As good as the other home builders.

I realize that many issues we had were out of the hands of the builder with COVID putting a strain on the entire industry. But my frustration with the lack of communication during the building process. With our last build (before COVID) we had four walk throughs of our home as it was being built, we knew when things were happening, with this one we had 2, one was technically our final walk through and our house wasn’t even close to being done (with us closing in two days). Again, a lot of this was due to us building during COVID, but living over an hour away, I wish they had told me not to come saying the home wasn’t ready. A lot of the issues we pointed out before close weren’t dealt with, we had to reach out to our warranty specialist, such as finishing painting our house, fixing our lock on the front door that was installed incorrectly and fixing a leak on our secondary bathroom. It was definitely frustrating. Thankfully the warranty team has been very responsive, and has worked with us to make our home what we wanted. Involves buyer from start to finish. Especially pleased with stand out performance of issue resolution after construction of house.

We love our new home. There are a lot of thoughtful features and we appreciate the focus on energy efficiency. It's very, very close to perfect. The purchase and selection process was pretty smooth and streamlined. They did a pretty good job of keeping us updated on progress. Our field manager seems pretty conscientious and I have pretty good confidence that things I can't see are done properly. That said, there were a few breakdowns in communication, but eventually, everything turned out the way we wanted. Now, I'm a perfectionist and I tend to notice where it's not perfect. There were a few things that were immediate concerns and Pulte resolved them right away. Six weeks later, we're still missing a few items, so I've submitted requests to have them installed - generally they're pretty responsive. I think COVID-19 has delayed things a bit. There are some features that seem scratched or dirty when I would expect them to be new - they'll be scratched or dirty after a few weeks anyway. Overall, I would buy from Pulte again. In any home-building process, it's imperative to be involved and present and pay attention to what's going on. It's no different with Pulte. In the end, they did good by us. ... More

Before closing make sure all repairs/corrections have been made to your satisfaction. We had some minor issues that were still pending and were told at the final walk-thru they would be taken care of after the closing. When trying to schedule it became somewhat of a challenge. In all fairness the most crucial item did receive attention. Otherwise, we are very pleased with our new home : )

We love our new home and definitely feel like it is a beautiful, quality build. However, as soon as we moved in we began noticing area after area that needed small repairs and touch-ups, mainly cosmetic. We are currently working with the warranty department to fix over 2 dozen things. Most (not all) of the problems are only cosmetic, but they have left us frustrated and feeling as if the subcontractors (particularly the painters) were not properly supervised. For example, the ceiling/wall paint edging needs to be redone throughout almost the entire home because it is uneven and sloppy, there are holes in the stucco left from the scaffolding, and the landscapers got rocks in the sewer line (causing it to back up and spill sewage into our garage from the tankless water heater drain). The warranty department has been extremely helpful and responsive, but we are still left with a situation in which we need to miss work for at least several days in order to have 9 different subcontractors come and fix the various problems. We would have much preferred to have had the closing pushed back a few days rather than to be dealing with this hassle now because they rushed so much at the end and made mistakes that weren't obvious during our final walk-through. It's disappointing that such a nice home had such ridiculous superficial mistakes made, and so many of them. To be honest, it has us wondering if other, less visually obvious mistakes were made as well. Time will tell, and hopefully the warranty department will continue to be as wonderfully responsive. ... The building of our home and the field managers in this division, Ridge at Stormcloud, have the BEST Field Mangers around. We have friends building Pulte homes in other division with horror stories. We are very fortunate. The sales side of things was a bad experience. We went through 3 sales persons who all told us different things which led to complications and delays. The design center that was used was amazing! Wonderful! The Pulte Title Company was excellent as well.

Do your research and continue to follow up on the building team. I love my home but some attention to details go over looked during walk through. Nothing alarming but the great thing about pulte is they have a dedicated team to fix any problems with in reason the first year which is extremely useful.

The home manager for Pulte who was overseeing the build of the house was very responsive, and easy to speak with.

Our overall experience with Pulte was satisfactory. We started the process in May 2020, two months after the beginning of the pandemic. There was a lack of communication at the beginning with our sales manager, which led to trust issues and frustration. However, once a new team was brought onto the project communication began to flow on a weekly / biweekly basis, and visible progress on our home began to show which restored our trust in Pulte. Our site manager was very straightforward with us and assured us that the quality of the home was what she wanted to deliver to us. Be prepared for construction issues.

Pulte makes a great house that we really love that's energy efficient and a style we like. Responsiveness to emails and calls was great prior to closing. However, after about a week of living in the new house, we had a list of about 5 things needing fixed. After addressing these issues with the construction manager, there was no urgency or communication on when they would be fixed. After multiple contacts with him, it ultimately took going to the Pulte sales rep and having him crack the whip to get the construction manager to fix just one of the issues. And now its been almost a month and we still have 4 items outstanding we are needing fixed with no communication on when they will get done or any timeframe...just sending us in circles with a new construction manager with no solution. Before we moved into the house I was encouraged to fill out a survey leaving all 5 stars, so I did. But now I feel like I put the cart before the horse as responsiveness has dropped off since we closed. Unfortunately moving in from another state, I was unable to attend the walkthrough and had the realtor do it, so I was unaware of the issues prior to closing as she did not catch these things. Our new Parklane Pulte home is so beautiful and comfortable! The floor plan is very functional and we’re enjoying living here!

I have had an overall positive experience since moving into my home 6 weeks ago. Only one really negative issue has been the way the backsplash was installed as a piece of tile was not cut correctly and damaged an electical box when it was forced into position. That should never have happenned and it caused me grief when I attempted to install a dimmer switch but could not do so due to the damaged electrical box. I have sent in a request to have that item fixed. Most of the work to clean or repair items we have discovered have been handled with care and taken care of promptly. I was not thrilled with the fact that numerous issues we had with items were not corrected or just plain ignored before we closed on this home. I believe that can be improved for future buyers. We should not have to wait until we moved in to have noted issues fixed. If you get that in order you will recieve a 5 star rating instead of 3 stars. ... More

We expected that all of the issues we pointed out in our walk thru would be addressed before our final walk thru. Instead it was pushed to warranty. We were under a time crunch and we didn’t feel the same urgency from Pulte. When we moved in we were glad to have the warranty though as there were lots of issues that we found after moving in.

Kept us well informed during the build process. Initially responsive to issues, not responsive after a few weeks.

Pulte needs to be better at choosing the GCs who build the homes. The workers who did the work on the build for the GC were average at best and on final walk through, a lot of issues were pointed out that the Pulte Field Manager repaired before closing. In the end what the public sees is the Pulte name, but if average work is being done on the build, the public doesn't see the GC, they see Pulte.

Quality is good, design is nice but a little longer time to respond on issues or queries.

Overall, I’d say our experience has been a solid OK. There was a lack of communication about who was in charge of what aspects of closing, finishing touches, future home issues. Some of the communication problems were COVID related, but then there continued to be issues. A lot of “oh that person told you the wrong thing” kind of situations. Everything that I’ve asked to have fixed has been fixed eventually. It’s hard to tell if this is the experience most people have or if it’s completely a result of covid impacting the business (people quarantined, etc.).

Things that the builder said they would complete by closing were not finished.

sales great, mortgage and insurance great. Working to complete the unfinished work a problem and some areas poor attention to detail.
