We wouldnt recd Pulte as a builder. Numerous things had to be redone before move in due to shoddy workmanship first time or two. Wrong replacement door sent 2x. Still waiting on replacement. Pulte-provided refrig missing shelf we've ssked for 5x. Poor floor plan wastes a lot of space ( have the architects ever lived in a house?). Very short time alotted to make decisions with little recourse to modify unless Pulte needed to change. MAJOR months long hoopla to get ADA shower grab bars approved (even though we were paying). Millions of Americans from disabled vets to folks with knee and hip injuries need grab bars. Get into the 20th century Pulte (yes 20th C). Floors very dirty for "move in ready" and construction mgr could hardly compel cleaners to return. Sales office response was to one-up us on how filty their own Pulte home was for move in. Why would sales person brag about Pulte inability to turn over clean home at closing? We're the 3rd home we know that had to have garage door repaied within week of move in. Yes, they did respind quickly. Overall would not recd Pulte as builder. We will say eventually our construction mgr worked hard to get things right for us once he knew we would not stop advocating for ourselves. And wait until the rains, alot of the subdivision is not properly graded for runoff. Does Pulte know about civil engineers who specialize in drainage? We only bought here in Broadmoor Heights to be close to several family members already here. Perhaps we've been ruined by working with and buying from better builders over our 45 years of home ownership. ... More

Don't expect what you ordeed

I submitted a review. Guess If you don’t have all 100 % positive words it gets rejected and says contains legally sensitive content so therefore won’t be found anymore reviews. My mom isn’t happy that she spend 3000 for an unsafe service door.

Beautiful home, but moved in with multiple issues. Construction and cleaning crew did a poor job leaving paint spatters throughout the house on the outlets, carpet, windows, and tile floors. It took 2 months to get water heater to work properlt and two main walls downstairs are visibily bowed. Warranty officer is extremely responsive and has resolved issued quickly as trades are available, but shouldn't have to fix so many problems prior to us moving in...

When we closed on our house and did our inspection we were told by our construction manager that we had 30 days to report any issues we found with house that may have been missed in our final walkthrough. Once we identified these issues however, the people in customer service/repairs did not want to fix things. They claimed that we may have damaged them when we moved in. So here we are with a damaged garage, bathtubs, roof tiles, stucco and cabinet. So disappointed with our "dream home."

Selling our loan one month after we closed was not appreciated. There are issues that are being addressed. The HOA documents that were approved are to strict in some areas. I would have given a 5 star rating but it took way to long to build the home and now we're dealing with some issues that shouldn't be.

Pulte is a good brand but they use students to do the work. Our foundation was cracked several times to line up the plumbing, our driveway was poured before the roof titles were place and when I complained Pulte only fixed a section and now the cement doesn't match. There was a slow leak under my sink and now the base of the cabinet is warp. I believe that our dishwasher and rangehood were installed somewhere else, uninstalled and then installed in our home because the filters were filled with dust. The painters left paint on the floor tiles all along the edges, and the edging of the ceiling are not clean cut. Gray on the ceiling edges instead of white. I get that S&S construction is a trade school so the quality of work is no where near the price that these homes are selling for. When we did our walk through the guy placed type on all the issues we spotted but after we left, I think he just went back in and removed the tape because none of the little stuff was done. Why have a walk through? The S&S students have to learn and we need the trades but the sales rep sold us on quality but did not tell us that beginner's were going to do the work. We are still waiting on our smart home package to arrive and our decorative outside awnings to be installed. We are now working with Warranty to get all of our issues resolved. The experience was a pretty bad one overall. The building time took way to long, but given the shortage of workers and materials, this can be overlooked. When neighbors have to call you to tell you some of the framing is warped, cut to short in places, and 2×4s have way to much bark, therefor, making for a weak structure, that's pretty bad! On our walk thru, it seemed as though we were walking thru a used house. It was full of dust, throughout, lose grout, and smudged window panes, along with cabinets that were so full of dust, you couldn't possibly put your dishes or food away, the closets were full of dust, the kitchen had a punched in cabinet and the roll outs on one of the cabinets were left out, from the great room you can see the a/c thru the window cause of poor placement, some of the tile was cut short, and instead of replacing it, they filled it in with grout, the carpet in the main bedroom is coming away from the tile, there were some problems with the outside finish of the house, the sliders were full of grout, stucco, or dirt, the light placement over the breakfast bar was completely off center, and had to be redone. My husband, who has no building experience, brought it to their attention, and had to be redone or centered, the garage was left unfinished, making this nice home look cheap, We lived away while the house was being built, but thanks to certain people who suggested we should come look, the bad 2x4s may have been covered, and we might have never found out till the house would settle in a bad way. We had to address these issues, and though they should have not been from the start, most of the items were fixed, and according to the superintendent all will be addressed after our move in. Now, their mortgage company led us to believe all was ok for 11 months, but a month and a few days before the closing, they called and said we couldn't qualify because of certain self employment rules, and covid. They had most of our paperwork from 11 months prior to closing, and as they requested additional along the way we furnished what they needed, some of which was several times. I am sorry we have to sound like unhappy buyers, but we have bought several homes throughout our lives, and never had to go thru this. Make sure that you KNOW Your building manager and the Upper management names BEFORE YOU SIGN Anything!

