Fast, friendly and sales and working staff very helpful.

I think they rushed through the build and had shotty work in many areas. After closing I was dropped like a led balloon. It has been 2 months since closing andI have yet to have a rough grade or driveway put in while spec homes have been built and finished including grade and driveway long after my closing. Needless to say I am very disappointed.

Everything from the design process to the loan process to closing and the craftsmanship of the home was great.

I normally wouldn’t do a review until everything all the issues that have been identified in the home are complete. The quick response from Pulte title company was great. However, when it came to fixing issues it is a little subpar. After closing over a month in half I am still waiting to close out an item that needs fixing which was identified prior to closing.

Our contractor Nick was so helpful through our process of building our house. Any questions were always answered and he always was there throughout the whole process.

The contract part with Pulte was very smooth, however don’t forget to read the fine print. They have an exclusion which allows them not to pay the property taxes because they aren’t assessed at the time of the closing. Construction. What a nightmare. The subcontractors made multiple mistakes, the job site was filthy and the construction manager and his supervisor are not on top of the construction. The electric box was mounted within 6 inches of the gas line. Living in the home, so many cold areas, question proper insulation. Corner beads throughout the home. Overall, we are extremely happy with our house. However, there have definitely been issues. I won't go into all the detail but we've had small issues with flooring, caulking, a bad smoke detector, a cracked doorknob, a damaged window frame, etc. - you get the idea. In short, I would say that Pulte cares enough that they are willing to fix issues (even though some issues are requiring me to be more persistent) but not enough that they just did it the right way. There was even a snarking email in response to the cracked doorknob calling us out for not calling it out during our walkthrough. Sorry, this is our first time building a house, but not theirs. If we build another house in the future, we will be ridiculously thorough during the walkthrough instead of trusting blindly. I recommend any buyer be that. Both the contractors did a great job with communications. Jeff did an excellent job with explaining us everything. He is easy to reach and communicate with. Quality is great overall. Noticed some minor cracks, but I am confident they can be looked at during the one year review.

Overall, I do like the home itself, but my experience with Pulte was disappointing. The option-selection process lacked transparency, and several important details were either not clearly explained or were outright misrepresented. I was told certain features could not be done, only to later see those same features included in nearby homes. For example, I requested basic wooden steps off the back slider and was told this was not an option, yet a quick-build home next door received them. I was also told a side entry door for the garage was not possible, despite multiple surrounding homes having one. These inconsistencies were frustrating and eroded trust. Additionally, within a week of moving in, a window seal began leaking moisture. When colder weather arrived, the window cracked. Nearly two months later, the issue remains unresolved. While the house itself is nice, the overall experience left me feeling misled. If I had to do this again, I would choose a different builder. ... More

The process of building our house was great. Very accommodating with a few extra things that we wanted. But some of the workmanship was below average. Some things were not level or square and other things if not pointed out would not have been corrected

I had an excellent experience buying my home with Pulte Homes, and I couldn’t be happier with the entire process. The Emerald Woods neighborhood is beautiful, well-designed, and truly feels like home. From the very beginning, my sales representative Leah was outstanding. Overall the experience was slightly above satisfactory. However, there are certain aspects to the process that one might regard as a bit disingenuous. First, the selection process for the lot where the home was to be built. In our case, the open lots were tiered such that one would believe the home to be built next to your home would be somewhat lower than your home giving a different perspective when looking out your main great room windows. Unfortunately, we were wrong in that assumption. What we now have is a perfect view of the side of our neighbors home that now towers over ours. During the selection process of the lot either our communication with the sales rep was not concise or the rep simply did not know how the other properties would align. As a result, we have a beautiful view of a wall. Granted we too share some responsibility here but a better representation of the final outcome of the community as a whole may help future buyers. Another area of consternation was the mortgage process. In this area the company needs to be more transparent. Pulte is not a mortgage lender but rather a mere facilitator of generating a loan to be sold to a third party. While, from a business perspective this is a tremendous asset, the lack of proper communication with a buyer as to why such onerous documentation and vetting is required would be extremely helpful. In our case, had the loan sales rep just informed me up front that the loan was going to be immediately flipped to the third party upon completion and that as result of this sale, a more rigorous process is required in order to facilitate the sale. Had we understood up front that a cash down payment of greater than 60% of the value of the home, having an excellent credit rating and enough liquid assets to pay off the mortgage at any time was not sufficient for a quick approval we would have moved forward with our already approved lender. Instead, the process took on a life of its own. We were required to provide documentation and written responses no other lender ever asked or required. Finally, after digging into the problem and learning that Pulte was a mere conduit for the sale of the loan and not a holder of the loan, it became clear to me what was happening and had Pulte just told us upfront about this we would not have had a bitter thought about the process. Again, unfortunately, this didn’t happen. This resulted in putting folks within Pulte in positions they didn’t otherwise need to be in and us in a hostile frame of mind. However, credit must be given to our Loan Processor, Charlotte, she was exceptional. To the extent possible she gave guidance as to how to proceed and took flak she did not deserve. In retrospect, the Underwriter should have called us instead of, in my view, hiding behind the Loan Processor and having her be the go between. A very poor business practice in my view. All of this was completely unnecessary and could have been dealt with upfront with transparent communication. So, in summary, there are some rough areas to be aware of but there exist many positives that offset some of the issues. ... More

We were able to move into our home within our time constraints. Thank you for that. The quality of the construction was exceptional. We are very pleased with the material and fixtures used. All of our questions and concerns were taken care of promptly and to our satisfaction. It has been a pleasure working with Pulte.

