemic caused supply chain issues for everyone, but we felt that Pulte worked hard to stay on schedule and make reasonable tradeoffs. They also managed their trade subcontractors well. The model office staff were absolutely amazing as a primary point of contact.
