Could of taken more time on the jobs so there wasn't as many things to fix afterwards

Satisfied with overall process. Unfortunately, the closing was rescheduled twice due to completion issues. Difficulty with follow up requests.

In all fairness, we had a concern which was to have possession of the keys by a certain date, Pulte tried its best to relatively get the keys in our hands though not exactly the date expected but close. I expected Pulte to be more responsive to complaints that are being discovered after closing, it's actually a disappointment for me at the moment. I expected better quality work than what was delivered, being an experienced individual myself in the field of construction. Our experience included a lot of ups and downs. We understand lack of craftsmen and loss of personnel had a lot to do with our experience. Responsiveness from our salesman after we signed the purchase agreement was pretty bad. We only received great response time when he needed something signed. Our new building manager and director were awesome, but there are still some items in our home that require attention. The garage isn’t finished, our floors squeak and creak worse than our old house that was over 50 yearly old. Holes were left in the walls, the carpet is unraveling, our stone isn’t complete on the front of the house, the ceiling fan in the master bedroom is a dud we can’t install a fan because the electrical components weren’t installed correctly with the build. We had a gas leak and a water leak due to the craftsmen rushing to complete the job. Our home wasn’t properly cleaned and some cabinet drawers are lopsided and the spacing for the cabinets isn’t consistent. We also have air coming in through the back door and the desk in the Pulte planning center is also lopsided. Make sure everything is done before you close.

This is the second home we built with Pulte. The quality isn't the same and there were minor changes that impacted overall quality and value. Cabinets were made cheaply, front steps are no longer concrete but small TREX steps, porch is barely wide enough to walk, garage is ridiculously small and you need to pay extra to get a larger garage. My third row SUV BARELY fits! Cars are larger nowadays and families have bikes and cars, golf clubs, snow blowers, lawn mowers that need to fit in a typical garage and they don't! This is where the value for what we paid has gone down. Buyers need to be aware that standard options aren't suitable for most families, and you need to upgrade a lot to be comfortable. ... More

Working with Robb was great and he was very helpful throughout the whole building process. He took his time to explain everything to us along the way and was very responsive to questions and concerns. We love our new home. Our experience during the sales process was not good. Jessica was great and so was the salesperson we talked to from the Avon Lake community, but Tom was incredibly rude to us. We almost did not buy a Pulte home because of Tom, but decided to look past his horrible attitude because we wanted the quality of a Pulte home in Avon. While we were deciding if we wanted to buy we had a lot of questions as this was a huge financial decision for us, and he told us we were irritating him. He was sarcastic and short with us regularly and was not pleasant to work with. My guess is he didn’t think we were serious potential buyers, but regardless he was very rude. ... More

The construction process went well. The managers of the job communicate effectively and do a great job of keeping us apprised of what is happening. Things happened as they described. That said, the final product leaves a lot to be desired. The trim carpenters and painters are not very good. Some trim pieces they used were obviously damaged. The final painting of the home needs a ton of rework.

Dustin and Diane were excellent to work with. Many last minute issues were pulled off to make sure we closed. They went above and beyond! Im more disappointed with the quality of painting, title work and cleanliness at the delivery of the property. For the price I paid, I expected way better.

sharing detail plan would be helpful, if you let the owner make some minor changes will be very helpful. for example some of my bedroom doesn't have two outlet on wall where bed is going instead they put two outlets under windows , some of the outlet is completely out of place. my master bath faucets i requested to change to a more convenient place instead they kept it very far. craftsmanship in paint is very poor also drywall job is very poor lots of wall are not straight

If Pulte would take just a few extra weeks to finish a home it would make a world of difference. Pulte wants their money without regard to the large amount of money buyers are putting down for their homes. Unfortunately everything is driven by closing a certain number of homes every month so the last two weeks are crazy time as they rush to complete jobs. The trades are under pressure to get their respective jobs done so they rush to complete at the expense of quality.

