Some features listed as upgrades could be of better quality (cabinets). Paint coverage could better throughout. Instruction on home amenities such as how do you turn on the fireplace? Should leave paint for owners so they can touch up various paint issues (interior wall and trim and outside wall and trim) so contact with customer service is not only reduced but issues are corrected quicker.

We just moved in and have several things that need to be addressed. I would like to complete this after all items have been addressed through the process. We have noticed several items such as appliance instillation, cabinet finishes, improper grout work and paint overlap that will all need to be addressed before we can complete a full review.

It’s a little unfair to write this review in the middle of the COVID-19 virus and with stay-at-home in effect. I was so excited to move into my new house. I love the floor plan of the model I purchased; however, I thought many of the upgrades I purchased were quite expensive and I now I also have a list of issues I would like to have addressed inside the house. Overall, we are happy with the buying experience but with one exception. One of the cabinets is about to fall off with part of the upper trim falling down on my daughter as she cooked breakfast. I sent an email to the warranty email address. The claim is that they will respond quickly. So far(one week later), no response to my call or email. I'm hopeful that the delay is only due to the Covid 19 problem. All of the other small paint scratches/chips etc.. are minor and certainly not serious. Home is nice and overall it is fine and we're happy. The warranty process is slow, we believe because of the high volume of issues with other homes in the area because of poor sub-contractor work initially, a seeming lack of attention to detail by sub-contractors initially and of course, COVID-19 is doing us no favors with the home warranty action. Very nicely built house. Layout and accessories are well thought out. For the most part there were no major issues with build quality or materials. Unfortunately getting little things fixed is a chore. Nothing gets done unless I am on top of the project manager all the time. Even then there were several occasions where promised work was not performed. Very frustrating. Pricing of the house is more reflective of the market and not necessarily features, materials and craftsmanship. Quality seems a little above average, I am not unsatisfied but not fully satisfied. I understand that with new fast construction there's going to be issues. First, had concern when one of our paid upgrades wasn't implemented and we ended up having it removed as to not delay our closing. Beer bottles under our tub in the dirt, then my husband recently went in the attic and there was another beer can. No one responds to my work order emails!

I have put in several work order emails. Tino has come out and was helpful but I’m still waiting for several other emails to be answered. For example work order about drywall tape, a hole in my slider where you can see thru the top of the door.

I’m am not happy with this builder this is my first new build house and I had higher expectations than this. I first want to start first with the HOA dollar amount they gave me was a lie. It was double that when I got my first bill a month later after closing I feel lied to and I reached out to the HOA company and they confirmed that Pulte knew about the price raise about 5 months before I even stepped foot into their office. Understanding that life as we know it took a major turn the day we received our keys to our new home (March 17, 2020). I wish the frustrations with of that timeframe were all that we experienced, unfortunately, they are not. Our walk-thru (key day) was less than stellar. It's difficult to thoughtfully rate our home buying experience in such a brief summarization. By far there are more positives than negatives. Building a home is a huge undertaking, and no matter how hard you plan, there will be things that go wrong. Unfortunately those are the things that stand out when asked in a rating like this. My advice, it's really important to be very detailed oriented and go over each step with a fine-tooth comb, and then go over it again. Pulte Homes and their sales office were fantastic, along with their walk thru team. However, Pulte Mortgage was the worst company I have ever dealt with and would never do a loan through them again. As a Realtor and someone who has purchased many homes, I have never had a worst experience.

Fair Price But Not Need To Improve on Work Quality

Lot price was very reasonable compares to other builders. Our sales person was wonderful and communicated with us through out the 7 month building process. We moved in mid June, found 12 problems in the house after living there for over a month. Warranty group is great and responsive, but these issues should be avoid if the work were done it right at first place. My advice to new buyers is that they need to hire their own inspector before closing.

The home-buying process was average overall. While the transaction went through, there were several cleanup issues that required more attention. There are nails sticking out under the bar that need to removed immediately. The gate was falling down after a few days of moving in. We still need the directions on how to set up the thermostat to our phones. Additionally, the lack of a thank-you gift or gesture from the Pulte realtor felt impersonal and left a lukewarm impression. This could have been handled with more care and attention to detail. Bring a Buyer's Agent!

Be sure to put everything in black and white when you're negotiating the deal with Pulte. We were promised with small a upgrade by the sales rep but it never happened by closing, no explaination, no responds. Also I recommend hiring a third party home inspector to do a pre walk through inspection, it will save you a lot of time spotting items to repair.
