Fast construction and fair prices. Addressed everything in independent inspection. Some aesthetic issues at final walkthrough (paint etc) that were never addressed.

Workmanship can be a little much better , making sure the tiles are aligned ,corners are sharp . So materials are also lower quality the sheet rock is so soft , that indentation are visible if u put a little pressure . structurally the house is well made .minor attention to details will go a long way

Pulte Homes was very professional. They may my first buying experience a total delight. I'd highly recommend their bundled services. We're very satisfied.

Not a happy customer... 1) Two days after negotiating and signing contract, Pulte lowered their base pricing by 10,000 and drastically reduced the pricing of all upgrades. This wiped out any of the concessions we received in negotiation. We could have backed out of the contract, lost our $5,000 deposit, re-signed a new contract with new pricing and still saved thousands. In no way did Pulte make us feel like we were valued at all as customers. We considered walking away. 2) Any concessions Pulte gives to use Pulte Mortgage are almost useless because Pulte Mortgage charges astronomical Loan Costs (Origination, underwriting, etc..) Those costs ultimately negate the closing costs incentive they give you. 3) We made it very clear that we chose our specific lot because it was one of the largest lots available AND we wanted to fence the yard for privacy for our kids. Mentioned it multiple times. Even mentioned we wanted to speak with the manager/engineer before the land was graded so we could make it as flat as possible on the side where we noticed it wasn't graded in a way to provide the most usable space. We asked about a gate at the back of our property, with no answer. I just contacted a fencing company to start getting estimates for putting up a fence. We found out from our survey (which was provided AFTER signing all of the closing documents) that the property has an easement on it and that we would lose 15 feet of our property that could not be fenced. This is a huge difference. Pulte NEVER mentioned at any point that we had an easement that would affect our fencing. This is a HUGE disappointment to us, since we chose this community over a nearby community mainly because we could have a privacy fence and a larger lot. Granted, I have not had a chance to make this complaint to Pulte yet, but based on my prior engagements, they will do absolutely nothing to make this right or figure out a solution. 4) The workmanship leaves a lot to be desired. There was a lot of sloppy work that had to be addressed before and after closing. Our field manager was excellent and he alone helped make our experience better than the rest of the process. He was responsive and willing to help where he could. 5) We found out at closing many features that we thought we were getting ended up being additional upgrades. This isn't surprising, however, we were never made aware of those choices. The selection sheet can be overwhelming and confusing. Things are not clearly defined, so you do not know what really is an option/upgrade. For example, soft-close drawers and pull out trash, non-standard builder mirrors in bathrooms, etc.. Not major, but would have been nice to have this communicated to us clearly during the sales process. 6) Pulte gives zero flexibility on any changes/modifications. I understand they are a production builder, but there should be some leeway on a limited scale. Some other builders will allow 1-3 "wish list" options I could go on and on. ... More

The RDU warranty are slow to act as it's been approaching a month and no word on timeframe to schedule and complete. The HOA mgmt company are equally poor in their response; simple straightforward requests get no response for weeks. Also, their communication and coordination of the paving was awful.

Lots of little issues within the home & trying to get the field manager back to have the items fixed have been a challenge. Of course now I’m just told to email the “warranty dept”.

In all my dealings with Pulte, they have been nothing but outstanding, from the sales team (Chad), mortgage company, financing and the builders team (Kelley)! I’d could not have been served better.

need to improve the quality of the workmanship and vendors used, finishing is so bad, also may need some corrections to the design, From our experience of staying at Pulte home for 20 years, this new one, required lights on at couple of places even during the day, like entry from Garage area and on top floor near laundry room to master bed room area

The quality was very poor and the response of the issues reported is very worst. Totally not a worth one.

Experience with Pulte is pretty average. Some building materials feel cheap in comparison to our previous build. Obvious lack of craftsmanship and attention to detail by many of their vendors. Issues have been, or are being addressed, but they definitely drag their feet and some repairs were not completed as they should have been due to procrastination.

It has taken a lot of time for Pulte to fulfill their commitments

Everyone was really helpful even after I moved in and needed to reach out to the contractor.

This is my fourth house that I purchased in the last 15 years and by far it was the easiest process. Pulte made the experience very efficient and made sure that all of my needs were met. Furthermore, the design and the workmanship of the houses is amazing. I would definitely purchase another Pulte home.

Only being in the home for a few days things have been good. Need more time for a proper evaluation.

The process of purchasing a Pulte Home was an awesome experience. The Pulte Team is amazing to interact with and extremely responsive. From the time we signed the contract to purchase to our closing, every person was extremely customer focused, responsive, and a joy to converse with throughout the closing process.

Basic things were not provided. I was disappointed on the way handling the issues

Pulte is a behemoth in the home construction field, and buying from them requires knowing what you're getting. They make their homes affordable by limiting customization to a very small number of options (e.g. types of tile, optional amenities) and cranking homes out at speed. This is not inherently a bad thing, but it can be frustrating if you're not ready for it. For our needs, the options Pulte provided were great (we upgraded the base house significantly) and the layout of the home was ideal. We didn't mind the small number of design options, but do be wary if you love to decorate. The build quality was something I was prepared to compromise on, but to my surprise, it has been generally excellent. The framing was top-notch, flooring was installed flawlessly, and what issues arose (mis-placed shower head, missing lights, etc) were all addressed quickly and well. So, what's the downside? As much as we've loved our house, the sales team (hampered SIGNIFICANTLY by Pulte's in-house software) was a challenge to work with. We got to the right spot at the end, but stupid things like having both carpet AND hardwood somehow configured for one of our rooms, inability to differentiate the finish for our master bath's lighting and kitchen faucets, and other basic, basic issues made it a much more stressful process than it needed to be. We had to literally line-by-line the 5 page change orders, each time a change was made, to make sure that all the debits and credits lined up. To be clear, this was looking for errors due to system complexity - the sales team themselves were well intentioned. It's really the poor tooling they work with and the restrictions placed on them that were the main cause of issues. So, all in all, I came out of this pleasantly surprised at the quality of the home we ended up with, the attentiveness and responsiveness of the build team, and the value we got for our money. It's a terrific home, well laid out and just what we wanted. If you're looking at a Pulte home, just be aware that the low (relative) cost comes with very limited design options and a requirement that you go through the sales & configuration process with eyes like a hawk. On a final note, unlike many builders, Pulte actually hit their closing date with time to spare. Super impressed by that. Again, the assembly-line approach to home construction has its pluses and minuses. They know how to put a house together and keep their teams humming. In my case, the home was already designed and built. Was impressed by the solid build quality. Issues and questions raised during final inspection were quickly resolved.

Everything went very smooth. Very helpful and responsive sales and field manager. Thanks Jennifer M and Michael G for making buying and moving look so simple and smooth. Very happy with the house so far.

Blair and the team have been awesome! Very accommodating and helpful throughout the process. Home was expensive, but happy with it so far.
