very responsive builder.

Main issues with our home is details mainly but not limited to painting. These issues were brought up prior to closing, closing was July 14, and it is August 31st and the issues are still not resolved. Our side yard is still wet every day and that leak is still there and we can not get help to resolve this issue.

the sales rep. graham and construction manager john are great people to work with. any minor problems where dealt with in a timely manner. we are very happy we chose Pulte Homes as our builder. would definitely recommend to anyone looking to purchase a new home.

Just do what's right. There is no way I would leave someone's house in a terrible condition.

I paid for upgrade paint and doesn’t cover. . And painters didn’t give another coat. I was told paint company having problems with the color I chose. Supervisor wouldn’t let me change color since painters have to come back. So I’m stuck with paint that doesn’t cover.

As homebuyers we looked at many homes built by various builders. We choose Pulte because the quality shown in the models homes was beautiful. Our sales person promised the same quality to be in our new home. Pulte fell short. They build homes very fast and the quality and workmanship is not there. Our home was not perfect and beautiful the day of closing, in fact that day the drywall trimmers and painters were still trying to fix issues from the walk thru. Pulte does not have quality professional drywall trim and painters. Their work is terrible from ceilings bubbling and repaired numerous times, excessive spackel left on trim, to paint drips, to unpainted areas, to paint on hardwood floors. Throughout the home there are other issues, some which wouldn’t have happened if supervision and attention to detail was there. The lack of quality is upsetting to say the least. As buyers you did expect a punch list of minor issues at closing and if that was all we had it would be fine. That is not the case for our home. New home buyer please be cautious. The beautiful model home you see is not always the home you see when you open your front door for the first time. I recently purchased and moved into my new Pulte home, I could not be more satisfied with the quality of workmanship, the attention paid to detail and dealing with Tom and Ryan was beyond expectation.

Check rooms before closing; we had one room with no electrical outlets

The builder did an excellent job to keep the timeline.

Had some unique issues to start before moving into the new house, but pulte apologized and made good on those problems. We love our home and feel we made the right decision moving here.

I was told this was the best built home in my area. I was disappointed with workmanship not up to the level I expected.

Was extremely excited about purchasing this new home from Pulte. the Sales representative (Tom) demonstrated to be very fair, honest and upfront about this purchase and assisted me in making great selections / upgrades. The onsite finance representative in my opinion was not attentive with my paperwork and failed to return phone calls. When it was time for me to choose the options AFTER I signed a contract the Design team member demonstrated poor customer service, I felt rushed during the limited time frame allotted, several options that I preferred just two days before our scheduled meeting was then advised specific options / selections were NOW discontinued. The limited color selections desired were not available, such as a grey color carpet selection was not available only through an upgrade. This practice compels buyer to spend more money. I choose not to select items such as gutters, garage door openers, kitchen backsplash to be included for various reasons. Was disappointed when the design team member failed to inform me that on the day of our appointment a third party vendor was present to offer for sale additional options for the home. I utilized the Pulte Mortgage option (Colorado) extremely happy with Ari during the entire process. From our initial recorded conversation he always demonstrated to be professional, always available and was prompt in retuning calls or explaining the task at hand. My initial case manager was useless (Kim) and after a month with no response I was informed she no longer worked for Pulte. So for over one month my loan application was not being addressed. Was then assigned April to assist and was very disappointed with her in fact after she provided me with mis information I had to escalate my concerns to someone else and only then was my concerns being addressed. Subsequent to shopping for the best rate I decided to use Pulte Mortgage due to the incentive that was being offered. I was assigned John as the field construction manager and felt he was responsive to my concerns, provided relevant information and exhibited his experience and willingness to ensure the buyer was satisfied within his control. I MUST take the opportunity to express my dissatisfactory especially towards the "drywall" contractors, and "painters" hired by Pulte to perform in my view sub standard and poor craftsmanship work. The amount of money buyers spend on these houses, in my view, should never be subjected to using inexperienced, incompetent trade workers. I can only point blame on PULTE as they hire these vendors and continue to use them hoping the buyer ignores the poor craftsmanship work performed. I am NOT the only buyer with this sentiment. I also don't think its fair on the project managers who desperately try their best to provide a great finished product and prior to closing and beyond their compelled to repeatedly summon the contractors to redo their work. Since I was available I watched this entire process from start to finish some things in my opinion could have been avoided if the Builder (Pulte) would utilize more proficient and experienced contractors and subcontractors. I don’t think I could be more pleased with my new house. Short of the fact custom choices were limited. The house is exactly what was promised and finished when expected. The team was a pleasure to work with.

