Pulte Homes - I bought a brand new house from Pulte Homes in October 2020.

I bought a brand new house from Pulte Homes in October 2020. I closed on the house & began moving in. However, there are a SIGNIFICANT # of problems w/ the house. One of the closet door knobs is missing. I have a water leak. One of the toilets was not properly installed. The carpet had a large # of nails sticking up. There was a lot of construction debris in the backyard. The garage door is really loud while opening or closing. There are at least 1 dozen other issues. These things should not be happening, especially w/ a brand new house.

House unfinished and poor quality workmanship upon closing. Unresponsive team.

During the closing process many issues that came up during multiple inspections were not addressed and we will have to deal with them moving forward with warranty even though the items were inspected in advance, construction manager was asked to make corrections and he agreed it would be completed before closing. Buying from out of town facilitated the team to assure us that everything was done, however, showing up for closing finding out it was not the case. Overall, the house has a feel of an appartment when it comes to the quality of build, poor finishes in several aspects. The kitchen is ...

They subcontract everything and those contractors are awful. Examples: doors don't hang properly, hot water doesn't work, carpet laid on construction debris and missing flooring, sprinklers leak, heating doesn't reach bedrooms etc etc.

Insufficient construction supervision during the build process
- Richard K.

This is the fifth new home we have purchased in our lifetimes. This has been, and continues to be, the worst customer experience. Pulte appears to have made bottom line decisions which have severely impacted the quality of their home build and the outcome of the customer experience. They do not provide an adequate number of construction supervisors for the number of homes they are building. This is why we will not recommend Pulte to family or friends.

Will bend over backwards to earn your business, then they kick you to the curb when they get your earnest money.

They were wonderful when they were trying to earn our business, but once we signed the paperwork they just didn't seem to care about our satisfaction. The issues started immediately after we signed the contract when we found out that our home was going to be a different orientation than we were told when we decided to purchase the property. While this may not bother most people, changing the placement of the garage meant that the mountain views we paid a premium for would be obscured by half the house, and the living and dining room windows would be facing the neighbor's house instead. This ...

Too many turn overs of oversite management has caused items to not be properly completed. Many items are still not completed after two months of moving in. Even the follow up warranty group/manager has left with no notification or who is working on completing the remaining issues. I am not happy.

Pulte Homes - Our experience with Pulte should have been one of the most exciting
- Robert F.

Our experience with Pulte should have been one of the most exciting times for my family. In reality, it was an absolute nightmare. Not a single deadline was met during construction. We have a warped wall in out living to this day. The sales person we ended up with was a complete joke and as a fellow Realtor/Broker, I was completely embarrassed to be in the same industry as that person. It would take WEEKS for this person to get documents required by our lender back to them. Phone calls/texts would go unanswered/unreturned. Our home took one year and six months to build. When we were finally ...

Worse buying experience. Closed on our contract over a year ago, our house was one of the last one to get done in our neighborhood. For many months we were told a different estimate completion date that was moved every time we didn’t meet it. Communication was poor, finally when we had what I thought it was a set date and had everything ready with the lender they missed it again making us lose a very good interest rate. There’s no accountability, people don’t answer calls, or respond to emails. Finally, after we were scheduled for closing, things started to get rushed. Lots of items missing, ...

The realtor and the construction manager.

From the beginning, things started off bad, with the realtor refusing to allow us to have our own realtor; because she is the one who secured the deal. Realtor kept advising me to go month to month on my apartment lease; which cost me thousands of dollars. Realtor kept sending (3x) the wrong construction plans to the city so numerous delays. Construction Manager did everything half-heartedly. Our home had a Guest Suite, sort of like a mother-in law suite which is supposed to have its own thermostat control for the heat and air conditioning; they messed up on that too. Then before close ...

Home was supposed to be completed in March but lasted 7more months. The worst part is that homes that were recently signed took precedence because they paid more money. Unfortunately, for 6months, l was the supervisor since Pulte would not provide me with update and hardly worked on it. Even in some ocassion, l had to contact them about shaddy work and issues on the ongoing building. For instance, l came in on my weekly checks and found one room completely filled with water and had to let them know (this is just one of many). Building was mostly low quality and had several things not done ...

The house wasn’t finished at closing and we are going to be dealing with remaining issues for several months! The trade workers they use are terrible; it might be easier to fix things myself and would be done better. Not to mention you have to stay on top of it or they won’t do anything! Advice if you work with Pulte, stay on top of them from day one. And don’t buy one of they already built spec homes.

The overall process was disappointing, sales was always promising things that were never fulfilled. The house was rushed and the quality of the home was not what we have seen from Pulte. I will never buy a home or refer anyone to buy from this builder. The house was not finished at closing and was not finished for over a month after closing. The warranty does not respond to emails or voicemails. There are still items that have not been resolved and no time frame for them to be completed. I have way too many issues to list here, so I'll just talk about a couple of them!!!!! I understand there's a labor shortage not just in New Mexico but all over the country. However, there was way too many times where our house sat for weeks at a time with nothing being done, I simply couldn't understand that. During the build process I came to our house "everyday", and they used a large amount of warped and damaged wood in this house. When I pointed this out, I was given all kinds of excuses. If someone from Pulte wants to contact me, I have much, much more to say.

From the outset, Pulte rushed the process. They rushed the closing of the house telling us “we need our numbers” and threatened to charge us more if we fell outside of their perimeters. We were unable to see the home at closing due to being overseas (again they had significantly altered the time frame a couple of weeks before closing). Upon seeing the house for the first time, the house and yard were filthy. A number of things like some of the shelves and the staircase were unfinished. The upgraded tile that we payed for looked as if an amateur had laid it after spending too much time with ...

Have been in house 2 mos., and few warranty issues have been addressed. Warranty Dept. appear to be fearful of meeting warranty requests from buyer. Possible pressure from bosses or Pulte Construction Co.? Responses by warranty Dept.: No response, Bare minimum or obviously poor and therefore unsuccessful solutions to serious issues. We closed on the 6113 Nauman home with Pulte on November 21, 2023 with the promise and understanding that the house was “move -in ready.” However, we received a home that was not finished, poorly constructed, and not cleaned. Pulte does not pay attention to detail, and obviously doesn't care about their customer anymore and the finished product. We were given the wrong keys at closing and had to use the garage door to enter and exit for five days while they searched for the correct keys. The compressor was undersized and froze up the day before close and was replaced with the almost lowest seer unit allowed by law that they could find on a moment’s notice.
