Sales process was solid. Mortgage process was fair (positive with advisor / negative with processor). Building quality manager was fantastic pre-closing (very helpful and attentive) - but disappeared after we submitted a positive survey result. Overall pleased, just currently frustrated as we are unable to close out 4 simple, lingering issues since pre-closing (2 months post!!).

The overall workmanship of the paint, floorboards, and Sheetrock taping seemed to be ok. There are some areas where the work looks amateur-ish. Some floor moldings didn’t get covered thoroughly with paint, and when carpet was installed there are cuts in floor moldings made by the knife used to install carpet. There are areas in Sheetrock were you can see the seams. 2 weeks After we closed my stove shorted out, and there was a crack in one of the tubs upstairs. Both issues were resolved quickly.

High costs for options

Overall build quality is good. Be sure to ask beforehand where the outside unit for your A/C will be located. We didn't ask and ours is outside our bedroom window. Not happy about it, but can't do anything about it.

Pulte offers a very nice home building experience. They have several models to choose from and the quality of work is very good. Just be sure to review all the options before you sign your contract so that you can tailor your home to your liking. These are not custom built homes but you have many options to choose from and can build your dream house at a very affordable price.

The building experience was very easy and satisfying; the salesman Conor and the foreman John were extremely helpful and courteous with every question asked; any response times needed were very good; we are extremely happy with our homebuying experience.

Building from afar is always a challenge. My sales agent Matt was always there to answer my questions. Phone calls and texts made the process easier. Weekly photos were much appreciated. My Building Super was great too. Thankful for John overseeing the actual construction.

The builder did an excellent job to keep the timeline.

Had some unique issues to start before moving into the new house, but pulte apologized and made good on those problems. We love our home and feel we made the right decision moving here.

Overall, Pulte builds a good home. The one area we were not happy with was the quality of the finish trim work - too many gaps and too much caulk used to hide mistakes. Our field manager was OK but not overly responsive. Workmen were very sloppy. Strongly recommend with Pulte or any of the big builders that you visit the property at least every other day to make sure things are done properly. Would not recommend having the home built while you are living elsewhere as you will likely have a few unpleasant surprises when you show up for the closing.

Our Sales person was awesome, she guided us perfectly through the beginning process. Our Building supervisor was also an awesome person, fun to talk to, but he didn't do what he had promised us , which left us no choice to see help from other management. The end result was good,...it just could have been a little smoother.

After making a deposit, we waited months for our home to begin construction. We paid for an unfinished garage. However, the sheet rock, tape and mud were a mess and required a professional to smooth out the wall and make them paintable. All of this was added expenses that could've been avoided.

Overall the project manager does his best to resolve building issues and he is very responsive to our concerns. The subcontractors need more attention to resolve and detail.

Check rooms before closing; we had one room with no electrical outlets

Pulte sales team is top notch and design center is well organized and easy to pick out things. The design and some of the craftsmanship is well done. The finish needs some work. Spackling, Nail pops, lines in ceiling, spaces in flooring Give the home an unfinished look. I’ve had a difficult time scheduling to fix some of these items. As a professional I expect E-mails at least be answered within 48 to 72 hours. You get a generalized email (automated) but nothing of a dressing concerns or scheduling to fix concerns.My best advice would be is to not close until everything in your house is fixed and to your liking. Do not believe that they will come out within the first 30 days and fix any items that need to be corrected. We are over the 30 days and I’m still waiting for a scheduling date. Everyone has been very nice and Daniel has always been helpful and has responded to our questions and issues in a timely manner. Our complaints are with the quality of finish work and painting that leave a lot to be desired. We know everyone is busy and on time schedules but this is the last home we planned to buy and really didn't want "projects" when it was "move-in ready", plus we invested a lot of money to buy the home! Dealing with paperwork online (with people in Colorado) was confusing for us... we are not up with modern technology and we were often very frustrated with the process. Very nice home floor plans & options/interior selections, great structural framing, but poor finish work: you can see drywall seams, dings/gouges in door trim, poor paint coverage on trim (can see nail holes). Won’t do it right the first time, but can do it under warranty after you move in (maybe?)!

