We have built 4 new homes and this is the worst experience we have had. All the way from too many people involved in the mortgage process, to blown deadlines, and the quality is just not there. In the worst heat of the LV summer, the top floor would freeze ice but the HVAC unit that serves the first and second floor is undersized. I wake up every morning to 78 degrees in the master bedroom. Multiple other “unhappy” issues. At this point I would NOT recommend.

Very Unpleasurable Sales Experience & Process

Sales experience started off good however mistakes are made on Pulte’s sales staff part. The way it was handled it was unfortunately very displeasing and unprofessional. There so cold “IN-house” Pulte Mortgage team was very condescending, Contradictory & Arrogant in their delivery of messages, Almost as though you are wasting their time or bothering them! The only bright light was the builder who tried to do his best in his Construction crew making structural mistakes however eventually most issues, got handled.

Our experience was less than expected from the financing, title and the HOA with whom Pulte has contracted . There is little to no response on most items. The only people who have been responsive and supportive are James and Tyler from the building team. They are great.

To Build Better Quality Homes

Quality has always been my main concern owning a property. There has been uneven patch up padding on the carpet, bathrooms exhaust fans and air condition vents are loud. We were told that there is nothing that can be done “It is what it is.” I feel that it’s all about making a profit!!!

Don't close until EVERYTHING is fixed

The quality does not reflect the price increases, homes are being sold for 6-700k+ but the lack of attention to detail is disappointing. Simple things like sanding down doors before painting them isn't done. The sense of urgency for repairs has dropped to almost zero now that I've closed on my house. My house is still filled with blue tape and has issues that aren't being resolved.

Our Construction Field Manager, Chad was the only one who communicated with us; he saved our faith in Pulte. He knew of our frustration with the delays, and he did his best to assure that we were informed without us having to reach out to him first. He also did his best to make sure that when we moved in we had a complete home. We are very thankful for all that Chad did for us! Nick has also been really great at making sure that issues are fixed now that we have moved in. His responsiveness has been greatly appreciated.

Pros: Overall layout and style is nice, good selection of upgrades Cons: Pandemic delays (our house took 16 months from initial deposit), low-quality subcontractors (lack of attention to detail, fit and finish), lack of quality control (we had to be the ones to catch quality issues at closing, resulting in many fixes after "close" and additional months-long delays), lack of communication and coordination across Pulte construction, mortgage, etc (we did a lot of work chasing down closing details) Overall: We're happy in our new home, but worry about what corners were cut that we didn't catch

This was a fail. The buying experience was not what we expected. The option prices at the design center were 25-30% higher than the options price sheet from the sales office. This was very disaappointing considering the price sheet was printed 5 weeks before our appointment with the design center. We had to scramble to revise most of our carefully pre-selected options on the spot as each one was itemized for us. We can tell this didn’t bode well with the consultant who looked irked from the start. Post sale experience is regrettable too. Good luck with trying to contact the warranty center. ...

Pulte is a low cost provider of housing and they are trying to be in the luxury segment in a community called ascension. They are out of their league and are not able to meet the expectations of a luxury buyer. The only reason they are getting the prices they are getting is due to the location, not the design or quality of the build. They are so bad with the customer journey and have no business being in this segment of the market. Summerlin (Howard Hughes Corp) is not thinking clearly either. Older Summerlin is so much better. Don’t buy in ascension from pulte if you want to spend $2m+.

The paint job in many areas of the house is terrible, leaving the surfaces unfinished and unattractive. The microwave was not installed correctly from the start. The construction team failed to ensure proper installation and oversight of the house build. I have tried multiple times to report the microwave issue, but no single department wants to take responsibility, and they keep redirecting me between departments. The microwave issue has still not been resolved for almost a month.

Extremely disappointed in the quality of workmanship. I wasn't expecting this type of experience because of how highly Pulte is recommended and for the price that was paid for the home. It’s usually the “unresolved” issues that get magnified and thus ruin a good rating. I specified during the design phase that I would be needing grab bars in the shower and paid for it. During delivery I was told that the installation of grab bars was not specified in any work order. Then when I pointed it out in one of the printed out work orders, I was told that they only do the backing. In the mean time, 7 days into occupying the house, I slipped and fell in the shower and ended up with a 5-stitches laceration in the arm. The quality and workmanship of our home is very disappointing. We spent over $200K in premium overpriced options and the final finish quality was not what were told by Pulte at time of purchase. We should have never accepted our home on December 31st until it was 100% completed. We’ve now been in our home for almost six weeks and other then Pulte repairing all of the electrical outlets that did not work in the café and owner suite bedroom, they have yet to complete any the other repairs from our initial walkthrough, nor will they acknowledge or respond to our follow up emails.

I would never purchase from Pulte again. They are disorganized from the beginning until the end. In addition, communication is lacking with with homebuyers. We were delayed by almost 4 months and not once did someone reach out to provide that status. Mid-way through, we were told our paint selections would only be available in flat paint due to supply chain. I spoke to the local Sherwin Williams store and they had no problem securing the exact same in eggshell and semi-gloss.