From when we first met Tom the service has been great. Tom went above and beyond to help us with getting approval while we sell our house and to help get our contingent offer extended while our house was still on the market. Eleonora was our loan agent and she was amazing. She keep me on track to have all the documents in so we didn't have any issues and she helped us make our whole experience so easy. Ryan our head builder was awesome. He took over our build half way through because our prior head builder left. Ryan came in half way through and did an amazing job. He keep us in the loop on everything that was going on with the build when he took it over and when it came down to closing. He has been so helpful to make sure we registered everything we needed to register to keep or extend warranties. Ryan explained everything with the house so it was so easy for us to understand. He made it feel like we were there for the hole build by explaining how everything works and how it was built. Everyone who helped us from the Pulte team through our whole experience, Specially as I said before Tom, Ryan, & Eleonora was amazing. They make the whole experience as I stated before so easy. excellent quality and service

Nails are poking through the siding. The gutters were installed improperly. My patio concrete was broken. My floors aren't level and need to be removed and replaced. My walls weren't sanded before being painted. There are zero smooth corners in the house. I have "orange peel" all over my walls and ceilings. My windows aren't hung level. There are very few 90 degree corners in my house. The trusses in my attic are covered in MOLD. My shower was installed with broken tiles and a shoddy repair was done, the entire shower needs to he ripped out and redone. My ducts werent attached to the vents and I have insulation blowing into the house. The shower doors were installed improperly and had to be replaced. I could list more issues from my two month old house but I'll wait and see if "it can be done better". ... More

very slow in recalling for building repairs after closing.

Paid 290k for our home and over 45k of that was upgrades. You would think if you spent that much for a brand new home that you wouldn't have to finish work that should be standard in every Pulte home. Here are just a few exaples.... #1, upgrade for wooden blinds for 9 windows but no window sills. Seriously, just sheetrock ($60 of wood and trim would have finished the job). #2 upgrade to better stainless appliances and get the cheapest out there (Amana gas stove (even paid extra for gas) and Amana dish washer). Already called to have the dish washer warrant looked at because it won't dry. #3 cheapest FLAT paint that will make a marks anytime you touch, rub or even look at the wall. I just painted the whole house myself for under $500 Sherwin William's ProMar Egg Shell paint. Why flat paint? Pulte probably spent that much for flat paint why not use better paint? #4 tile in master bedroom. Paid extra for tile on wall and paid a lot more to put in a garden tub. You would think, since you paid extra, tile would go all the way up the shower and tub. Nope, tile goes up all the way to ceiling in the shower and only 1 tile up around the tube. Rest of the wall above the tube is sheetrock so looks unfinished and poor looking (too bad I can't attach a picture). Another project to be done. #5 zero light or fans in the house. Moved in with CAPS on the ceiling for me to put lights in. Fans with lights cost $35 at home depot. No lights for the first few nights in our new home. Not fun when you can't see if your own bedroom. Again another project. #6 no gutters. When it rains, it will look like Niagara Falls at the front door ruining the flower bed that is over sized with alternating shrubs that don't match. Now, the office staff and contractors are very nice and helpful. When getting warrant work done, so far has been easy and simple. They have work around our schedule to get things done, zero issues with the workers or staff. Have lots of other examples but these are a few. We don't think that for the 290k that we spent was worth the home that we are having to finish. We will not build with a big builder again because we feel the house was built with low standards (not like the model homes they show you at the front) for high profit for Pulte's share holders. ... Overall build quality is good. Be sure to ask beforehand where the outside unit for your A/C will be located. We didn't ask and ours is outside our bedroom window. Not happy about it, but can't do anything about it.

Pulte offers a very nice home building experience. They have several models to choose from and the quality of work is very good. Just be sure to review all the options before you sign your contract so that you can tailor your home to your liking. These are not custom built homes but you have many options to choose from and can build your dream house at a very affordable price.

Overall good experience

We've only been in the house for 1 month but we absolutely love our home. Any issues we may have had before moving were addressed right away. Tom our Field Supervisor was the best, very attentive, and responsive always got back to us within the day!!!

Pulte homes are nice homes but leave a lot to be desired. Sub contractors are sloppy and problems are not corrected prior to settlement. Project manager was not responsive to problems.

Overall, Pulte builds a good home. The one area we were not happy with was the quality of the finish trim work - too many gaps and too much caulk used to hide mistakes. Our field manager was OK but not overly responsive. Workmen were very sloppy. Strongly recommend with Pulte or any of the big builders that you visit the property at least every other day to make sure things are done properly. Would not recommend having the home built while you are living elsewhere as you will likely have a few unpleasant surprises when you show up for the closing.
