Overall the home buying experience was good. The structural, design sessions and the overall timeline for the new construction were good. The construction took less time compared to the timelines provided by other builders. We had few concerns related to structure and elevation related items during and after the construction. The structural one was addressed quickly and the other one is yet to be addressed. Though it is new construction, I would recommend buyers inspect the home thoroughly during the construction to get issues fixed before it is too late.

Pulte builds a house with high quality finishings but what is behind those finishings leaves something to be desired. We have lived in our home for 2 months and we already have some visible water leaking issues. I am worried that we will find years down the road water issues that are invisible until it is too late. Also, while nail pops are a normal issue for a new home, I have never experienced them to this level before. Just check in often and take LOTS of pictures

If you chose Pulte you just need to make sure you check in almost daily. Take pictures of defective or incorrect work for documentation, also take pictures of where your plumbing is in the whole house so it is less likely to hit a pipe down the road. Make sure you check that the options you paid for are actually getting installed.

We began looking in September and closed in late November. The buying portion of the experience was genuinely pleasant. Our sales representative, Sam, was fantastic—knowledgeable, responsive, and easy to work with—and our realtor was also excellent. The location of the condo is perfect, and we love the floor plan and layout. The issues began after construction and at move-in. We completed a walkthrough prior to closing and identified multiple items that needed attention. None of those issues were resolved before we took possession of the home. It was tough to get a final move in close date. We were given 3 different dates that cost us 3K in rentals. Because we rushed the final close date (we found out at 3 PM that were were closing the next day), the house was not cleaned. There was paint on the floor, lots of drywall dings, and other issues we didn't think we'd have with a brand new home. We didn't get any followup until we pressured our main builder contact. Was cleaned up after two months of being in the house. The air in the loft is still not working, we have one drawer and blind that is unusable in the kitchen.

Closing date was moved two different occasions. July 21 to August 28 and then to September 28. Issues that were brought to light weeks before closing have still not been addressed or resolved. Customer care only sends emails, no phone correspondence.

This home building experience has been the least enjoyable of the last 3 I have been through. Quality control and workmanship were horrible and 6+ weeks later, I’m still dealing with all of the issues upon move in. I had to have a meeting with the Customer Care Specialist yesterday to go through the laundry list of punch list items yet to be addressed. This takes time out of my busy work schedule. Working with the Field Manager was great. I think the quality of workmanship is not so great. I feel the home was completed as quickly as possible. They did not take the time to do the trim work. Nail holes are sticking out or rough. Had to seal my own grout behind the stove and master shower. We were told they use good insulation, but the home has a chill to it. Overall we love the home and the layout is great.

We had a great experience. However, there are a lot of finishes overlooked or rushed. We haven’t been in the house 2 months and we already have along list of issues. There needs to be a person who only works with new home owners for the first few month after close. After close, the project lead is done and customer care isn’t super responsive.

You can definitely tell there is a labor shortage, as some of the work completed on our home could have been done better by us. We closed with some issues identified and documented for resolution, and over a month later, they are not resolved. With some of the materials and craftsmanship, we just can’t believe that’s what you get for the price paid.

Building Experiance has room for improvement

The building experience was over all satisfactory. The most challenging issue was the outside landscaping, particularly the sod placement. It took 6 weeks after closing to get sod laid. Problem seemed to be the supplier did not have irrigation and could not provide a quality product. We are still battling getting the green space next to our home cleaned up and grass seed planted by the HOA. Weeds and bare spots still linger. The performance of the service department was the best part of the process. We’ve had positive response to issues after we moved in and found various flaws.

Nottingham Trace - Mixed experience

Our experience with Pulte in Nottingham Trace was mixed. The home turned out ok but we had to keep reminding them of issues. It was a couple of weeks late which we were able to work around. We were given dates for some things that then never happened when they said. Took over 8 weeks after we closed and moved in to get the yard cleaned up and sod down. Overall the quality could be better for as much as we paid.

Loan process

The loan processors Abiel and Conor were horrible! They never responded to emails nor pick up calls. They made it sound like, we wouldnt be able to get a loan. They only started being nice after l contacted another loan company. This was the most stressful moment of the whole process!