They cheap out on good Materials. Like paint , siding , concrete driveways crack ,and the sod they use is terrible

We closed escrow on 5/10 and have not yet moved in (today is 7/11). In the 8 weeks of availability for the walk thru items to be completed, they are not. This is not an impressive way to build trust with customers. We are less than impressed.

Need to be on top of the work all the time, the workers don't care for peoples homes and how much u spend to make it nice , the paint is bad, I can go on . Keep ur eyes open.

Was extremely excited about purchasing this new home from Pulte. the Sales representative (Tom) demonstrated to be very fair, honest and upfront about this purchase and assisted me in making great selections / upgrades. The onsite finance representative in my opinion was not attentive with my paperwork and failed to return phone calls. When it was time for me to choose the options AFTER I signed a contract the Design team member demonstrated poor customer service, I felt rushed during the limited time frame allotted, several options that I preferred just two days before our scheduled meeting was then advised specific options / selections were NOW discontinued. The limited color selections desired were not available, such as a grey color carpet selection was not available only through an upgrade. This practice compels buyer to spend more money. I choose not to select items such as gutters, garage door openers, kitchen backsplash to be included for various reasons. Was disappointed when the design team member failed to inform me that on the day of our appointment a third party vendor was present to offer for sale additional options for the home. I utilized the Pulte Mortgage option (Colorado) extremely happy with Ari during the entire process. From our initial recorded conversation he always demonstrated to be professional, always available and was prompt in retuning calls or explaining the task at hand. My initial case manager was useless (Kim) and after a month with no response I was informed she no longer worked for Pulte. So for over one month my loan application was not being addressed. Was then assigned April to assist and was very disappointed with her in fact after she provided me with mis information I had to escalate my concerns to someone else and only then was my concerns being addressed. Subsequent to shopping for the best rate I decided to use Pulte Mortgage due to the incentive that was being offered. I was assigned John as the field construction manager and felt he was responsive to my concerns, provided relevant information and exhibited his experience and willingness to ensure the buyer was satisfied within his control. I MUST take the opportunity to express my dissatisfactory especially towards the "drywall" contractors, and "painters" hired by Pulte to perform in my view sub standard and poor craftsmanship work. The amount of money buyers spend on these houses, in my view, should never be subjected to using inexperienced, incompetent trade workers. I can only point blame on PULTE as they hire these vendors and continue to use them hoping the buyer ignores the poor craftsmanship work performed. I am NOT the only buyer with this sentiment. I also don't think its fair on the project managers who desperately try their best to provide a great finished product and prior to closing and beyond their compelled to repeatedly summon the contractors to redo their work. Since I was available I watched this entire process from start to finish some things in my opinion could have been avoided if the Builder (Pulte) would utilize more proficient and experienced contractors and subcontractors. I was told this was the best built home in my area. I was disappointed with workmanship not up to the level I expected.

Best to be on site and monitor their progress personally and question why sometimes there was a lack of progress causing delays to occur that could of and should have been prevented if a timeline check list had been to monitor what critical paths have to be followed to remain on track to the completion date that was established when the project started.

As homebuyers we looked at many homes built by various builders. We choose Pulte because the quality shown in the models homes was beautiful. Our sales person promised the same quality to be in our new home. Pulte fell short. They build homes very fast and the quality and workmanship is not there. Our home was not perfect and beautiful the day of closing, in fact that day the drywall trimmers and painters were still trying to fix issues from the walk thru. Pulte does not have quality professional drywall trim and painters. Their work is terrible from ceilings bubbling and repaired numerous times, excessive spackel left on trim, to paint drips, to unpainted areas, to paint on hardwood floors. Throughout the home there are other issues, some which wouldn’t have happened if supervision and attention to detail was there. The lack of quality is upsetting to say the least. As buyers you did expect a punch list of minor issues at closing and if that was all we had it would be fine. That is not the case for our home. New home buyer please be cautious. The beautiful model home you see is not always the home you see when you open your front door for the first time. We wish ours was, it would eliminated our frustration and stress as Pulte workers try to make it as beautiful as a model home weeks later. ... More
