If you are getting an offer and would like to take a day or two to get back, get a written confirmation on the offer lock to get it, else you might loose thousands of dollars overnight like I did.

We love the design and location of our home! It is perfectly situated and has everything that we need close by. We've had to work with Customer Service on a weekly basis to get issues that were either constructed poorly or not working resolved. We still have on-going issues 2 months after moving in, but Pulte's Chris S. has been very attentive. That said, it's required at least one of us to be home to oversee and communicate this work for 7-9 days Monday-Friday. Overall, we love our new home! However, the process of getting there was stressful one. There were four different construction managers assigned to our neighborhood throughout our build process. Karl transitioned out partway through, but he was great while he was here! Ken is very friendly to work with, but wasn’t great about responding to communication or getting much real work done. Closed on house on time which I appreciate but there are a few key construction issues that were missing before and after closing that I wished they were addressed without me needing to find them and ask for them to be addressed and wait for response and follow up on fix

Good deal for the overall homeowner in terms of plot to build construction experience. Not great in terms of pressing communication channels, we had a tough time getting mortgage setup and that was a very stressful and bad experience as we were constantly being asked zillions of unnecessary paperwork which wasn’t really needed to prove intention of mortgage purchase. But overall credits were given towards closing which was much appreciated.

This is our 4th new build and 2nd Pulte home. Overall the experience has been easy, adaptable and well documented with good communication. Within reason, several small adjustments were permitted to their floor plans. Granted that the world is a different place in 2022 and supply chain issues plague everyone, but Pulte has been able to acquire all material for the build. Am still waiting on an appliance but that is out of their control. That being said, they have not been very communicative with me about estimated time of arrival though. Overall, it was a decent experience. Mistakes were made, and we had to catch some of them ourselves. So, it is not a worry-free or hands-off building process. You do need to stay more engaged and provide more oversight than I had anticipated. Some communications can get dropped or take several days to get a response. So, be prepared to wait or do several follow-ups. Other than that, things turned out fine and there are no major issues with the house at this point.

Lumber used in framing was not great. Presented challenges for drywallers. The construction manager was a pleasure to work with though some communications could have been a tad better. Overall, we really love our new home and understand the current conditions in the area for lining up subcontractors.

I had a great experience through the home buying process, however after closing the experience left much to be desired. None of the walk through items were completed prior to closing. I had to drive through a snowstorm to get to closing as they did not move, only to get to a dirty house with none of the punch list items completed. It has also been a bumpy process getting things done on the punch list and for new pop up items. Very easy process and very helpful guiding me through this whole new experience. Everyone is very friendly and knowledgeable. There were ups and downs with the building of my home. Pulte was very quick to respond to my concerns. My home was being built during COVID so things were always on back order and very hard to get supplies. I am satisfied with most Pulte has done. The after part needs some help. We have had some plumbing issues that are not emergency’s. Reached out to Pulte to see about getting repairs now so the issue does not get worse. It has been 2 weeks and have not heard back. Not sure if their customer service team is backed up. Either way they need to do better here.

Overall the home buying experience was good. The structural, design sessions and the overall timeline for the new construction were good. The construction took less time compared to the timelines provided by other builders. We had few concerns related to structure and elevation related items during and after the construction. The structural one was addressed quickly and the other one is yet to be addressed. Though it is new construction, I would recommend buyers inspect the home thoroughly during the construction to get issues fixed before it is too late.

Just check in often and take LOTS of pictures

If you chose Pulte you just need to make sure you check in almost daily. Take pictures of defective or incorrect work for documentation, also take pictures of where your plumbing is in the whole house so it is less likely to hit a pipe down the road. Make sure you check that the options you paid for are actually getting installed.

I really like the home but the communication from the field team completely stopped at closing. Driveway and yard are still a work in progress due to weather but I only know something is going to happen when someone shows up knocking at the door. A heads up seems like it should be in order ‘hey, don’t drive on the concrete for x days’ versus it just being poured, roped off, and no discussion.
