Poor finishes, poor electrical plan, poor warranty response

Construction deadline was missed despite sales assuring us several times it would be met, This forced us to find a short term rental during a period when my husband was in the ICU. Pulte offered no assistance. The irrigation system was never finished, no spray heads were installed, and never tested. One zone did not work and we had to oay a third party to fix it. Half the sod is dead as it was installed in the middle of January during an extreme cold snap. Now we have to pay to replace it. Be very careful during the entire process, since the showroom will just say anything & the builder will build to a "spec sheet" you never saw or even knew about until after it's way too late for changes. They will just keep bringing up a survey instead of actually focusing on how to get earn positive reviews.

Poor craftsmanship and lack of support for issues

Very poor craftsmanship overall. The house was not cleaned before closing and there were countless issues, they rushed to complete what they could in the one-hour window while we were at our closing appointment. One-hour was obviously not enough time to do the work that was needed to be done, then they wrote us off once we signed the papers. Countertops were cracked in several places at closing and they won't replace them, they just glued two of the pieces back together but cracks still exist and they will not respond to emails about it. James my construction manager was very helpful and responsive to my questions or concerns. Elizabeth designer assistant was great. She was very patient and helpful in picking out my choices. Gayle was wonderful to deal with when I first purchased the home.

Good overall but not great...

Overall, I love the modern style, fit and finish of the home, however, the detail work isn't up to par. While responsive and easy to work with, our construction Mgr could not fix all the wrongs. Surely this is an industry wide problem not just Pulte which is unfortunate.

We had a mixed experience building with Pulte. On the positive side, the neighborhood is great, the houses look nice, and the people we worked with (shout out to Jake, Ricky, and Leo!) were fantastic. Pulte's process is organized and they keep you in the loop, which we appreciated. A big piece of advice: hire your own inspector for the pre-drywall walk-through. We only hired one for the final inspection, and he found enough problems to make us feel like the job was rushed at the end. It leaves you wondering what might be hidden behind the walls. Pulte Homes at Riverlights - Proceed with Caution

The home is nice but the "turnkey solution" I was sold was not true. Pulte takes no responsibility for items outside of the structure such as irrigation, landscaping, sidewalks, etc. Extend your walk-thru times past the scheduled 1 hour and pay close attention as your building manager tries to speed you through the process - Pulte will not repair items if you find them after signing off on the walk-thru. The "Pulte Limited Warranty" is very limited indeed. Pulte's after sell customer experience team is more interested in putting problems back on you then partnering with you to solve them. You ...

The overall process with the sales agent, construction manager and financing was very good. The fit and finish was average. We are very particular about fit and finish so we maybe overcritical but with the cost of the home we would expect a higher quality. We would still recommend Pulte.

Disappointed

Overall the experience was not what we expected. The home took 3 months to start after we signed the contract. It turned out that Pulte didn’t even own the lot and work had to wait until they finalized the purchase of the land. In the end they delivered late by 5 weeks. So many items that we spotted on the final walkthrough should have been picked up during the build process by the construction managers.

We did everything remotely. From the design choices to the final walk through. We didn't see the house until after close. We are very disappointed with the placement of internet/cable connection and the electrical outlet placement in both the living room and bedroom. The internet/cable connection and the electrical isn't next to each other in either room. Very very disappointed. I believe the project manager should have noticed that and had it corrected

It was easy making the purchase and I like the location in Wilmington …I’ve only had a few issues (nothing major) which I guess is normal with a new build. Been here a little over a month and I still find things that aren’t very satisfying but that’s my fault shoulda caught it during the Inspection.Overall happy with the fast responses from contractors when anything mechanical breaks down