I wrote you an honest review earlier today and you replied saying it does not meet your standards. Because you didn’t like it. So why bother to ask me to write another review? Do you really think my opinion has changed in the last few hours? As I said in the first review, the best thing I can say about Pulte’s Lakes of Orange is that they have a fantastic Field Manager who is responsive and actually cares about the residents and treats them with respect.

Finished product is liveable, but not what we expected for the price. Selections were VERY limited. Communication with the construction crew was limited and at times nonresponsive. Post-closing communication has been much better - seems like the builder is very anxious to deliver what was promised.

As far as an overall experience, the actual purchase part before the build was problematic. We were sold a spec house that we could customize which we did however, after all the selections were made, etc, and submitted, weeks later we were required to select a different elevation due to limitations within our selections. We were basically forced to select a different elevation that was not our first, or second choice however, still nice. This pushed out our close date even further than the initial close pushing us into the new school year which was not desirable. The build process was very good. We worked with our building managers who realized our need to expedite the build as quickly as possible without sacrificing quality. Fast forward to the close and living in the home, the quality of materials and workmanship is not quite what I would have expected from a home in this price range. Doors are quite thin, cement work is questionable. The fit of the windows, specifically with the screens is very poor on every window. The screens are so ill fitting, they leave gaps open to the outside allowing insects to enter. The finish of any painted wood is very rough as if it was spray painted without being sanded at all. Door hinges were loose in some situations. As I stated, working with the building managers, Tom and Rob was great. With the initial sale, planning, materials that were used and general workmanship and quality, especially with the cost of our home one would have expected the better quality. ... More

Buying our dream home was supposed to be a joyful journey, but it turned into a stressful rollercoaster ride. Our experience, riddled with ups and downs, left us feeling both disappointed and hopeful. From the outset, our initial excitement was dampened by a less-than-ideal interaction with our salesperson. Their lack of transparency and communication left us feeling like we were in the dark throughout the process. It was a stark contrast to our expectations, and we found ourselves questioning our decision. In fact we would question his character as many things he said turned out to be false. However, amidst the turmoil, a ray of hope emerged in the form of our construction managers. Their dedication and professionalism shone brightly, helping to alleviate some of our concerns. Their attention to detail and willingness to address our concerns gave us a glimmer of hope that our dream home might yet be realized. We find ourselves hoping for the best. Robb and Garrett were very responsive and very helpful. We would recommend both of them. Corey was misleading and frustrating. We would not recommend Corey. Overall we are happy with the purchase. We still have open items after our purchase.

My home was completed in about 7 months and looking at the details it shows. My floors are covered with white trim paint, paint on walls missed, glass window put in with scratches all over it, outlets put in 1 CM from the corner (why would you do that?), missing towel rack in our shower we "upgraded", door frame not painted. The attention to detail is just not what I would expect.

I’m extremely upset not finishing work after I moved like my laundry room should be gas point for my dryer I have numerous email phone call text but up to date I’m without dryer construction manager Ryan not helpful at all my flooring needs to fix over a month nothing done broken fence that’s before I moved in and numbers of promises still not been done I would not recommend to my friend or family I really had bad experiences with construction manager I’m very upset Thank you

The quality of home was average. There were a lot of issue in the new home. There are patches of spike obvious throughout the house. Nails popping out from the carpet hurting everyone in the home who is not wearing shoes. Paint is missing on some patches. All electric sockets and switches are crooked. no privacy lock in any bedroom except the master one. Curtain rod and towel rod missing in the full bath. Unremovable lump of glue on the wooden floor. scratches, marks and chemical stains on walls. Poor usage of extra space.

There are a few minor and relatively low cost things that Pulte could do that would greatly increase the quality and experience of the home. The overall build quality is as expected though.

Walls are very delicate. My Kitchen Grantee joints already started gaps.

Chuck and jack are great! The process for getting things done is cumbersome and always an excuse. Too busy, vacation, trades, etc. The workmanship and HVAC balancing have been a challenge.
