Excellent home , experience was great going through whole process of building

Thoughts on entire process, from initial purchase to final move-in The Good: On-schedule handover of house; Responsive construction manager; generally good quality structural materials The Bad; Value - every option is charged at box store retail price; work quality of specific trades can be subpar 2. Quality and value of home External wall insulation can have higher R value; Some degree of oversight from owner-to-be necessary due to occasional quality concerns of some trades; Average value due to high cost of most options 3. Experience with the builder’s team and responsiveness Superb responsiveness from construction manager at any and all times to address questions/issues 4. Final thoughts on builder Pulte builds a decent house, rating 3.5/5; Better control of subcontractor work quality and transferring additional cost savings of options from builder to home owner would make the product terrific. Working with Robb was great and he was very helpful throughout the whole building process. He took his time to explain everything to us along the way and was very responsive to questions and concerns. We love our new home. Our experience during the sales process was not good. Jessica was great and so was the salesperson we talked to from the Avon Lake community, but Tom was incredibly rude to us. We almost did not buy a Pulte home because of Tom, but decided to look past his horrible attitude because we wanted the quality of a Pulte home in Avon. While we were deciding if we wanted to buy we had a lot of questions as this was a huge financial decision for us, and he told us we were irritating him. Building process very smooth from start to finish. Great communication and professionalism.

Solid investment. Attractive offering and sound delivery. Project mgr at my site was the award winner of my experience. Incredibly easy to work with.

We had a great experience from start to finish. Every question we had was answered quickly and to our satisfaction. Our site manager was just fantastic to work with. Robb was truly a pleasure to work with and would recommend pulte to anyone who asks.

Need to be more flexible in non structural alterations i.e. cabinet lay out and basement flooring options.

We love our new home and are very excited to be living here. There were some minor issues and some details of the home that we're not exactly how we envisioned but for the most part we are very satisfied.

We moved to Independence from Chicago, so it was difficult to be on-site during much of the building process. However we were given regular updates, including pictures, during the process and the house was all we had hoped for and more. The entire Cleveland Pulte team from Diane in sales to Dustin our project manager really worked hard to makes sure we were happy. They succeeded. Thanks!

Pulte team was attentive and professional throughout the process.

I was not satisfied with the build quality as well as poor results of how issues being handled. Not a trustworthy builder personally feel.

Builder always update of home progress on weekly updates , they delivered what they promised

Multiple issues already in first 6 weeks, including plumbing, electrical, garage door, exterior. Poor quality with painting, molding and carpet. Carpet is terrible. Our kids get scratched from tack strips sticking out.

I wrote you an honest review earlier today and you replied saying it does not meet your standards. Because you didn’t like it. So why bother to ask me to write another review? Do you really think my opinion has changed in the last few hours? As I said in the first review, the best thing I can say about Pulte’s Lakes of Orange is that they have a fantastic Field Manager who is responsive and actually cares about the residents and treats them with respect.

This is my second home building experience and it was miles above the first. Love the house and had a great working relationship w the field manager.

We have lived in our new home since December. There were pros and cons to building with a production builder, like Pulte. We found the process to be simple overall and seamless from when we signed our first papers to our closing. We used Pulte mortgage, which I think helped keep the process simple for us. Communication was very open, and we felt we were able to easily speak to someone when we needed too. Chuck & Dj were very helpful and addressed our concerns to the best of their ability in a timely manner throughout the process. We felt that the final touches at the end of our build were very rushed to meet our closing deadline. Multiple trades were in the home at the same time and we felt that the order in which things were done was backwards at times. Our flooring and carpets were installed before all the drywall and painting was completed. I am still picking drywall and paint out of my brand new carpets. We had to ask them to clean multiple stains off of the carpet due to workers entering the home with muddy boots on and walking throughout the house. The carpet itself is not the best quality, but will serve its purpose. The cleanliness of the home during the entire build process was terrible. There was garbage left all around inside the house and outside on the property. Workers left behind their empty soda bottles, McDonald's cups, empty chip bags, ect. We complained more than once during the process and the house was picked up, but only after we complained. I feel the size of the home is appropriate for the price we paid, but the quality of some of the work is not. Our drywall and paint looks rough in multiple places already and spots they "fixed" right before closing are already showing again. The entire house was painted with flat paint and is easily chipped or stained if you touch it at all. The entire house has to be painted all one color...you cannot choose different colors for different rooms. Overall we are pleased with the house and we do feel like our contractors put forth extra effort a few times to help satisfy our expectations. ... More

I would love to have a chance of configuring my house before buying, like a car configurator. With that, I would make better decisions on my purchase. I would like to have a bit more modern options on some details, like tiles - the options are all very 90's... Other than that, a very good experience. Happy with the house.

Been in for less than a month it everything seems to be working great. Sales and building team were honest and straightforward. Would recommend to anyone looking to build in my area.

Steve does a great job but I feel he is understaffed, there is some unfinished items that are mostly wheather related that I hope will be completed by early spring. Steve did respond with other issues in a timely manner. I also think John is a great salesman and is very responsive
