Pulte has great home designs and floor plans. Staff were very attentive to our needs and answered lots of questions/concerns along the way. Now we have been in our home for 2 months, craftsman ship of the drywall and painters is mediocre at best.. very hit and miss.

We love our house, but we feel like some of the work was sub-par. For instance, the paint isn't precise in some areas, the trim boards have some gaps, and some outlets keep tripping the breaker from just using the vacuum. Also, for the price we paid, I feel like the finishes should be a little bit higher grade than what we got.

Any repairs needed are taken care of.

I am living in this home for almost 2 months. I love the home and Pulte built the way it was promised. I have only one comment to make. The walls of home are not insulated enough one can hear what's going on in that room. Example: when someone use the bathroom in the 2nd floor, other can clearly hear from the 1st floor. I am not sure how I can fix that now? I would Pulte seriously take this matter and fix it in future homes

Overall, we are very pleased with the quality of our new home, although at the price we paid I puke have expected even higher end finishes. The building process went very smoothly. My only real criticism is post sale. The building supervisor had told us in our walkthroughs that the sod line (seed in the back and sides) would extend to the front of the house but it stops at the front of the garage. Now that they have our money, he says it was laid correctly. Not much we can do about it since we don’t have witnesses to what we were told verbally. I’m not sure they are in any hurry to replace our range hood or get our shutters installed. ... More

Shop around before deciding to buy with Pulte. This will give you a better understanding of Value for your money. Take advantage of periodic meetings with the Field Manager such as the pre-drywall walk through so you have an idea of what goes into your home

1. The overall design and "flow" of the home are very nice. The master bathroom and kitchen are two areas that rate five stars! 2. The Construction Superintendent was (and continues to be) very responsive and easy to work with. He definitely rates five stars. 3. The customer service/warranty dept. has been very responsive as well. 4. In hindsight, we should have been provided with a complete list of available standard (and custom) options. For example, the electrical service panel is rated for 150 Amps; it is very common today to build a new home with a 200 Amp panel. Because we needed more power for a home workshop, we had to hire the electrical contractor to add a sub-panel-totally at our expense. The plan for the workshop were discussed quite often with the builder, but not once was the panel rating brought up. That certainly should have been handled better. 5. There are quite a few issues (mostly minor) that need to be addressed that it seems could have been avoided with more attention to detail. ... More

It is a good house, but they can make more better with the same cost.

We love our home. Our concerns along the way were not always received how we would have liked from the sales agent. We caught errors in the building process, that created delays. We were surprised by the lack of upgrades at this price point.

If you are getting an offer and would like to take a day or two to get back, get a written confirmation on the offer lock to get it, else you might loose thousands of dollars overnight like I did.

I did not purchase from the beginning, therefore my home was already designed and in the building process before I began. Overall the floorplan and location were great, the initial contacts for purchase were amazing. Construction and Financing individuals made the appropriate statements as questions were asked to help along the process. Financing became tedious the closer we got to closing and ended up pushing back my closing date, which in conversations with neighbors, seemed to be a pattern. Construction made many comments to reach out with any questions, only to push those questions off once things were official. Warranty response has been very good to get things fixed in a timely manner once things were discovered. The housing market is in a crazy space at the moment and prices are not in the buyer's favor, so to have any concerns with the amount of money being spent is frustrating. Pulte has come through in the end thus far in my experience. These surveys are pushed out quickly, and it makes me leery as to utilize my perspective with such a short amount of time in the property but I am hopeful that things will continue on the positive path with my Pulte experience! ... Team as been slow on resolving punch list issues. Need greater urgency from team to own and resolve issues.

We love the design and location of our home! It is perfectly situated and has everything that we need close by. We've had to work with Customer Service on a weekly basis to get issues that were either constructed poorly or not working resolved. We still have on-going issues 2 months after moving in, but Pulte's Chris S. has been very attentive. That said, it's required at least one of us to be home to oversee and communicate this work for 7-9 days Monday-Friday. Some of the issues we've faced include: window reinstall (they originally placed the wrong one), wet drywall removal (wet surfaces appeared and never resolved), air conditioning outdoor coil needed cleaned from construction mud and dirt; air conditioning bypass replacement; new front door (crack in window seal--still not completed), deck trex replacement (still not completed), and re-mudded corner in our bump out (corner was framed further than wall, which they can't fix now except to make it less obvious), and high humidity in the home. more focus in the finish will be much better such Paint for example. the exterior work need more planning and organizations.

