Be diligent about addressing issues with the home. They’ll try to sneak them by you and cross their fingers you don’t notice. We upgraded and paid for paint and have been horribly disappointed. There were several spots that were missed. A lot of dry wall issues because someone left the windows open and it rained and the drywall on the windowsills are all cracked. Front door painted black but painted with the door open so there is black paint splatter on our light gray floors. Uneven walls. Pulte responds to minor issues in a timely manner. However, I have no driveway, only rocks and front steps that are pressed wood. Very unsafe. Have lived here almost a month and they say “soon.” Why? It’s almost June. My back porch is about 4 feet off the ground. No railings.

I have had a bad experience with Pulte construction, not happy with construction quality and lot of open things left, their PMs don’t respond after closing is done. Support or maintenance team is not responsive.

Pulte cuts corners, from poor quality dry wall to 24" center studs on interior. Two outlets in huge basement. Lower end appliances. No ceiling fans without huge cost. Cheap wire racks/shelves in all closets. NO landscaping included. Small driveways and garages. Poor lighting in bathrooms.

Pulte gives very few choices and charges a premium for many things that we felt should be included in a house. Although I realize Pulte is not a custom builder, we were disappointed by the selections, workmanship, and quality of building materials.

Questionable Mortgage/Title work + Poor Craftsmanship/Materials

SOOOOOO many issues. Not only with poor craftsmanship and materials, but with Pulte Mortgage and Title too. My recommendation: CAREFULLY review your Settlement Statement as well as EVERY detail in your home BEFORE signing ANYTHING. As things stand, Pulte under paid me $1,188 in property taxes. Given I took title 5 days before the end of 2024 I didn’t think much of Pulte crediting me $1383 for 2024 taxes. That is until I learned the taxes for 2024 were $2,571. Poor quality of equipments, HVAC and AC had major issues, my tenant keeps complaining of this stuff. My intention of buying a new property was to ensure I don’t face such petty electronic issues, but Pulte made it happen. I don’t think I’ll buy another Pulte property and will inform my acquaintances too if my experience.

Home Not Finished Upon Purchase

Was promised a finished home and threatened with penalty if we didn’t close on time. Closed on time, but home wasn’t finished. Moved in without appliances being in place. Living at residence for a month and house still isn’t graded and is covered in mud. Several things not completed during last clean - basement not cleaned, nails and debris left on roof. Not a great experience.

We've experienced numerous issues with our new home. These should have been found and fixed before we moved in if Pulte would have done quality control. Our front porch is permanently stained in multiple places by some form of an oil based liquid. Pulte refuses to replace our porch, they tried to power wash it out and that has only make it worse. My himeboying experince in the initial phases with Ed was great! However I was urged by neighbors not to sign closing until all repairs are made. I wish I would have listened. It’s been five weeks since I moved in and a lot of my major issues which were all cosmetic in nature have not been addressed. Pulte was happy to take my money, but has been very slow in making the cosmetic repairs in my home. I would give my overall experience 2 stars

Lots of pertinent information and decisions were left out of our sales presentations-we always felt "rushed". Then, it was pulling teeth to get appointment at the design center. We were surprised by the number of restrictions, like rectangular sinks, that were not oven offered options. Pulte’s website advertises one thing and then they sell you something cheaper in price just so they can save themselves money. The windows are cheap, the cabinetry is cheaply made. My house definitely would not win any awards. Plus, Pulte is so good at dumping added expenses in your lap.

In the beginning our experience was much more positive. Some of the employees really seem to care but the end result is sloppy trade work and lack of responsiveness to seeing issues to completion. AT best Pulte needs to add 4-6 to it's build time. Trades often do not show and many do such a poor jib it's amazing that they continue to hire them. I think they underestimate their buyers and often patch these houses together. Issues are addressed but not acted on. The number of problems that we have had in our home have been too many to count. Not only do we have some rather large problems, such as cabinets being gouged, doorbell never working, gas leaking from fireplace, etc, but getting these issues fixed seems to be nearly impossible.

I would not recommend Pulte homes to anyone. I anticipated the quality and craftsmanship to be below average, but Pulte went even below that. I have a strong background in construction management so I expected that I'd have to fix some minor issues, but each day that we are in the home, I find another shortcut taken by the contractors that they use. I would recommend to any potential buyer, do extra research and find a builder who still has pride in their work and treats customers right, instead of just a number. These homes are too expensive to be built this poorly.