My wife and I decided to make this big decision to build new planning for a home that would help us to live as long as possible in our home as we grow older. From our working with Linda in sales to Ray (construction manager) they both have been very responsive with us from making changes in the design to now that we have moved in to making repairs to the small home issues. We understand that no one can build a perfect house but it’s the support you get after closing on any issues that really shows the quality of the company Pulte. Bought a new Pulte home 25 years ago. The home was a disaster. The front porch pulled away from the house; the quality was terrible, the builders attitude was: if the customer doesn’t know about a problem, do nothing.to fix it. There were no walk-throughs, or customer updates. Pulte today is not the same. It has vastly improved. The quality of the product is excellent; the communication with us was great; the salesperson Charlene was helpful and responsive, the Construction Manager Jeremy was awesome - every concern we expressed was promptly and professionally addressed. The overall experience was great. Some of the building materials installed could have been upgraded.

Our experience was not the best. We felt pushed and also not heard. We know Pulte is not a custom builder however some of the items we inquired about were brushed aside, not properly addressed and/or we were given wrong information. One of the worst parts of the build was the sloppy nature of the contractors as we pointed out SO many things that needed to get fixed. The day of closing we were told that a ticket was opened to correct all and it's been impossible to get a response from the customer care team to handle ALL the things that need to be addressed. Spening over a million dollars on a home and the product we received is not good. The service and follow up is not good from most of the avenues we tried. We did have 2 decent people help the best they could but had to refer us to customer care to handle and it's been SO painful. We are still waiting for answers and will be sure to discuss this widely with the community and beyond if we cannot get a resolve as it's going on 2 months! The images of our home issues are thick - it's sad. Things are too rushed, many of the contractors are so sloppy, and the overall follow up to correct the issues is SOOOO bad. I hope this survey helps and gets someones attention to get these matters resolved. Walking into a brand new home with a huge stain on your carpet that we were told would be fixed only to still be staring at it 2 months later aggrivates me every time I see it. Good finishing home but grading was not done so great

Important qualifier, this is my second time building a home. The first was with another builder for about half the price and slightly smaller home a few years ago. That experience was superior and may have skewed my perspective a bit. My partner was a first time builder, and found the process stressful and was not confident as we moved through. Starting at the beginning, we built the same home as the model. The model was built with a 3 car garage, which was a high want for us. When Pulte laid out the plots, they did not have any large enough for a 3 car garage. Rough start. After that, it felt a bit rushed and seemed like many things did not show up during the selection process, this led us to making a few changes after the fact. FYI they seem to be very resistant to anything outside of their standards. That said, after a bunch of back and forth, we did get what we wanted thanks to pushes from our sales guy and construction manager, who we were pushing. During the construction process, the first phase (foundation and pre-drywall) went pretty seamless. They even did get our last minute changes in there. Credit where due. The second phase is where this thing seemed to get more troublesome. The contractors they use seem not to have much attention to detail and stretch things to the last minute. There was always junk sitting around like bottles and stuff, which happened a little in the first phase too. It wasn't completely ridiculous or disgusting, but again compared to my first build, was noticeable. The attention to detail comes to play with things like drywall cut outs and painting. The construction manager had a ton of patching and painting because of the carelessness of the contractors. It felt like if we weren't there everyday, something would be missed. Ex, they installed our niches in our shower wrong, but I caught it on a visit and they correct. I caught a few significant issues in the basement, mold and water. The end felt very rushed, and even when we moved in, the house still needed a few things done and cleaned, which they did do. This seemed normal to them, but my last build was basically complete a week or two before I closed. We did not expect to move into a house that was not totally done. There is still a smell to this day in one area that will not seem to go away. At the end of the day, we expected a high quality, reputable builder and do not feel that way. Once we moved in, some issues were noticed to include a a clean out with standing water in it and a smell in the house that we cannot figure out where it’s coming from. Have submitted a couple post closing work orders on things and it took much longer than expected to have one resolved, while I’m still waiting on the other to be resolved. Speaking with many of our neighbors they have all had similar issues. For the prices that we paid for the house, you’d think/hope that they would get resolved much sooner or more responsive. I understand we aren’t the only house with issues that need addressed, but the turn around time on the work orders hasn’t been what I would hope it would be/assume for the purchase price of the house. Very organized and transparent experience. Teams coordinated well together and kepT me informed throughout the process

Our builder rep was good - he alone gets 5 stars. The sales rep I would not trust. Pulte does not respond - you will be referred to the sales rep only. These homes are quite basic with the lowest grade material that can pass an inspection. Buyer beware.