Most expensive tract house we’ve purchased. We’ve dealt with four other tract builders. By far our experience with Pulte has been the most disappointing of them all!

Moved into our house for over a month, and have found several issues. Broken tiles covered with caulk, running toilets, shoddy painting, bent window screens, leaking shower heads. We work full time jobs, Pulte can’t come to fix issues on the weekend. Buyer Beware

The quality of workmanship is low and it takes forever for them to come and fix the issues. The materials are very good but it is the opposite when it comes to workmanship and after sale support.

I am convinced that the left hand is not talking to the right hand. It that were the case this survey never would have found it's way to my mailbox. The folks you have handling warranty repairs left lots to be desired but the biggest issue is/was a water leak in my home even before I made my 1st payment. The response was laughable as the leak went unmitigated for a minimum of 3 Days. I am considering legal action as I can only imagine what happens down the road as a result of this water leak. This is the tip of the iceberg and the lack of Pulte being receptive is a poor way to conduct business. ... More

Just follow up as often as you can. Not very responsive to just one request

We've been trying for years to have a new house built. We decided to go with Pulte because they had the floor plan we liked. During the build process, communication was pretty weak. They were 5 months late completing the house. During this time, getting updates was difficult. When it came time to close, the closing agent didn't have the most up to date paperwork (good thing I was paying attention). When we took delivery of the house, we began to notice just how poor the finishes actually were. Most of the doors have either finish or open/close defects while the majority of the trim (door jams, baseboards, etc) is of poor quality. The grout is the wrong color or suffers from efflorescence, not sure which. There are hollow tiles (poor contact to the floor), entry way threshlds that pop off, wrong toilets, thin spots in the front landscaping cover, mismatched stucco patchwork, the quartz counters chip and stain easily and the list goes on. Next time we'll pay a little more attention to the quality of the model and inspect some of the quick move-in units before we commit to build. Pulte will be at the bottom of our list, if on it at all. Anyone who buys a Putle house should be prepared to lower their expectations or be disappointed. ... More

Extremely Poor craftsmanship, noticeable imperfections. Very disappointed and dissatisfied

If you have a home with on demand water heater makes sure it works properly, Otherwise cold showers. Make sure all sewage lines have been cleared of construction debris. Respond quickly to any water leaks that the City of Rio Rancho, NM, informs you about.

They tell you things have been ordered, but they haven’t. They insist that work was done because they believe the contractors over the homeowners—the ones who see the problems every day and know nothing has been done.

While I absolutely love my home, I would say that the quality of the workmanship left much to be desired. I moved into a home that wasn't cleaned, that had a doorbell that wasn't functional, had missing door hinges, and splatters of paint on the tile floor that I am still trying to remove. I've also discovered that there are areas near two windows that lack texture and paint. On the exterior, things that I flagged during the walk through were not addressed. I've submitted three requests to get the doorbell, hinge, and an electrical issue addressed and am still awaiting resolution. I am disappointed in the foreman that said he would see that things were addressed and failed to follow through. ... More

Follow up to correct deficiencies was bad. I felt like I was chasing the project manager to get things done..its ok ..I just did it myself..shutters that we paid for didn't get installed and took forever to get a schedule..not happy at all..

Pulte bites off more than they can chew, meaning they don’t have the time to dedicate to their customers. We’ve had multiple issues and reached out to pulte representatives, only to receive a generic response of “your concerns have been noted and will be addressed in the order they were received.” Very disheartened by the whole process.

Paint issues, stucco issues, drywall texture issues, granite counter top issues, interior door issues, cabinet issues, plus many other including very poor follow-up from construction manager Conner.

I had multiple issues with my home and they were VERY slow to resolve the issues and the more I look around the house the more poor craftmanship I see