Great floor plan which is why we chose Pulte. Felt like upgrades were many and expensive, so beware what initial cost is. I can’t imagine anyone going with the base price they offer. The offered incentive was 5k off closing costs if we mortgaged through Pulte. It was the worst mistake we’ve ever made. With our credit rating of 840 and only needing to borrow 90k for our 525k home, we still weren’t approved within 2 weeks of closing. SO STRESSFUL ! We then went with a local bank who had us approved in 2 days, but we obviously had to give up the 5k incentive. Home build quality is good. Post closure issues needs to be addressed quickly. Visiting vendor should be very polite with the home owners ( I have had a bad experience with the NWR electrician at AMS)

Not great! These builders are cookie cutting builders , they do not value customer experience and overall workmanship is not great.. However customer service is good though.

Too bureaucratic and some shoddy craftsmanship.

Should have pass on more knowledge to first time buyers of new home , Customize flexibility of options and bath shower and pipe insulation , so much of insulation wastage in trash could have been used for this , Buyer coordination while lawn sod job being done, Final grading before SOD was not done and laid over rocks and uneven surface, have dead spots in lawn

We enjoyed working with Dana throughout the buying experience. Overall, we feel comfortable and are pleased with our home. Pros: 1. Pulte has some lovely standard options so that you do not have to upgrade everything. Their floor plans are great! 2. Great communication from Ben, Brian, and Dana on the building side. Our questions were addressed along the way. There were no hidden surprises. 3. The bonus incentives before purchasing were helpful. 4. Love the Moen products which come standard. 5. All important documents were explained and we felt very comfortable with the building process. Cons: 1. Many items needed attention right up to close from drawers and cabinets that were crooked, windows too tight to open, to paint mistakes, exhaust fan making a weird noise,and a few more. Not major items but Pulte needs to SLOW down. Put things in correctly the FIRST time. 2. Poor communication and delays on sod. Half the sod was dead and brown. Two weeks later, they had to pull it up. Again, SLOW down… be mindful. 3. After closing: Well, communication is more challenging. There is only one guy who oversees “ fixing” errors you catch afterwards, and that takes a while. But if Pulte double checked their work pre close, this could be avoided. Lastly, Nottingham Trace is a beautiful community. Love the clubhouse and walking path. The biggest drawback is the very restrictive HOA. You have to petition for so many things. I hope that can change. As long as people keep the area nice, we should not be so restrictive. It takes a long time to apply and get approval. When the stain of our woodwork did not match what was selected in the design studio, the construction project manager worked with us to remedy the situation. The warranty to remedy other construction issues is helpful as we continue to identify things that need addressed (door knob fell off closet door, drywall issues, etc.)

We had a great experience with our sales rep Mandi. She is phenomenal! We also really liked and trusted our construction manager. However, there were a bunch of items right before we closed that still are not completed after 6 weeks of being in the home. It's quite frustrating that everything has to be handled via email when the construction manager or customer service rep could easily stop by our home and help address the concerns.

Each time I reached out with concerns or issues, pulte customer service team was prompt in their response. They acknowledged my emails and calls quickly, which I appreciated. There were noticeable imperfections with the finishing touches, such as paint splatters on fixtures and inconsistent grout lines in the tiling, which detracted from the overall aesthetics of the home. Some of the materials used seem to be of lower quality than what was promised. Construction Manager Tim has been proactive in addressing and resolving the issues I've raised.

Overall, we love our new home! However, the process of getting there was stressful one. There were four different construction managers assigned to our neighborhood throughout our build process. Karl transitioned out partway through, but he was great while he was here! Ken is very friendly to work with, but wasn’t great about responding to communication or getting much real work done. Liam seemed competent although not particularly friendly. We felt a bit rushed at our final walk-through. We gave the team over a week to get some final punch items complete, and the night before closing nothing had even been started. Our sales manager, Chris was very responsive and helped us keep the construction managers accountable. However, we were frustrated by some of the information we were told at contract signing that changed along the way. We always expected the timeline would be delayed from what we were quoted, but we did not expect it to take a full 40% longer than anticipated. If you look closely, there are quite a few uneven things in the home. But if you look past that, it’s a beautiful home, and we’re excited to be here. ... More
