We moved to Independence from Chicago, so it was difficult to be on-site during much of the building process. However we were given regular updates, including pictures, during the process and the house was all we had hoped for and more. The entire Cleveland Pulte team from Diane in sales to Dustin our project manager really worked hard to makes sure we were happy. They succeeded. Thanks!

I was not satisfied with the build quality as well as poor results of how issues being handled. Not a trustworthy builder personally feel.

Multiple issues already in first 6 weeks, including plumbing, electrical, garage door, exterior. Poor quality with painting, molding and carpet. Carpet is terrible. Our kids get scratched from tack strips sticking out.

I wrote you an honest review earlier today and you replied saying it does not meet your standards. Because you didn’t like it. So why bother to ask me to write another review? Do you really think my opinion has changed in the last few hours? As I said in the first review, the best thing I can say about Pulte’s Lakes of Orange is that they have a fantastic Field Manager who is responsive and actually cares about the residents and treats them with respect.

This is my second home building experience and it was miles above the first. Love the house and had a great working relationship w the field manager.

We have lived in our new home since December. There were pros and cons to building with a production builder, like Pulte. We found the process to be simple overall and seamless from when we signed our first papers to our closing. We used Pulte mortgage, which I think helped keep the process simple for us. Communication was very open, and we felt we were able to easily speak to someone when we needed too. Chuck & Dj were very helpful and addressed our concerns to the best of their ability in a timely manner throughout the process. We felt that the final touches at the end of our build were very rushed to meet our closing deadline. Multiple trades were in the home at the same time and we felt that the order in which things were done was backwards at times. Our flooring and carpets were installed before all the drywall and painting was completed. I am still picking drywall and paint out of my brand new carpets. We had to ask them to clean multiple stains off of the carpet due to workers entering the home with muddy boots on and walking throughout the house. The carpet itself is not the best quality, but will serve its purpose. The cleanliness of the home during the entire build process was terrible. There was garbage left all around inside the house and outside on the property. Workers left behind their empty soda bottles, McDonald's cups, empty chip bags, ect. We complained more than once during the process and the house was picked up, but only after we complained. I feel the size of the home is appropriate for the price we paid, but the quality of some of the work is not. Our drywall and paint looks rough in multiple places already and spots they "fixed" right before closing are already showing again. The entire house was painted with flat paint and is easily chipped or stained if you touch it at all. The entire house has to be painted all one color...you cannot choose different colors for different rooms. I would love to have a chance of configuring my house before buying, like a car configurator. With that, I would make better decisions on my purchase. I would like to have a bit more modern options on some details, like tiles - the options are all very 90's... Other than that, a very good experience. Happy with the house.

Been in for less than a month it everything seems to be working great. Sales and building team were honest and straightforward. Would recommend to anyone looking to build in my area.

Steve does a great job but I feel he is understaffed, there is some unfinished items that are mostly wheather related that I hope will be completed by early spring. Steve did respond with other issues in a timely manner. I also think John is a great salesman and is very responsive

I wouldn't hesitate to buy a home with Pulte again. The experience has been very good. They build nice looking, high quality homes. We are in the process of finalizing remaining punch list items, but we have found the home to be very livable from closing.

We love our new home however I think that there were some corners that were cut that gave us the impression that is less then expected. For instance, unfinished walls that aren't covering electrical wiring in the garage, the storage area and the furnace area. For the cost of a few pieces of dry wall this would not have given the appearance of cost cutting. Clean up also seemed to be an after-thought.

There are a few minor and relatively low cost things that Pulte could do that would greatly increase the quality and experience of the home. The overall build quality is as expected though.

The time it took to finish the house was longer than promised.

from the first meeting at the model home the sales person was helpful in guiding me thru the process of purchasing the building manager kept me inform of the progress of the building of my home he shared all details very professional and friendly

The sales process was bad. The sales rep didn’t listen to our concerns and let us make assumptions that he could have easily clarified. This lead to many disappointments when we didn’t get house feature we thought we had purchased.

In the beginning our experience was much more positive. Some of the employees really seem to care but the end result is sloppy trade work and lack of responsiveness to seeing issues to completion. AT best Pulte needs to add 4-6 to it's build time. Trades often do not show and many do such a poor jib it's amazing that they continue to hire them. I think they underestimate their buyers and often patch these houses together. Issues are addressed but not acted on. Trying to get the punch list completed requires endless phone calls and extreme frustration. The GC is great but it seems that his hands are tied as well. They start a project but do not see it through moving their handyman from house to house without completing anything. Items that need to be replaced have been "ordered" and are on "order" . I had to hire and pay my own handyman to fix several things ASAP. Extremely disappointed with some of the quality of work. Pulte needs to slow it down and care more about their product or they will end up like Ryan homes. Word of mouth is very powerful. ... More

We had some issues that were identified before we moved in and after. The issues were addressed very quickly. Our experience with the sales and project staff has been very pleasant.

Anyone building with Pulte better hope they get a great supervisor as we did. He ensured the subcontractors build everything to plan, and most importantly the correct way.

I searched the web for reviews on Pulte before signing my contract and most were pretty bad reviews. Unfortunately for me, I moved forward with the purchase and here I am, adding to the bad reviews. I should have known better and I'll be kicking myself for a long time. Overall, the subcontractors performed subpar work and all their work went unsupervised by the Pulte field manager. The field manager told me during and after construction that he was too busy to supervise and quality control the subcontractors. That's great news for a new homeowner. (The cheapest subs Pulte can find are building my house with no supervision) I believe the field manager because I saw the poor workmanship for myself and really felt it after I moved in and uncovered multiple problems. I have been in my home for 6-weeks now and still can't take a shower in my master bath due to poor workmanship. My issues were not specific to me, 3 out of 4 of my neighbors had a major issue immediately after taking possession of the home. I get it, Pulte is not a custom home builder but you are building new and the process of picking options was not smooth. Should use same checklist for everyone regardless of budget. Go over what’s included and what’s not. The materials for building the home were quality but the final fit and finish and what needed fixed was a hassle. Need to be more proactive to make sure everything is complete and up to standard without having the homeowner bring it to Pultes attention.
